Del Mar property owner files lawsuit to build housing development

  • An ocean view property in Del Mar that spans nearly 7 acres just north of Dog Beach is at the center of a legal controversy.
    A developer wants to turn it into a large apartment complex called Seaside Ridge, with 259 apartments, including 42 that are designated lower income units. Two would be considered extremely low income, making them affordable for a family making just over $41,000 a year.
    Ricardo Flores, Executive Director on the non-profit LISC San Diego, supports the project.
    “We know that a family's zip code will determine their health, wealth, and life expectancy,” he said, pointing out 83% of Del Mar's residents are white. “They are, in some way, the poster child for a need for diversity because it's not just good for the families that move into Del Mar, but it's also good for the current families in Del Mar to live with more diversity.”
    The City of Del Mar has been pushing back against the project, saying the land isn't zoned for that type of development. But the state says Del Mar must accommodate 113 new affordable housing units.
    As a result, Seaside Ridge's developer filed a lawsuit Friday demanding Del Mar city leaders "approve the project as submitted, and issue all related, necessary project approvals."

    As someone with a local design company, We design pools, Eco communities, ADU's, food growing farms and ranches, greenhouses, landscapes both native and ornamental, Wildlife habitat restoration projects it is a shame to see that piece of coastal land be used for anything other than the community as some type of park. Environmentally speaking anything on that side of 101 is very risky and that being right on the north side of the lagoon even more so. The city or county should buy that land and create something that fits the environment but people could also enjoy. "Affordable housing" in that location would be a joke, how far will someone have to drive to find groceries at a reasonable price and not boutique shops along the beach designed for tourists. I grew up in a pristine section of coast on the Gulf Coast of Florida and it's sad to watch the seaside environments and access to the water's edge get cut off by greed and only benefit the select few. In the late '70s lived here by Moonlight Beach, there was so much better access to the water for the whole community then. We need places to live but the coast should be buffered and allowed to be shared by everyone.

    If you care about affordable housing go build apartments in all the abandoned buildings in LA
    Stop building on the coastline it’s already a mess going to the beach

    Housing and the cost of living gets more affordable as you move inland. Forcing the city to approve high density developments (because let’s be honest, affordable housing is hardly the priority here) in a low density municipal is ethically wrong.

    Sorry, but we need to stop eating up the small bits of nature that we have left. Also, look at how badly our cliffs and sra buffs are eroding with recent storms. Why would we put people in that predicament? Low income is an excuse. 42 of 200something units?That's how all of these developments are. If they want to solve the crisis with development as an approach, then why not offer a larger majority of affordable units per each project? 😞

      One of the few remaining green spaces between La Jolla and North end of Oceanside, That should definitely be an environmentally friendly park for many to enjoy and not part of just something being developed further eliminating access to the ocean for the select few and squeezing out the rest of the community. The attempts to spin doctor The project into something affordable or that would promote a diverse community is quite laughable..... They've got some pretty creative attorneys.
