  • The Reserve Residences condo new launch is a rare mixed development project with 732 units. It is linked to Beauty World MRT station and have 215,000sf of retail mall, F&B and office space.
    I will be sharing my views for all the questions that you have in mind like:

    Will you make money in 3 years if you invest in this project?
    Is the launch price good or disgusting?

    My unit at woodleigh residences is in front of the compressor, the ground floor is ok because of the wall blocking the compressors and also a lot of landscaping to block out the sound and beautify the area. A few levels up is where it is the most chwee because they are near and can see the exposed compressors.

      U haven’t experience the full impact because u haven’t live there Long enough. Wait til something happens in the mall and the air goes full blast. Woodleigh residences will be another rocket going to take off.

    Wah Eric mentioned a very important point leh. The air fumes from the Malls. Watertown is one if u visit during peak hours, u sure die of fumes. During heavy cooking, the whole condo like a rocket going to fly off.

    HI Eric, will u recommend buying 8@Bukit Timah new launch to be Huat Kuey for investment purposes ?
    See that your review of Reserve Residences is quite good & some friends tell me 8@BT should perform just as well as Reserve Residences.
    However, 8@BT seems to be smaller scale + not mixed development, so thinking whether 8@BT is a good buy, especially bcos it is launching soon in Sep 2024. Thanks !

    Daintree 2 bedders profit $300k with annual 6-8% gain. Quite good for D21. Your no1 launch Grand dunman or pine hill already

    Eric, what about comparing to Verdale ? that will TOP end of this year? Its a bit further away but price also more affordable.

      First buyer will definitely profit since they bought in 2020. I don’t like small project so I wont recommend ppl to buy 😩

    Most of the floor plans cannot make it sia, so weird and make the actual useable space smaller.

      Exactly, I also realised that! A lot of sharp corners, not square type of layout. Like Eric said "like chopper". There is another prominent development that has very weird layout and lose money like $$**t one, guess ? Starts with R.

    Hi Eric just started to follow your channel. I just received key Top Parc clematis facing Aye should I sale or renting out. Sale now estimated 27%? Appreciated in valued but just re-price to 2 years fixed but will occur penalty due to 2 lock in.

    eric please clarify one point at 15:55 of your video. you mentioned that Maplewoods will be 30 yrs old in 2028 when The reserve TOP. 10 yrs the difference, the price gap will be around $500. 30 years shouldnt it be $1500 instead of $500/600 that you mentioned. If the gap is $1500 wouldnt it mean that the current reserve pricing is good ?

    Eric, you are incorrect to claim 900ppr is cheap. FE got it under the condition that they must also build bus interchange on their cost. So the resulting PPR is much higher

      Actually not true. The JAB’s GLS TCOT states “The successful tenderer shall enter into a Design & Build Agreement (“D&B Agreement”) agreement with LTA for the design and construction of the BI, in the form as set out in LTA Agreement. LTA will reimburse the successful tenderer all costs related to the design and construction for the BI, based on the cost apportionment formula stated in the aforesaid LTA’s “Technical Conditions Of Contract For The Design And Build Of The Integrated Bus Interchange And Associated Works At Jalan Anak Bukit” enclosed as Schedule 1 of Appendix G of the Conditions of Tender.”

      @@aicaic4030 Yup! Usually it can be found in URA Master Plan, under GLS. For current GLS and past GLS (not more than a few years), there is the option to view the tender documents.

    Haha I guessed correctly RR is not your no 1. So expensive and LH ! Maplewood is better! But there is really a lot of pent up demand here, as you said, not many large development in this area for 10 over years liao. All the new launch at your favourite farm area LOLs

    We both used to think same, now my mindset changed.
    I watched half of your Video of you and sean one. I dont agree at all that OCR makes money always. Nooo Its not. Its the entry PRICE that matters. Now Ridiculous HIGH RESALE Hdb/Ec/Condo Prices in OCR.. this group will eventually lose money, like how people lost money who ever bought in 2011-2013. Safebet now is RCR, CCR OF OCR.
    Dont go and Buy punggol or pasir ris woodlands paying high prices for just MOP projects. Sure lose money one 😂😂
    I have My analysis to tell this.

      Im curious too. Does it add to the value or prestige of the project? I personally dont like projects with tennis courts, cos every sat and sun morning can hear the irritating sound of the ball not to mention its a waste of space and maintenance fees.
