    We have been superhosts 10 years now, and we love it!
    We have a unique treehouse, close to a very popular National park and get mostly 5* reviews, never less than 4.9 , we have a farm, lots of friendly animals, we are friendly to our guests, answer their questions, recommend places to eat and stuff to do...and we have Corgis! (Seriously, ppl often tell us they booked for that very reason) the point Im making is not only do we try to offer all the things you mention, we love being hosts, and it shows, you gotta love being hospitable if you are going to succeed in this business, love your guests, love what you do, go above and beyond with every one.
    Make them cookies, put out fresh flowers, offer something for breakfast, eggs from your chickens, fruit from your garden, a thank you card or note when they check out etc. Little, warm, human touches especially during this difficult time.

    5 STAR HOST SUPPORT! I personally get mentioned in almost every single review…we take the scary and unknown out of the booking. Be warm, generous with your time and answer questions quickly. Line up your messaging to support their experience but also let them know they can reach out and you’ll be there without being intrusive. We are the #1 property per Rank Breeze in our area and host support gets mentioned consistently.

    At one of our nicer larger properties on the water we are trying to appeal to large families. We love when 3 generations of families stay with us! So much so that we’re adding a bathroom and bedroom to the first floor for those who have mobility issues. For those who just can’t handle our stairs to the bedrooms/bathroom that has a shower. We lost a $3,500 reservation because a potential bookers father wouldn’t be able to handle the stairs. We probably have others we don’t know about that we lost when they see the large staircase. That for us alone made us say we have to fix this for 2022!!

    No.1 must have is an EV charger. I have the only Airbnb in my area with a private drive and an EV charger. I also make money when people use it.

      @@imrichardfertig Let's not forget it will also attract the right kind of customer. As a bonus in the UK we have government funding arriving in April for hospitality, £350 toward installation cost.

      @starwars fan With mine they pay via an app with a QR code or with a RFID charge card. You can set tariffs also. I use Smappee but there are other brands.

    I am almost ready to go live. I have a 2 bedroom, 1 bath that sleeps 6. Nice cozy backyard. I have a feeling it is relaxing, can be used to work from, enjoy Netflix, cook meals, 1 block walk from a great park, with great location to places to eat or order in. The inside is the view itself. I am expecting great reviews because I only advertise what is offered.

      Definitely. Think things like highlighting your solar panels and EV charging station. A dryer plug and a $300 charger can go a long way!

    Thank you for all your contents! We live in Alaska and about to start this business. I learned a lot from you and even though we’ll start with a simple modest house with not THE best location, not THE fanciest style, not with the greatest budget but still we learned a lot and I’m grateful for that. I decided to go with the step by step method and progress with time but start it anyway. Wish you all the best!

    YES! We are each an expert in our own demographic! Nobody knows me better than me, so I market towards those like me, I appoint my property for guests like me, I host with ME in mind as my tribe. Why would I try to be different than I am and waste all that time and energy doing it halfway okay when I already have a better way?

    I watch you often and everything you say are the things I tell people who ask me about hosting. I tried to host with my husband but that didn't work out so we are going at it solo with our different properties. An experiment in philosophies I say. For me the closet turning into a home office may be the thing for me. I was thinking of a meditation room but why not both since it is a long walk-in closet.

      My tribe always resonates with me and I am happy that they get it. I haven't done dynamic pricing but I might give it a go this year. Still trying to come up with what i want to be my newest listing's thumbnail. The internet in my neighborhood sucks. i dislike it

      So let’s take an average stay of 3 days. You felt you had ~125 guests per year that would book your place wanting to hole up and “meditate” in your closet? I’m not saying a conversion to an office is the answer either. But certainly better than the meditation idea. Target to your market, just make sure it’s a slice of pie big enough to actually make you money.

    Oh wow I didn’t know you used Price Labs! I just signed up for it! How long have you used Price Labs? I know you used to use Beyond Pricing. I’d love to see you do a video on Price Labs.
    Do you use any communication software? I use hospitable (used to be SmartBNB) I love it and they now have a new feature where it integrates with Schlage Encode Smart Locks! (I’m currently using Nest/Yale locks but I’m going to test a Schlage locks on one of my properties to see if it works great. If it does I’ll switch out my Nest/Yale locks and resell them.
