    Bhai .. Real estate especially house or flat don't appreciate by 15percent.. it's not worth investment . Builder sucks all the initial gains. Try to buy land or plot

    I couldn’t understand the logic. I have to pay commission, bank processing fee, house registration fee, and various other and not to forget 40 Lacks loan is not for 1 year. I suspect you have to continue your loan for longer period. In that case you will end up paying more interest. And worst is most of the time you have to pay extra charges for loan pre closure. If i add up all these thing then there will be hardly any profit unless the property keeps growing at 15% for longer period.

    ROI ka fayda tab hi hota hai agar ap k pass extra property hai or kuch salo k baad usko bech dete ho......lekin agar ap jis house me rahte ho fir usko kuch salo baad profit me bech dete ho to jo amount hath me ata hai..kya us amount se aap same ghar dubara kharid skte ho? nhi....apko usme extra registry charges add krne pdenge,dealer ki commission etc...

    Did you factor in the cost of
    1. Showing the house/Brokerage
    2. Registration/Legal fees.
    3. GST/Service Charges
    ???
    So for 50 lakhs the base coat should be 45 Lakhs and the buying cost for 57.5 would be 63.... So the increase is (63-45)/45 = 18/45=2/5 = 40% appreciation from builders selling price

    The last example showing 43percent returns is really misguiding...you are only considering ROI from 10L but the fact is that you have invested other 40lakhs over the period of 1year....

    Bhai jo 3.2 l interest bataya but jo EMI would puri sal me bharege usko 10 l me add nhi Kiya . I mean we paid 1000000 n we sold it in 750000 profit jisme see aapne interest 320000 minus Kiya but what abt the EMI paid during the year

      3.2L interest apko one year k bad loan amount 40L k sath dena hai not monthly EMI.
      Mtlb 40+3.2=43.2L amount pay karo property sell karne k bad....

    Maan lijiye maine 50 lakhs ka under construction flat liya
    Uspe gst and registration charge to mention nhi hota
    Aur bank in taxes pe loan bhi nhi deta
    Fir mere pas 30 lakhs the jo maine builder ko time time pe dia as per construction.
    Ab maine loan ke liye apply kia
    Mujhe bank to ab pending amount 50-30 = 20 ka hi loan dega
    Ab merepas gst and flat registry k paise nhi h?
    Kya mera builder bank ko bolega ki mujhe 20 hi mila h as a down-payment and 30 ka demand krega
    Jisme se 10 lakh mujhe mil jaege for GST and registration
    Ya aisa possible nhi h
    Ab kya karu mai
    Please help

    Sir i have a question maine 1 flat 20 lac mein kharida 5 sall baad flat bech raha hoon ab ready reckoner ki price 35 lac hogaye tho mereko according to ready reckoner rate ke hisab se paisa lena honga ya main apni marzi se 25 ya 30 lac le sakta hoon, please eeska jawab de. thank you.

    Sir, you missed below 3 major items.
    1. Registration charges ... which is 18% of net property - which is 50*.18% = .9 to 1.25 Lakh loss
    2. Loan Processing and pre closure charges + transaction cost for both Buy + Sell, around 30 K
    3. Short term Capital Gain Tax when you sell this property if you use for other purpose... ( 30%),
    30% of 7.5 Lakh profit ( as its loan and all is white), ie 2.2 Lakh Tax Loss
    4. EMI cost is high in 1st yr , 3.2 Lakh
    Net outflow is = 1.25 + 2.2 +0.3 + 3.2= almost 7 Lakh ...
    where is 40% return ? on investment
    only Tax saving is the benefit I see here...

    sir there is a mistake. you have paid EMI for 12 months on 40 lac loan. means 4.80 lac total emaid PAID and u have to pay back loan after 1 year that too around 39 lac as principle amount is not much adjusted in first year. so in this calculation 10 lac own money DP + EMI paid for 12 months ie 4.80 lacs so total investment is 14.80 lacs and you are having the left out of 17.5 lac mean profit is only 2.7 lacs which means 18% return on total own money own 14.80 lacs not as described. please correct me if am wrong , property appreiaton at 15% PA is quite unrealistic too so chances are at par considering rent . once we buy on HL there is emotional attachment too so it is really unlikely that we earn profit and exit in short time .

      Apka main aim lowest interest hona chahiye. Chahe wo nationalised bank ho ya private. Aap paisa le rahe hai, to uski cost (interest) minimum honi chahiye.

      Thanks Pushkraj. Unfortunately, we don't have some serious books written on Real Estate investing in India. Most famous books talk about US Real Estate and situation in India is totally different. Just in case, if you have not read "Rich Dad Poor Dad" by Robert Kiyosaki and "The Richest Man in Babylon", they are a great start as a beginner. Then to understand the local situation in India, you can watch our videos :)

    Bank will take first higher interest rate for 50 % tenure. That will be more than 70% of ur interest is paid in first few years . Even if sell it's loss

    आपने 10 लाख पर प्रॉफिट कैलकुलेट किया है। और प्रॉपर्टी की सेल वैल्यू से सिर्फ इंटरेस्ट पार्ट घटाया है इनमे टोटल emi*8%*tenure को घटाया जाए इसके बाद जो profit हो उस पर कुल प्रॉफिट निकाला जाए तो बेहतर होगा।

    @sir 7.9 ek saal ki monthly installment b to add karo guru ji....30 lac ki 30k installment ....12 mnths me 3.60 lac humne installment pay kari...dat means after one year we paid 10lac+3.60 lac towards d flat....

    Sir, maine ek flat kharida hai 1 bhk ka jiska price tha 14.5 lakhs. Usme se maine 10.9 lakhs ka loan liya SBI se aur baki ka down payment kiya. Maine ise kharida tha april 2017 me aur main ise bechna chahata hu. But market bahut low hone k wajha se abhi koi customer nai mil raha hai. Muje stamp duty karib 85000 Rs bhi lagi thi. Kya aap muje suggest kar sakte ho k agar main ise 16-16.5 lakhs me bechu to accha rahega.

Kindly. Guide me for registry of house whether it should be above 50 lacs or below 59 lacs for any TDs on sale /purchase amount. I am a purchaser of built house.
