    these laws make very difficult and hard for moms & pops rental property owners to stay in rental business. all these tenants' protections rules take all away rental property owners' rights.
    wondering, are we in capitalist society? need to balance/ change Sacramento law makers. we definitely need strong voice for property owners in Sacramento.
    these laws push rental property owners do not provide appliances / rent out space only, tenants are responsible for renovate & live in.

      Oh, we're most certainly in a capitalist society. One with strings being pulled by Corporate elite. Shutting down all the mom and pops so corporate landlords (who can handle these nuisance laws cheaper by volume) will eventually own all rental property.

      Socialist I believe based on some of these guys informative info. I own a small 10 unit complex where I inherited tenants who are paying a total of 70K a less per year than market rents and my hands are SO tied

    Prop 19 has been a disaster for tenants and Long time African American Property Owners who have lived in Oakland and now their heirs can no longer afford the tax increases on re evaluation. Very sad. I hope the media takes action and interview some of these folks who can no longer afford to live in Oakland in the family home.

    AB 12 FYI on appliances; in lmLA and OC section 8 housing rentals the tenants get these provided to them every 10 years. They will bring their own because they want to own their own.
    Referring to stove and refrigerator.
    Insinkerator/garbage disposals and dishwashers are not mandatory. If you provide don’t included in your lease if you don’t want to fix them. However, it goes into the section 8 calculations on rent.

The average person has no clue all the expense involved with the damage and bullshit landlords have to put up with. So as long as they have to rents will continue to go up.

    I used to feel bad for landlords. Not anymore. I lived with very little to no electricity (with a baby and disabled adult in the house) for 11 months. I had to go to code enforcement after 8 months and as soon as they finally fixed it after dodging code enforcement (May 25th) they sent me notice to move. And these PMC dont even follow the laws.

      The best thing bad landlords end up doing is charging less rent and renting to people who are glad to move out from under a bridge. In times of surplus rental inventory, they sit vacant, which is a reward to landlords who do better. I took a landlord to small claims and won because they blamed me for preexisting damage and I had photos, you may have a case in California if this was done in retaliation. That said, I've been a landlord and had my first rental trashed (trash 2 feet deep and cockroaches) and months of no rent. I sold it at a loss even after cleaning it up. There are many bad tenants, too. The difference is how easy it is to move on or change if you don't like the relationship or the deal.

      @@MissLibertarian I actually do have videos, photos and paperwork from code enforcement. Let me add....I didnt go run to code enforcement until 7.5 months after my landlord didnt act. Until we had to run our dryer nearly 24/7 to keep the power running and the electrical panel started smoking and sparking. How gross is that? Your property and human lives mean that little.

    Jeff I'm a member of AOA and it's a great organization
    it's getting harder & harder to be successful with these tenant protections why can't we pay for attroney's through our dues to help landlords fight for our rights we need something put in place to start fighting back and just perhaphs city council members and our law makers will stop taking for granted we as landlords are tried of taking this s--t I'm located in Inglewwood and so sick & tried 😢

    These rules make me want to leave California for sure. So tenants get rental assistance, attorney representation for free and landlords forced to educate them. For the little investors and moms and pops this is just sucker punches. As a property owner I’m losing interest in offering housing to anyone, lest I get screwed

    AB 12 doesn’t apply to those who own less than 4 units.
    SB 567 owner move in and for that occupant to live there for 1 year.

      If you needto evict atenant you must meet all of the preconditions for your city and the state, post correct notices, usethe AOA form which is court tested, Serve the 3 day, if the tenant is more than 2540$ behind for a 2 bed, other limits for 1 and 3 bed. If the tenant ignores the 3 day, or 15 day depending on the city then you have to file with the court. That needs to be approved by the court and served by a process server, not you. If the tenant does not responde by the alloted time (varies from city to city) then apply for a clerks judgement or if he does reply ask for a trial date, The court will meet and if it rules for you the court will issue a writ, this writ you pay again and deliver to the sheriff along with a detailed form and a form called sheriff's instructions. The writ is the only thing that the sheriff will act upon, LAPD or the sheriff can not evict a squatter or deadbeat wilth out the court order called a writ of possession. It is best to have a lawyer on your side, cost $1400 to $1900 . The tenant gets free lawyer owners must pay. My 9 took 9 months and I had to use 3 different lawyers as the 1st one never filed, the 2nd filed but had errors and the 3rd strightend it out, but I still had to make 6 trips to the sheriff station and a couple to the court to get the writs correct. In the old day I could do it myself, but the laws change every 3 to 6 months, realyy best to have a lawyer@@susiefrades-white3088

    What can AOA do to help us get back our property rights? It's not equitable but heavily on the tenant's rights. We pay the property taxes and rising costs but get hit with all the penalties. We need the association to stand up for home providers!!!

      LANDLORDS, DO YOUR HOMEWORK. 1- GIVE RECEIPTS AS PROOF OF RENT PAID ON TIME OR LATE, HOW MUCH AND TO WHOM. 2- ON NEW APPLICANTS "DO NOT ASK FORMER LANDLORS OR LOOK FOR EVICTION" RATHER ASK THE PROSPECT TO PROVE RENT WAS PAID ON TIME, TO WHOM AND WHEN. DO NOT TAKE DIRECT DEPOSITS AS ZELLE OR CASH. KEEP PAPER TRAIL. ON ALL MY RECEIPTS I HAVE: " This information on your rental History will be provided to your FUTURE Landlord". Create a RENT SUMMARY for your tenants where you can see at first glance all the LATES and on time during the year.

      Looks like it. WOW I am a small time landlord and am STUCK with inheriting a 10 unit apartment complex. My DAD built it and everyone has lived there forever because their rents are 1/3 - 1/2 market rents and I can only raise rents one time a year. Rents are 70K less than market and I can not do anything about it.

      The credit check limitation only applies to section 8 tenants. And there's an exception that allows doing the credit check even for those tenants as long as you're willing to consider other verification. So, really no concern to landlords on this particular bill.

      Why would you do a credit check? They're not applying for a line of credit. All they should need is a stable recent work record and address history.

    So e-bikes that have lithium batteries and are not even safe inside a building or garage and you are mandated to comply with storage. The batteries explode snd no way is a landlord qualified to determine which are which nor have time to monitor them. Calif has gone nuts

    Are they going to address the "grandfather clause" that has a limit to the number of years such a clause can effect. Some units without installation, and or aluminum wiring both is causing extra cost for higher HVAC and electric costs?

      Depending on the jurisdiction, there are different laws based on age of the property, size of the property, it just depends on how the laws were written.

      Do you mean renew the lease? If so, a 30 day notice should be fine - assuming you are renewing. If you are not renewing, it will depend on where you are located if that's even possible.

    Hi I rent a room to this young man who lied since day one stating he works full time but he is not. later brought his toddler little girl; first he said to visit 2 days a week later he brings her like four days and spends the nights now he doesn’t have the rent money and brought her bed in my absence without asking me. I live in northern California he’s been here only 3 months in my house. I told him his daughter cannot live here because we have a pool. He said ok first but now he brings her to spend the days here. Can I give him a 30 day notice? This is a month to month I said since wanted to know how it will work. But now since I know he is lying want to give him a 30 day notice. Thank you in advance. I’m a senior with diabetes and am worried about my health on this stressful situation.thank you in advance.

      That’s the way it’s going the tenants don’t get that it’s much easier with Ma and Pa landlords you can have a much easier situation but they’re not getting it.
      The tenants will be so sorry when they realize how they are getting screwed down the road everything is going corporate. Educate yourself and you will understand.       @@ChanclaMala-mf3tg I am not an abusive slumlord. I am a seventy year-old woman, and I have had my properties for over 35 years. Some of my tenants have been there for 20 years and they're still paying rents of 10 years ago. I charged my three bedroom apartments in a nice area with a big yard, 1150 a month. Still think I'm a slumlord! When my tenant calls about something needing fixing, it's done the very next day. I keep my properties up. My tenants respect me and I respect them. Don't put everybody in the same basket.

    This one of the reason, low class housing market, are in a big trouble financially. The State of California law makers have to do, is create law how to control Land Law power. Like make land law only are allow to make contracts 5 years or more, and make they don’t raise more than 15 % every 5 years not every year. That it’ll be a boost to renters, and renters weekly salary can afford to pay rent. Land Lord are very corrupt, and they are money machine, it doesn’t matter renters struggle to pay bills. Just explain this to me, if the land lord, think they are havening keep building more building, every where ? The State Of California most make sure don’t the land lords squizz financially life low class family. Becafull with the land lord, they are one who’s being creating this big inflation, in California.

      High housing costs exist in CA because of the imbalance of supply and demand. Laws like CEQA (google it) make any development in CA more costly and slower to build. So we can't keep up with demand, all the NIMBY'S shut down or slow down development.

      Sometimes we have no choices. We have to rent out part of our home just to have money to buy food nowadays. And we work full time, everyday of the week, not sitting on our butts taking social security. 😅

      @@Misskhavle You had me up until "Social Security". You do know that money received from social security (Not SSD which is theft) is our money that we worked for and earned. We only get a portion of what we paid in in return with no interest paid.
