      Does Phil get a commission? I would imagine there are lots of real estate agents around the country working behind the scenes that he reps for this show. His pay comes from the program. Or am I wrong? I know he is an agent but not for the whole British isles.

      @@_luckicharms It WOULD be very interesting to know where they are today. I'm one of those people who will cut and run at the first sign of disaster (at the first red flag. And they can be small things that belie larger problems. Icebergs!). I will cut off my nose to spite my face if I think that something/someone is bad for me: I will take a scalpel and cut that element OUT of my life. Thus, I've avoided massive messes in my life. So... I am with you on the warning signs!
      I would also like to think that this guy will come to his senses because they COULD have a fabulous life. One can always dream.

    I don't understand the negativity directed towards the young couple, Adam seemed to have accepted towards the end that he was behaving in an untenable and unrealistic manner and the girl was cool, open minded. I'm happy for them that they managed to find their first home together and hope they enjoy it.

    I knew Adam at university. He's a good guy trust me. A bit of editing, and a bit of huffing and puffing from kirsty, and they've formed a narrative about this guy which is totally wrong. Its his money, he was obviously on a small salary at 23 or 24 - who wasn't? And who hasn't grown since that age? Lets just be gentle with people. He's trying to make the right choice and struggled to make the leap to something not perfect. By now no doubt he has 4 times the income, has sold and bought at least once and is still a good guy at heart. Good luck to you!

    I lived in Pollokshield while attending Strath Uni and loved it. My 2 bed 2 bath was well appointed and I outfitted for under 1500. sterling. Many Busses pass by and get to Glasgow Town Centre in under 15mns or less.

    Location is key to home buying! You can have a beautiful mansion but if it’s located in a sketchy hood🫤then your mansion doesn’t feel worth it if you can’t feel safe! Location is important when it comes to job opportunities, good educational schools, calm relatively peaceful neighbors, clean manicured lawns at other homes around you cuz then you know that everyone works to maintain their properties! You always want to be in a good safe location cuz you can change a house but not it’s location!

      Where was her father? What? She was a grown adult woman. Nobody was forcing her to live with her boyfriend. It was his money buying the flat, his credit, his name on the mortgage, ultimately his financial responsibility. Obviously she'd be paying rent if she was living elsewhere. If she was fine to live with her boyfriend and a roommate, that was her CHOICE. Maybe she'd have had more say had she contributed to the purchase/down payment but it was only Adam's money.

    John and Emma have downright angered me with their misrepresentation. The weeping etc. now look to be just part of the deception, along the lines of 'let's put these poor property hunters through the mill, up against an impossible set of requirements, and pitch hysterical fits if they don't find it for us.' When all the while they could, and did, pay up for what they and Lily would consider satisfactory.

    The couple only has a 3 year old and complaining about the house size. They told Phil their budget was 359k, that new build was 395k and that was too expensive. No, I think your a snob and want to be in the posh neighborhood. Wonder where this couple is now and if they were able to keep that house. They went 120k over budget. As for the younger guy about to move in with his girlfriend and still wants a roommate. If she was going to help with the mortgage. They don't need a roommate. Bet these places are double the value in 2023.

    If the second couple bought a new-build, still owned by the builder, the builder may have financed it himself, with a bought down mortgage rate, allowing them to afford much more house.

    I also don't understand why Adam wants a third person. If they can get that 135k flat (the first one) for 200k, which is quite a bit over, the payments are around 1,000. Split between him and his girlfriend, that is only 500 each. That seems more than reasonable.

      He may be concerned that he won’t be able to pay the mortgage and upkeep. Perhaps the lodger is not a definite, but something he can keep up his sleeve if times get hard. That seems perfectly logical and it is what my husband and I did when looking for a flat in London. We chose somewhere, where if it became a financial necessity, we could take in a lodger.

It must be quite daunting especially in the UK where owning any property is a sign of life success, the sole source of security and happiness etc etc.

    One "trick" realtors sometimes use when nothing is working, is to show people a property over their stated budget that is highly desirable - and see if they'll rise to the occasion. Often, what the buyers are looking for is out of the running, due to the too-cheap budgets they've saddled the realtors with. Shown their "dream home" however, they may well pony up the difference.

      Estate Agents in the UK don't usually represent the buyer, unlike in this TV programme. The hunting is usually left to the individuals - possibly something we could do better? Though the commission would need to be deductible from Stamp Duty (transaction tax).

    It’s not just unbelievable that he has supposedly seen 500 properties in 10 months I don’t even think it’s mathematically possible. He has seen 50 properties each and every month for the last 10 months? That’s 12.5 properties every single week. uhhhhh no.

Also, keep in mind, he wasn't looking at houses. He was looking at flats, so more would be available in terms of area and especially since this was at the housing boom. More houses were probably on sale at the time because many people wanted to cash in and move on up on the property ladder, especially, again, given the fact that he was looking at flats and not houses.

    _Today, a record number of Americanos can't afford rent and they may think they've got it bad on their side of the Atlantic, but spare a thought for the little island on the other side of that great ocean. A land of black taxis, red buses, stiff upper lips, and corrupt property factors. What is a "property factor", I hear you Americanos ask. Well, a property factor is a private company which is supposed to take care of the maintenance of private homes or apartments in a neighborhood, and they do this by employing plumbers and electricians and cleaning companies, etc. That is, a property factor is a "bridge" between homeowners/tenants and the actual people who carry out the actual maintenance. In return, the homeowners/tenants pay the property factors (a.k.a. residential factors) a fee (perhaps monthly, and perhaps other fees as well, as is deemed necessary by the factor themselves.) But this is where the trouble (for the homeowners/tenants) starts. When they the sign the Deed which (among other things) says that they will pay a collective fee to the property factor, the ability to choose whether or not they wish to pay is essentially and legally taken away from them. It's like collective punishment. They may own their own home and may not want to be burdened by the maintenance of common areas in an apartment (for the SIMPLE reason that they don't live in an apartment!), but their hands are tied -- they signed the Deed (without doing so they'd not have been able to own their own home in the first place) and they are now at the mercy of the property factor who (if they are dishonest, and in most cases in this country, they ARE) can inflate charges, and bully and threaten homeowners with legal action if they refuse to pay up. Probably the WORST property factor in the UK is called _*_James Gibb Property Factor_*_ based in Scotland. This company is, for all intents and purposes, a _*_criminal organisation._*_ They will charge astronomical fees (far above and beyond what other factors would charge for similar "services") and they won't answer emails or phone calls from apartment residents when they complain about a broken elevator or light fixtures or dampness on a wall or leaky plumbing or a backed up toilet. The Directors of this wretched company have been STEALING money from clients for years, but no one can stop them. In fact, the _*_Group Managing Director of James Gibb_*_ happens to be the _*_CHIEF EXECUTIVE of the PROPERTY MANAGERS ASSOCIATION SCOTLAND (PMAS),_*_ I kid you not. That is how corrupt Scotland has become. James Gibb's No.1 priority is to squeeze as much money as possible from clients and use intimidatory tactics to prevent them from taking to social media to air their grievances about this criminal company._
    If you look at uk.trustpilot.com/review/jamesgibb.co.uk and read all the POSITIVE reviews about James Gibb factors, you will notice the similarities in word construction and style of writing. Several posters have noticed this. I am pretty sure that *James Gibb* has employees writing FAKE reviews in order to counterbalance the dozens of NEGATIVE (genuine) reviews by disgruntled clients. This company is really, really insidious and corrupt. But they know no one will stop them, least of all the Scottish Government. One more thing. Whenever you see on a BAR CHART the number of one-star reviews versus the number of five-star reviews, and you see that they are the two biggest bars, and two-star, three-star, and four-star, are nowhere near as big as ONE and FIVE stars, you can bet that the chart has been manipulated. This is because, mathematically, things tend to assume a Gaussian shape, or a bell shape with the median being the highest, e.g. distribution of IQ takes on a bell shape. But here, you have the median being the least, and that's a giveaway that the distribution is fake as f#%k.

      Why shouldn’t she pay rent? She’s only his girlfriend, not his wife. If she were staying somewhere else she’d be paying rent, and likely substantially more or with several flat mates to split the cost. If they end up together definitively, then it belongs to both of them anyway.

      I knew Adam at university. He's a good guy trust me. A bit of editing, and a bit of huffing and puffing from kirsty, and they've formed a narrative about this guy which is totally wrong. Its his money, he was obviously on a small salary at 23 or 24 - who wasn't? And who hasn't grown since that age? Lets just be gentle with people. He's trying to make the right choice and struggled to make the leap to something not perfect. By now no doubt he has 4 times the income, has sold and bought at least once and is still a good guy at heart. Good luck to you!

    Cathcart & Battlefield are very rough, very diverse incase anyone is wondering why Adam reacted like that. Paisley used to be fantastic (60's-90's) but went really downhill with mill closures and loss of textile industry. They also removed all the cobble streets & trams for some daft reason. Now Paisley is ramping up it's diversity with assylum seekers which is diversifying the house prices negatively.

    this episode is hilarious. I don't know if the producers did it deliberately to make all four house hunters look like terrible people, but only the girlfriend looks even partway nice. that couple that spent the whole time complaining about the areas without giving them a chance, plus the other guy having a tantrum about a street - all of them just came across as stupid snobs, plus ridiculously entitled.."what do you mean there's no swimming pool for my 100k budget" lol. Kirstie wasn't being harsh, they deserved a lot more - Phil was pretty restrained with his criticism of how they treated him., which was pretty obnoxious, not just the budget thing but not trusting him to show them safe areas.
    ps re offers over - it's not that bad. properties don't always go for 30 or 40% over the price. It's just as common to get something for the valuation or a couple of grand over. it depends who else wants it.

    This is all a set up. If nothing else, the "offers over" system doesn't work like that in Scotland! An owner can't sell their property whenever, especially not before the closing date, so this whole "Omg sorry, this was sold last night when someone made an offer the seller liked" is just a lie made up for drama. The seller is made by law to wait until the closing time.

      Well, keep in mind that this was in 2007, right before the housing crash of 2008, so no duh things are different since 15+ years ago, lol. Also, the price on that property was fixed, so there's no need to wait if the seller got the price they wanted.
