New Build Design Studio Tips and a Home Update! | Moving to Orlando, Florida

  • When building a new construction home in Orlando, FL (or anywhere), one of the first steps after signing your contract is to visit your builder's design studio! Here is where you will choose all of the interior upgrades for your home such as cabinets, flooring, tile, countertops and a whole lot more. It is an extremely fun (yet slightly stressful) process, but to know you're choosing everything in your home is really neat. We share our design studio experience with you and arm you with a couple of tips to help make your experience be the best it can. At the end of the video, we share a bunch of progress photos from our own home!

    Thank you for this video. I can imagine how excited you were during this process. You are really going to enjoy a masonry home. I had no idea what a Bonus Room was until we bought this home 16 years ago. I know you will be hanging a lot of decorative items on your walls, May I suggest a plastic anchor that looks like an auger bit. They sell them at all of the box stores. Keep us posted with the progress photos. Take care stay healthy and. have a Very Merry Christmas.

    The energy savings from triple-glazed windows is exponential compared to standard double-glazing! Absolutely worth the investment! Use screwless plates for the outlets and light switches for a polished look. Make the cupboards' toe kicks in the kitchen into drawers. They're excellent for storing sheet pans. You can also do this after closing. And use magnet key locks so one drawer is a safe (not under the sink!). His and hers loos are good for a long marriage! If you desire a wood look for your floors, there are excellent ceramic/porcelain tiles that look like wood planks! Tile floors will keep your home coolest in the Florida heat and has been the standard. You may need to source your own tiles instead of using builder grade flooring. But definitely consider tiles. If you end up with wood floors, and using engineered flooring, get square edge, not micro beveled because that collects dirt. Invest in insulation especially in the roof. Also, spec high-amp charging stations for each car. Invest in landscaping. Also, if you can't visit during the process, have someone take pics of the structural reinforcements at the roofline and sill to confirm structural compliance of each truss is to hurricane codes.     I also am building with DF and I was one of the last they let design before they decided on spec homes! My design center lasted 5 hours! but it was so fun! Congrats on your home!

    Greetings Matt & Alex! I wish you happiness and health in this New Year. Ok, you are moving to Florida from NY & NJ. I live in PA, so I know how cold it gets up here. I still don’t think heat pumps cut it in the cold winters we have up here. You are Having a beautiful house built what I am interested in is what kind of heater are you having installed? Are you going with natural gas, propane, electric or a heat pump with what kind of backup. Take care and stay warm.

    Omg i can’t wait for the next house video! It looks great so far! How much of the design studio picks are included in the original pricing from when you signed the contract or we’re all design studio picks a separate cost? Can’t wait to visit and count all of the outlets!

      There’s base level cabinets, flooring, etc that are included as standard options, but almost everything is an up charge. They know what they’re doing when it comes to what’s included vs what is not 😂 Can’t wait either!

    Ok, you will be living in Florida real soon, so, what kind of heating system are you getting for your home? Is it for the entire house or just a few rooms?

    Great info, thx for sharing. How many sqft is the new Home? With a custom Home like this, How much per sqft do they run in todays market? My new Home in 1987 was only around $80/sqft. A 2,500sqft Home, on Eagle Mountain Lake in the Fort Worth area.

    Wow, they build them fast, I'm sure to save on labor expenses. When is the estimated completion date? Assuming good weather and no delays....

      They do pop them up pretty quickly! We're estimated to be completed by the end of February (fingers crossed).

    For the level 4 cabinets would you say it was around 4k to upgrade to them? I have my dragging appointment June 7th and I really want to upgrade to a level 4 cabinet 😊 I’m just trying to get a feeling of how much it is before my appointment. (The big upgrades I want to do is the level 4 cabinets and to a level 2-3 quartz countertop in the kitchen and island)

      The l cabinets we chose for the kitchen (42 inch cabinets with molding) were a level four and cost $5k at the time. That was 2 years ago, so I’m not sure how time impacted those prices. Our quartz countertop for the kitchen was $4k. Hope that helps!
