    Imo , if u have funds ,go for Fergusson road or JM road...the true posh CBD and heart of the city ...u cannot go wrong in this area...no matter how much outskirts expand ,the central business district (CBD) will always be the same ...

    Any one can check record of Shapoorj & Pallonji they are delaying possession and one of project in Pune is SP Residency 3 - RERA project status is lapsed and to your surprise 100% project was sold out in 2020, in last 5 years SP has not been able to build 112 flats, customers have filed RERA complaint and at many places customers have come on street against SP for delayed possession or not fullfilling the promise

      Shapoorji Palonji has a reputation of delay.. In kolkata they delayed possession by 7-8years

      @@adange11 not done yet. RERA had given extension until 15 June 2024 this was third extension. Still it's not complete. RERA IS USELESS AND MADE ONLY TO SUPPORT BUILDER LOBBY AND NOT MEANT FOR CUSTOMERS.

      Chakan & Talegaon are pretty slow on sales, comparatively. Try going towards PCMC’s Moshi, etc. which is closer to Chakan and you can never go wrong. This is my analysis, you can do a your own research and take a call.

      It is a good location, upmarket. But you must consider traffic woes until the river DP road comes up. Besides, over 15 million Sq. Ft. of commercial space is being constructed. Hope this helps.

      Hey Subhash, the Keshav Nagar / Mundhwa areas are promising. Development in Keshav Nagar has been happening for about 2 decades but the infrastructure was weak till recently, which now is being made to cater to the needs of residents in that location. With the proposed Kharadi Keshav Nagar River Bridge, this will be a location to look out for. Yes Godrej is doing some good things there and has proved to be a good buy.

      Shirgaon is an upcoming location, it has advantage of proximity to Hinjewadi & Talegaon both. Soon the 120’ DP road will come up from Urse toll naka to Pirangut, besides there is the ring road coming up that side too, these factors will be the game changers.

Will this be considered in future as a good location for 1st home or will it always remain as 2nd home option? What is the potential upside for this area and do you think it is a good investment option with a 6 to 8 year timeframe?

      It is a good location and holds good future for sure. Soon techies will embrace Perungut as their 1st home, this is already closer to city limits and existing infrastructure, so this will regarded as first home sooner than one thinks.

      Vanaha is in the mountains, even the entrance road is being carved out of hills. Always chances of land slide happening. Do you think anyone will secure those mountain slopes after the society is built ? think of heavy rains. Moreover, mosquitos with all those dense forest around. The buildings will be sitting right in the valley with the mountains on all sides. It feels good to see, but not sure about living there every day. It seems all those buildings are way past RERA deadline, check if litigations people talking about

      Yes for sure. South is by far the best location and appreciates the last. Same in case of South Mumbai n South Delhi. Unfortunately, the infra here is weak which has hampered the development. But now it will pick up much faster n bigger. I started from south and still have one of our offices.

      You can consider any location which has residential societies. The selection also depends on the amounts you want to invest. For lesser amounts you can also consider developing areas like Undri - Pisoli, Phursungi, Ambegaon, Dhairy, Bhugaon, Wagholi, Dighi, Punawale, Ravet, Moshi, etc.

I have heard that despite being a part of PMC, South Pune lacks essential infrastructure facilities such as a water treatment plant (WTP) and sewage treatment plant (STP). I'm curious if South Pune is being considered for future development by the PMC. I am planning to purchase a flat in Undri for personal use, which is why I am asking this question. TIA

      Very Valid query. Yes, South Pune is the last to develop but will be good and commanding in future. Infra is pretty weak but now they are looking after it. The first phase of Pune ring road is passing near Undri (watch my video for updates czcams.com/video/K76HSjfAuT4/video.html ). Undri has lot in store and we all are hopeful of its glory. Infact, we developed a few projects here in the past. And I myself stay at Nibm for over 20 years now, stay wise it is a great location. Hope I have answered to your satisfaction. Take care 😊

      It’s a good project, the 2nd township that side after Blue Ridge. Prospects of that location are promising, bcoz of Hinjewadi and its connectivity to major roads.

    West Pune starting from Bavdhan is the best as it is directly connected with Pune Bangalore Highway and very closely with Pune Mumbai Expressway so the traffic is free moving unlike East Pune where there’s no such thing as a highway, it is all city street with people jam packed into roads with vehicles or all genre giving you the pleasure of remaining stuck in 1st gear. Ring road will also benefit Pune West a lot as it starts from Urse Toll Naka which is also on the west side.

      Hi, won’t be able to pin point the s.no. etc. bcoz as I have maintained earlier that there are many factors which have to be considered - such as the project, it’s developer, the price, etc. etc.
      But the location of Chandni Chowk, Bavdhan is promising for sure.

      The benchmark for real estate rental yields is 4% , 12% is a little too over the top. People would stop investing in stock market with those kind of returns in real estate 🤣 only through rental yield

      This will be one of new BKC’s of Pune, hence the returns should be good apart from the capital appreciation, though infra needs to match the upcoming supply. Also, entry price is an important factor.

      Investments in Punawale are definitely better bcoz of the infra and its proximity to Hinjewadi and Mumbai. But for a little longer horizon Kharadi Manjri is also promising. It all depends on your entry price, project, developer, etc.etc.

      Yes it can be a good investment. But keep in mind various factors such as:
      1) Location has to be promising and your land must have decent access road.
      2) Complete the paperwork against payment. Use a good lawyer’s services.
      3) Take all precautions to secure the property physically by putting up a fencing compound, your name board, and safeguard it till you hold it. There maybe a cost to do that, but it will be worth it.

      Preleased property is the one which is already leased out to a Tennant and when the new buyer purchases that property the rent agreement is also transferred to the new owner and he starts getting returns from day one of such purchase.       Undri looks promising on plot investment, since it is a developing area and good infra is being planned around it. But make sure your buying price is not above market and the location of the plot is reasonably okay.

    Sir, what is your opinion about Amanora township. Investing in a 4BHK for next 2 years and then living there for further 5 years. so about 8 years horizon.
    The township seems pretty close to kharadi and self-contained. Plus a good place for families. What do you think about it when compared with west ?

      Hi Aakash,
      West is already established with major IT set ups that side. Magarpatta-Kharadi started a bit late and also the infra was lacking. In my opinion, now the pace of development has improved, already seen in Kharadi and its extensions, hence Amanora will also prove to be good for living (it already has lot of life) and hence can be good investment as well. Though for pure investments I would bank on Wagholi n Manjri bcoz both are fast developing and very promising.

      ​@@kishenmilaney with due respect it seems like you have invested in Manjri Solitare township, you are baised towards it. You have emphasized on this multiple times.
      IMHO Majhri will take time to develop. Mean while Tathawade and Wakad will steal the show. Manjri doesnt come fully under PMC, there will always be a problem of water and roads there. Roads are still being constructed by builders in that area, I doubt how good is that for a long term. More over East will not have the charm of Pune, it will going to be a unmanaged concrete jungle.
