Not True. In CA, they provide legal aid for all tenants so most likely landlord won't win unless you hire an attorney.
The self proclaimed “legal aid” resource is controlled by unlicensed employees who willfully conceal material facts regarding the actual licensees who are responsible for the organization. They demand to know unrelated (NPI) w/out consent. They engage in conduct that is reserved for state bar licensees and do not disclose their formal titles or last names. Basically unlicensed employees are given authority to unlawfully interfere with legal decisions and will not provide reasonable information to support whether or not you will have an opportunity to speak to someone who is legally entitled to speak on the matter at hand. Also, “self-help” employees in certain counties literally exude the qualities of an individual that signed up for a job to NOT provide the services that have been clearly stated on their court venue website.

And based off the reasonable information that I’ve gathered from this resource I believe that “legal aid service groups” should not be referenced as a form of aid from authorized resources; courts, local governments, etc.

Hi I rent a room to this young man who lied since day one stating he works full time but he is not. later brought his toddler little girl; first he said to visit 2 days a week later he brings her like four days and spends the nights now he doesn’t have the rent money and brought her bed in my absence without asking me. I live in northern California he’s been here only 3 months in my house. I told him his daughter cannot live here because we have a pool. He said ok first but now he brings her to spend the days here. Can I give him a 30 day notice? This is a month to month I said since wanted to know how it will work. But now since I know he is lying want to give him a 30 day notice. Thank you in advance. Question: On the day of termination of tendency, can the landlord show up and knock on the door of the tenant to see if they have vacate the property? Or I still have to give a 24 hours notice to to the tenant that I will be at the property (even if they are or are not at the rental property). If I have to sent a notice to show up, can it be text or email?

I have joint tenants (husband and wife). I am issuing notice to both and all other occupants. Do I need to mail three letters. one to each tenant and one to all other occupants?

Tenants should not be required to submit to a credit check. How much personal information do they need to provide, for goodness sakes.
My daughter and I got a squatter out of mother's rented senior apartment. The lady was ridiculously stubborn, arrogant, and entitled. We informed her that my mother's apartment would be at risk if she didn't get out. She had been there a few months.
It’s 90 days for section 8 tenants. It’s part of what you sign and notices are 90 days.

I would never give a prospective landlord my bank statement, unless it's a subsidized housing or something.

Depending on the jurisdiction, there are different laws based on age of the property, size of the property, it just depends on how the laws were written.

These rules make me want to leave California for sure. So tenants get rental assistance, attorney representation for free and landlords forced to educate them. For the little investors and moms and pops this is just sucker punches. As a property owner I’m losing interest in offering housing to anyone, lest I get screwed

Thank you for this informative video. I belong to California Apartment Association. And a Small mom and pop landlord business with more than four units. Would you be able to comment on whether or not under the new security deposit law in California, AB 12, Whether or not landlords may phrase in the lease agreement that “Tenant will pay first and last month rent plus one month security deposit“? If this could be done, then first months rent would be applied on behalf of Tenant at occupancy and then last month rent, plus one month security deposit will be on the books. This way if Tenant skips out on the last month rent, then we still have that to use, plus one month security deposit for repairs and cleaning. Thank you very much for your comment on this.

Sorry, but there is no constitutional right to making money. The court will never make that decision. So you need to understand that. And it means that it is the burden of landlords to make careful decisions.
What if weed and nicotine is constantly in your apartment which is making you sick in a no smoking apartment community. My lease has a strict no smoking addendum in the lease.
you need to work with the property manager to make sure the community rules are enforced.
