    This is a good strategy, clearly its market specific. 1- yes, there is a shortage of inventory 2- not yet seeing enough multiple offers to get buyers to jump not to mention interest rate fright.
    Maybe, I can taylor this strategy to my market wish list......

    My biggest struggle is converting client to sign the agreement. How should my second, third, fourth conversation be structured to get clients to sign?

      First. They are not your client UNTIL they sign the agreement
      Second. Please do not pressure CUSTOMERS. You must offer FREE, pressure-less interactions.
      Noone, especially nowadays is eager to be contractually obligated to sign with anyone.

    How do you protect yourself on the compensation side? Do you have the potential seller that you've brought a buyer sign in agreement with you before the buyer and seller meet?

      In my market, we have a one time showing agreement where you can get your commission in writing. You would negotiate the fee with the seller.

    Maybe I’m missing something but wouldn’t this only work if someone following you was looking to buy a house? I don’t see how that would work unless a large percentage of ur following was looking for a home

    Hey Brandon for your FSBO scripts in your book do you still recommend doing the 1.0 script for 30-60 days first ?
    What would I say if I actually booked an appointment and previewed their house? That seems like the only thing I’m doing for the 1.0 script

      In your offer for your buyers you write in your compensation in the additional terms. I do it all the time with off market land for builders

      Example: this offer is contingent upon Century 21 North East being compensated a 2.5% commission for bringing the interested buyer to your house.

    Hi, can you shed light as to how you provide the list? ie. with addresses or just general details only until buyer signs on with a Buyer agency agreement or perhaps you suggest the "information without obligation" approach in hopes of showing your value so they feel comfortable to sign on as a client.

    Awesome to see this put into a "system"! The video clicked for me, because I realized I was already starting to get some of the pieces for this using your "Bullseye Prospecting" strategy. I'd get a lot of "We might be looking to sell if we could find X, but the way the market is I don't see that happening"
    Would love to know what tools you use to keep everything organized

    I'm building my path as a real estate agent in a country where this job actually doesn't exist or at least is not regulated, I'm from Guanacaste, Costa Rica. I tried to generate a lead yet the owner estimated the price of the property at $380 x sq.mt yet the market suggests the price is around $90 x sq.mt. A colleague advised to try to get the listing agreement to see if an offer is received, no matter if the listing price wouldn't be competitive. Is it okay to reject a lead in that scenario? Is it okay to let it go even if the owner doesn't want to consider adjusting the price to something more realistic??

    Or just fill out the agency form only if they want to put an offer in on a home?

    I'm sure this will work in other people's markets. We have 3 builders flooding us with houses here. Homes are selling for around 90% of list price and sitting on the market for monts. I get the concept though and think I can tweak it a bit t work. Thank you!

    Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

      Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      Due to my demanding job, I lack the time to thoroughly assess my investments and analyze individual stocks. Consequently, for the past seven years, I have enlisted the services of a fiduciary who actively manages my portfolio to adapt to the current market conditions. This strategy has allowed me to navigate the financial landscape successfully, making informed decisions on when to buy and sell. Perhaps you should consider a similar approach.

    Being a realtor is a dying profession! Buyers agents are down to 1% and sellers agents are next to fall to just a flat listing fee of $1,200.

      Nobody is taking on that liability for $1,200 😂
      Plenty of lawsuits coming soon from buyers that got screwed over by the listing agent & sellers. Subagency (buyers agent) was created for a reason.

      $499 flat fee been around forever, low BBC has been around forever too. FSBO for free has been around forever. General public doesn’t realize nothing will change. All the things they speak of are and have been in place already forever.

      Spoke with a fsbo today who is about to put his listing on the MLS for a $75 flat fee, give out 2% to a buyer agent, and somehow I provided enough value over the phone to set an appointment. I hope people keep thinking that being a realtor is a dying profession. More market share for the realtors who actually strive in this business.
