I was a construction engineer in the Navy and the politics are ridiculous and very challenging for black women. I still work for the govt 28 years in and I rehab properties on the side, 15 years in. I am forever learning in this fast paced industry. It’s a tough job but the reward is worth it! Now I want to do new developments and be my own GC. I’m nervous but I’m excited to branch out to something different.
I am an African American woman in California, I am a developer and a Contractor. There's benefits to being a Contractor so I have to disagree with you on your outlook about Contractors it wasn't very nice. However I understand by you not having that license you really wouldn't understand the high level of education and training required to even obtain it from the licensing board. However I do know how to build, I am a developer of multi-family residential and understand everything you are saying. Its tough as an African American Woman but I really enjoy what I do and all the blessing that come with it. I fight through the issues to get to the results! There are more of us that look like you out here and capable. Good luck and God Bless.

I recommend looking into private equity financing as an option if you are struggling with securing capital through traditional financing avenues. You might be able to find contacts through your local chambers of commerce (if you aren't already a member). The last 3 deals I financed were clients I connected with through this venue.
Not at all, I'm brand new and building a duplex. Look into small community banks and get a construction to permanent loan

China does not own the majority of the U S A farmland. Although they own some acres the Canadian owns way more. Bill Gates does own more than China and it's not to preserve the land.. This sister gave some really good nuggets touched on a lot. I love how she even talked about manufactured housing. Great industry to build. Owning the land is key. I helped manage 22 communities over 8000 spaces. . Everything she talked about is key. She will have massive success.

I love her energy. She's not only knowledgeable but humble too ! I had an experience like this years ago in California . I didn't know what I was doing,, nor did I have any help or experience. When I tried getting help, they got the deal away from me. I was booted out!

In many cases, developers need to build relationships with local politicians and community leaders to secure support and approvals for their projects. This can involve everything from zoning changes and permits to access to public funding and incentives. In such environments, having someone vouch for you can make a significant difference in your ability to succeed in the development world.

I have a great need to gain funding/financing to purchase Farm Land. I'm serious. Interesting I heard our people should be buying Farm land-I'M WITH IT!! I'm a Veteran as well and I want to gain a Farm grant to by and facilitate an entire program along with it for Black Veteran Farmers. There's a bit of a market for it. Just need that funding and I want to use my business credit to do it. But everyone has these upfront criteria's for funding and I'm a For Profit, BUT may have a willing fiscal sponsor as a 501c3. I'm thinking USDA. Just need the right direction and path to traverse here. There's a piece of land now I'm looking at that needs soil testing.

Queen Latiffah so called affordable housing??? IS NOT REALLY AFFORDABLE for average families, especially black families, the rents start at 15 hundred per month, this isn't affordable housing
Affordable housing is not low income housing. It’s based on the AMI (area median income) of the area. I did a quick search and there are some units for those making less than 80% of the cities median income so affordability was part of the project. Idk what an average black family makes there but I would be careful of using that as the measuring stick

Really anyone who is labeled as a minority. They may list and make it seem like they live there for the mandatory amount of years they are to live there, but they rent it out to someone else. It's been going on for a very long time.
