This is amazing story! Congrats Steven! Think beyond your limitations and have a clear goal - commercial apartment in his case and mentor with the #1 in this space and took action. Nothing comes easy. No he did not tell you how he found the deal. There are lists to find off market deals, talk to neighbors, friends, other ways so that's your job. Get off your comfy sofa, get to work if this is what you want. Ain't going to be easy but good things are never created easy.

I would say this is a decent deal not great based on new investor, out of state, and massively deferred maintaince that is only beginning to declare itself. Having said that gotta start somewhere. I'm in the business planning stages of starting my first business. I really want a freestanding building for my daily operations. It seems like your top strategy is patiently waiting for that "great home run of a deal" that is found *off* *market* .
Between my enthusiasm and anxiousness to have numbers to run and also to start as soon as possible, I'm compelled to looking at MLS listings and sites such as loopnet.
Is it possible to obtain a good deal somewhat quickly from from an unlisted property when you're just starting out? Or is it strictly a game of patience?
I'm looking for a space to use as a recording studio if that makes a difference.
