    That green stuff on the spring is called duckweed. Get yourself muscovies (they are in fact wood geese from Mexico originally, not ducks) that are super quiet - they don't quack, just hiss. They will eat all the duckweed and the sludge. Also all insects and snails. Big, delicious eggs with best yolk ever. Also they are prolific breeders, great mother's and have big clutches. Also, their meat is wonderful. More like red meat than duck meat.

      As a child we had a big male muscovy duck who was very protective and would chase away people entering our property, or better said, his property 🙂. according to my mum only i could be near him without him doing anything

    As an engineer I got so excited about 17:30. You can look into installing some brass anchors on which you can than install or build anything you want. Pretty much the perfect foundation for anything you want (apart from installing piping lol). You can also save yourself a bit of money with not having to pour concrete for your buildings.

    Fires is what mainly puts me off Portugal. I would look into ways of creating fire barriers before building structures.

    Building structures on those rock surfaces is just a few anchor screws away, I'd say. You could also put raised beds on there to create a terrassed garden.

    Really nice piece of land you found there. Since you talked about solar, that might be one thing the rocky parts might actually still be useful for, to setup larger amounts of solar panels.

    The duckweed in that pond is excellent for composting and pigs love to eat it. If you plan to make raised bed gardens, you could certainly do that on those granite flats.

    Black locust trees grow fast and have wood much stronger than even cedar. But require frosts to keep them from becoming invasive. Willow is useful but it can't be near important water pipes, septic, or it invades pipes.

      @@Mamamia878 Hi, in my case I have my land split in 3 sections: Agricultural(10ha), buildable area(2ha) and Ecological reserve(26ha) so could get the permits to build. I would suggest (if interested) buy land/forest with a ruin. Saves you a lot of headaches.

    wow, best video guide on how to do the relocation to portugal,i have been looking for land and people who are doing the same and i cant believ in more than a year i never ran into your videos. very grateful i did,thanks somuch for the detail shareng of info. i have spain and italy still on the board but i think when it comes to network Portugal result as hands down winner. i see how the expats help eachother and how all show in their videos the donations and gfts from neighbors , cant wait to findmy property and move. we are not dutch but we live in Eindhoven, its nice to know some dutch over there, success !!

    Awesome video. Another issue with urban land is often each year a property tax bill. I know from my own experience although yet to forward the idea beyond some municipal paperwork of some twenty thousand square metres within Bulgaria.

    Nice recap, I spend 2 weeks scouting Croatian countryside for our future community land too...the cost are pretty similar (the land here is much cheaper though). Also, cost here for electricity activation only is already 1500 euros, 2000 more if you can get access to the water network. Internet can be amplified by combining mobile network subscription with a router and certain antennas which function on the same frequency as the router.

    We have a similar project in Sri Lanka. Old Estate land, around 50 Hectares. we are experimenting new methods of farming and introducing sustainable tourism. Reminded me of our land, as we also have a public road in the middle. We lived there one year, nearest tiny town with couple of ATM and one supermarket is around 20 mins ride. This is very interesting and we sent our scout to Portugal 3 years back. We are researching to get a similar project in Portugal. Wish you all the best and yes, this is amazing. Would love to see how you develop it. Can’t wait to get there again. But the Pandemic is holding us as we need Visa to go back.

    The key is to get a house you can restore you can buy land adjacent also consider asking the owner for an owner financed purchase basically paying in instalments it exists in Portuguese law but is pretty much forgotten about. My house is on such a deal.

    Good luck with the forest fires. Get a good insurance because as you can see from the burned trees there was a fire there that burned the all land ( at least the parts you show in the video). Has someone mentioned in the comments, hope you can manage the ''Acácias" and plant some nice native trees. This will also help you to be a little bit safer in case of a fire!! Proficiat for your choice! Portugal is quite a nice spot! :P

    One of the best ways to find land we found was to chat with people at the local coffee bar and restaurant. it seems that all Portuguese have land to sale :D

    the bare rock slopes can be re-vegetated, check out John D. Liu's "Hope in a Changing Climate" on how various projects have done that already.

    Nice and informative video. One thing I would add is to consult a lawyer as well before signing anything. Property purchase is also linked to you taking over any debt attached to that property. A notary would not check that for you but a lawyer would. Oh, and then you have your annual property tax (IMI) as well ...

    In regards to internet and telecoms, I would suggest the following:
    Telecoms: Install a 20m plus ground mast with an antenna and equipment that can relay that signal to the community.
    Internet: Look at Starlink and other satellite internet option. Use networking equipment such as Ubiquiti to easily and rather cheaply distribute that connection around the land.

    If you can afford 100€ per month (and I think 500 initially) you should set up a starlink dish for your internet connection.

    Have you considered getting a herd of goats to help you clean the land? They would eat all those bushes and thorny plants, and help you keeping the land.

    if you have a legally built ruin, and instead of reforming it you opted to build a new structure to the legal same floorsize, do you have to then demolish the ruin? Maybe this is strange but I see beauty in some (not all) of the ruins I've seen, and the idea of creating a natural looking garden within and around the ruins, whilst living in a newer building on site would be something I'd enjoy to experiment with.

      How do you feel about other nationalities buying into portugal ? It's a guenuine question there is a lot of interest (look up 'pure portugal' on fb/google) because we feel portugal is still more 'raw' and cheaper. But I'm afraid it 'gentrifies' and it is frowned upon by portuguese locals.

    Leuke video, zitten wel meer Nederlanders in die strook.Vergeet bij alle investeringen niet dat de bosbranden een terug keerend ritueel zijn. Soms klein, maar elke 10 jaar een grote. Als ik de bosbouw zag bij ons ( tussen arganil en pampilhosa) dan is dat niet heel best. Alles weg halen en daarna veel mimosa en eucalyptus. Als je dan bedenkt dat de eerste meter van de grond het hardst brand dan eehhh. Het wordt er niet beter op in ieder geval. Bij de vrijwillige brandweer wat gaan doen kan wel helpen, sommige oudere bewoners denken dat de brandweer het soms een beetje laat gaan in verband met de eu subsidie. Succes

    IMT is not a capital import tax. It is a tax for the the selling of property between the seller and the buyer, and paied by the buyer.
