    I tried this approach word for word. I had a client contact me for a listing. They signed the contract today. My first listing. Boom! 30 days in Real Estate.

    Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

      Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

This strategy has allowed me to navigate the financial landscape successfully, making informed decisions on when to buy and sell. Perhaps you should consider a similar approach.

    I’ve been waiting on this conversation for so long. As a 24 year old realtor that did not grow up in a rich school district. I’ve felt at a small disadvantage. Love this conversation

    Lots of realtors try this approach but it’s funny once the realtor shows up. They show up with “ my buyer went another direction and you should list with me” not the best first impression.

    All agents, new and old, need to get their name out there. I offer free listings as well as local realtors to be listed in their location. Once again, it's free. Is the word 'FREE' a little scary to people? Thanks for the video and information!

    First of all, thank you so much for uploading this amazing content - it has been super inspiring and helpful for me.
    I have been facing a problem that you might be able to help me with.
    I’m a realtor in Lisbon - where there’s a huge shortage of construction and the number of houses entering the market is really low - and the most common objection I hear from the potential sellers is “I don’t need an agent/it’s not worth paying the agent commission because I will sell my house anyway”.
    In your eyes, what kind of argument should I give the next time a FSBO tells me this?

    Brilliant. Been doing this as I knock on doors. Homeowners open their door and hear me out. I don't carry a clipboard or business cards. I tell them I have someone who may want to purchase their home. Who doesn't want to hear that

      I mean it sounds great, but what happens if your buyer doesn’t actually like the home, then you have to tell the home owner the bad news? At that point, you plead with them to list their home with you. It just seems like it would put a bad taste in their mouth.

    I am in your Coaching program. I tried this post, word for word, have had over 100 likes but no one is commenting with the word "List" but I am getting other comments and to be honest a lot of the likes look like they are coming from "spammers" or facebook "hakkers" ! Did i do something wrong?

    Except we got houses just sitting for months and months. Nothing is selling fast, Nothing is getting multiple offers. But I'm sure I can change some of the wording to make it work. Thanks for this

      You must live in the boonies! or the woods. Houses are selling in less than a week at much over asking when they hit the market properly.

      You know why? People are naturally mean spirited, jealous, and egotistical, and they do not like people who are prosper and secretly dethrone people every way they know. I have these in my circle and family. You got to get past this and rise.

    Smart sellers are not going to buy into this, but list and expose their property to the open market. How legal is this for a licensed realtor representing buyer and approaching unrepresented homeowners? Can you clear the grey area in this situation? Help me understand.

      It isn’t illegal to approach someone and ask them if they want to sell their house..
      How do you think 90% of agents get listings?
      By approaching people using various methods and asking them if they want to sell their home

    Ok so how do you get the listing if your buyer doesn’t like the home or if the homeowner says yes I want to sell to your buyer who actually likes the home? Then who represents the Seller if the buyer is already your client?? I’m confused 🫤

      If the buyer doesn’t like the home you would let the potential seller know and offer them to list the home on the market
      And you are also able to represent both a buyer and seller in the same transaction, so you would represent both

      or just write an offer and give it to the owners you are not represnting the owners. IF they like the offer it won't be an issue.
