Hi Nick Another excellent video .. All the information is there that would make one search relevant. I have been to Portugal twice , once to Lisbon and another to the Algarve a long time ago. After trying retirement in Spain , I have given up that idea and feel more inclined to move to Portugal hopefully by the end of the year..

One thing I never get a way around is how we find out pet friendly longterm rentals, the filters in real estate sites don’t give that option as far as I’ve seen. Yet, many thanks Nick for all the tips.

Thanks for the video Nick! I was under the impression that the time required to stay in Portugal for the D7 visa was 180 days. Why is a lease required for a year then?
Hi Michael, in order to apply for the D7 visa you need to show proof of address in Portugal. Once you have the D7 visa you can’t exceed the maximum number of days outside Portugal (183 days in a calendar year). Nice and very useful video, as always. I have a question… looking at some properties seems that 90% of them don’t have radiators or other heating systems. Is winter really that warm in Algarve?
Hi Luca, no... even though it's not that long (normally 4 months or so) winter is not that warm here in the Algarve and you should definitely look at heating wherever you're going to live. It's a problem.

I arrived in winter in Cairo and had the same issues. It’s a good chunk of money that I didn’t budget for and the algarve has similar climate. When I move to Portugal I will budget for it or look for a place with heating. Nothing worse than cold marble floors when you wake up in winter
Nick, where can I find information regarding rights and obligations of landlords? I consider buying an appartment in Lagos an rent it out for some time before moving to Portugal.

have lived in USA for most of my life, but i was born in Portugal (Algarve) my parents immigrated in the 50's when i was 5 years old have never been back planning to go see the place i was born and where my parents and grandparents lived (na horta outside Faro) maybe i will retire there, the only thing i have is a copy of my Portuguese Birth certificate wonder what other docs. i would need?
Just a passport and ticket to fly back
When you get to Portugal look for a place to stay
Your Portuguese you don’t have to do anything
You can get your EU card at your nearest consulate or take care of that in Portugal
I'd have a chat with the consulate first about either getting a Schengen visa or how to obtain your Portuguese passport. Let me know if you get stuck, I could refer you to a good immigration lawyer. Good luck Bongo.

Fortunately Bongo, you just need to come to Portugal and establish your residency. I know someone who was able to do it (with her Portuguese birth certificate) within a day or two. You’ll get all the docs you need with that. Congratulations! Parabéns!

Can the D7's "Proof of Accommodation" be fulfilled by owning some land?
I have a motorhome there that I can register in Portugal, once I had the residency. I'd live in the motorhome and build a tiny house on the land.

I'd suggest you check with my lawyer, but I doubt it. If there is no habitable building license on the land...

I want to buy but I need a mortgage so I'll need to rent first because no way will I qualify with this house payment I have now. Its daunting for sure with the D7 requiring a 12 mo lease, but who knows - by the time I'm ready to retire, I'm hoping that a 12 mo lease will no longer be required and they will accept consecutive Airbnb or hotel stays for 6 mo.
Anything is possible in the future, but I don't see them relaxing those rules... Who knows though.
We got crazy lucky with our 12 month lease by looking on Facebook marketplace.

Nick it might have helped had you discussed ballpark rental figures instead of spending so much time going over old ground. It would also be helpful if you gave us some indication of day-to-day expenses, your monthly fuel and council tax bills for those who either wish to relocate on the state pension or who don't have much income beyond that.

@@AlgarveAddicts There was a lot of repetiton though Nick, including the areas of the Algarve and the property sites, but I'll be honest with you and it's not mainly to do with you as a person (you do your job extraordinarily well). In my area there are a few Portuguese nationals who have come to the UK for work, so I'm thinking the economy there can't be so hot. I had a few lessons from a guy and the language is not as easy to learn as Spanish, in which I am fluent. Your video on how expensive it is to run a car is another blow as I don't wish to mix with Albufeira lager louts and do want to get off the beaten track. To cut a long story story short: I do like your videos and I apologize for my cantankerousness, but I am seriously considering Argentina as an alternative retirement destination and maybe my frustration at realizing I'm being priced out of the Algarve is beginning to show.
