  • Welcome to my time-lapse video, here I am converting our garage into an office space and photography studio. I am not a trained tradesman, just enjoy DIY and love achieving things when I put my mind to it. Hope you enjoy. Any questions please feel free to comment and I will respond asap.     In this video you will see the full process: Building stud walls, insulating, fixing plasterboard, skirting, painting and laying laminate flooring.
    The electrics, skimming and roller shutter door were all completed by trained professionals

    Well done Quick easy and no plumbing so its so much easier! In CA we convert garages into ADUs which must have a kitchen and bathroom!

      Thanks Jay. The cladding is a UPVC Anthracite Grey grained shiplap. Purchased from directplastics.com
      I also bought the fixing pins and white starter trim from here.

    Excellent 👍 may I ask what do you use for sealing up the gap between the new outside wall and the ground? At 7:16. Also, what kind of wood floor did you choose? How did you deal with uneven ground evel? ( If you have the any) Thank you really appreciated 🙏

      Hi Samuel, thank you for your comment! At 7.16 its just an all weather clear sealant, you can buy from Screwfix or most home depot stores. The flooring was bought from B&Q, its called good home laminate flooring, all sorts of colours available. I think this is dark oak. The floor surface was quite even so I just laid a underlay down. I know you can get self leveling mixes to deal with issues though. Hope this helps! Thanks

    Great video. What did you use for a window board? I've been told I shouldn't use any timber just PVC window boards, but I can see that you don't have a PVC but two pieces that fit for the purpose.Thank you in advance

      Hi thank you! Glad you like the video. Which board’s are you referring to? The side edges are pine board as is the window sill. The base of the window is upvc which came with the window itself. Hope this helps! All the best

    Great video, I’m planning something similar. I noticed you didn’t use insulation on the floor. Is it cold in winter?

      Hi Ed. Thank you. In all honestly yes it is quite cold. The front wall, loft and walls were all insulated but the floor would’ve helped. We were on a budget and short for time. It’s not too bad though. Have an oil fired radiator in there. 👍🏻

      Hi Michael. Thanks. It was just an unbranded 200mm loft insulation. Roughly £20 for 5-6meter squared. Bought from a local supply store here in Cornwall, place called Trago. Hope this helps.

      Thanks! No I didn’t get any approval. It’s not a living space e.g sleeping etc so no approval needed from my understanding

    Don't you need a vapour barrier to stop mould? How are you ventilating the space?

      Hi, thanks for your comment. When sourcing info before the conversion, vapour barriers on the walls seemed to be a grey area. It's only used as an office and not a "living space" so decided not to on the walls but did underneath the flooring. Our garage was always bone dry beforehand etc. I've put in an air vent for circulation in the front end. Thanks.

      Only if you want to live in it. But I would recommend it,as it's not expensive. Check with your local planning officer,they are a good source of FREE information.

      Hi Steve. I started to but it was a bit of pain to install. I only used a vapour barrier on the front end and floor. To be honest it’s was a really dry garage and haven’t had any issues since. However, if you can you probably should to be safe

    Brother can I ask you a doubt will you please give me an answer as I said my builder messed up the work a wall I don’t know what they done but one wall is really messed up I can see the joints of plaster boards I think they might be missed the skimming and painted the wall directly can I do the skimming on top of painted wall or I have to remove all the painting before skimming please give me an answer can I do the skimming on my own or need a professional to do it
    Or if anything I can do to cover the mess please give me an answer
    My house is a mess now I have to pay and get rid of him soon now please answer me

      I'm not overly sure. I think you can skim over paint as long as its in good condition and clean etc for the plaster to stick. I would seek professional advice though. Surely if the original plasterer messed it up they should come rectify it? Alternatively you may be able to use tape and filler to cover the joints which would be an easier / less costly option.

      I have seen folks use fiberglass tape for smaller projects. It's grided and makes it easier for the plaster to stick and fill in the holes.

      Hi Rebecca, thanks for your Feedback. Most of the work was completed on my own so the time frame was spread over weekends / over a few months. The overall cost was just under 5k, including electrics, plastering and security door.

      No, could’ve spent money and did that but the garage really was dry as bone. Had the conversion for nearly two years now and it’s absolutely fine

      Hi Daniel,
      38x63mm studwork timber, bought in 2.4m lengths. Treated on the outside and untreated on the inside to save on cost.

      The window at the back / back of the garage is the neighbours garden. Dont know what they we’re thinking when it was built. Plus that back wall is now a photography studio.

    Your floor will rot pretty quickly…as will the plate and bottom of the studs

      The back window? Strangely it looks directly into the neighbours garden. Plus the the rear wall is the backdrop for our photography studio.
