    I love this video because it really taught me how real estate agents and brokers think. I am tax consultant so when you say "salary" or we assuming the agents have their own S-Corp or are they, employees? Great video, I gave it a thumbs up.

    Why use a brokrage if they take 40%? Why not just do it on your own? What is the advantage of having a brokerage, and is it really worth 40%?

      Each brokerage has their own commission split and they tend to be negotiable before you sign on. But, if you certainly become a real estate broker to collect the whole commission. Keep in mind, though, that to be a real estate broker in California, you have to have at least 2-years of experience as a salesperson agent, which means you will have to sign with a brokerage.     So if it’s a dual agency a real estate agent and brokerage will take the 60k on a 1,000,000 sell?

      Good question. Essentially, yes! What I mean by that is dual agency will result in the commission rate, for example 6%, being split with the brokerage and real estate agent. The brokerage and real estate agent will split that commission with each other depending on their agreed commission split terms.
      NOTE: this is how dual agency works in California. Other states have different regulations and some won't allow dual agency at all. So, depending on where you live this could be different.

      Hi, Arman! We aren't familiar with "Agent Zip." But, it sounds like a lead generating service. We're sure some agents use services like that, but our philosophy on lead generation has always been that you can wait for it, you can buy it, or you can go out and get it. We prefer to go out and get it. Using your sphere of influence and growing your network is the most fundamental way you can earn leads. When clients respect your work, they will recommend you to others and your sphere of influence will grow. When your influence grows, so does your business. I know that's not the exact answer you're looking for, but we hope that helps!

    This might be a dumb question, but so the seller pays the money and then the third party known as Escrow splits the money and gives it to the 2 brokers. Then the broker company splits it.. right? Sorry I’m just a 14 year old and trying to learn more..

      Hi, BepTex! This isn't a dumb question! Dumb questions don't exist because every question gets you closer to understanding how something works. Always feel empowered to ask.
      The transfer of money starts with the buyer. The buyer gives their money to the third party (escrow) and, when the transaction closes, escrow will send the money to the home seller and the brokerages of the real estate agents involved with the transaction. Then, the real estate brokerages will cut the commission checks to their real estate agents. In other words, the listing agent and the buyer's agent will get paid through their respective brokerages.
      Hope this clears up the process! Please feel free to ask more questions, if you have them. I'm more than happy to clear things up.

    PLLLLEEEASE make a video going through the details of contracts.
    For example I’m reading the Residential Purchase Agreements and some of the Terms and conditions… Well I have questions about examples, details, meanings etc of some of these.
    For example 22.C. (3) …. Broker shall not be deemed a party to this Agreement.
    Does it mean they would some how be taken out of the agreement after it’s already done/they already were? Or that whoever was in this agreement simply can’t arbitrate the buyer and seller in this agreement?
    I don’t expect an answer in the comments but just a suggestion! I would definitely watch that playlist several times to be sure I understand the language undoubtedly.
    It would be nice to be able to summarize concisely to customers as well etc

    Hey thank you for the lesson! I'm 18 ain't got a clue about real estate really. I plan on joining the army in a few months, my question is it possible to be a successful as a real estate agent only working on the weekends? since i would be in the military.

      Great question. Working part-time on the weekends is definitely doable. That's actually how Robert Rico (the person who founded CA Realty Training) started his career as a real estate agent. He worked full time as a teacher and, on the weekends, he and his partner, Carolee, worked as agents.
      Do you think that your schedule will be flexible enough to allow you to help a client? Are you comfortable working on your days off?
      This career is terrific and extremely rewarding. But, it does require a lot of attention, focus, time, and energy to become successful. I recommend this career for anybody who wants workplace freedom, rewarding paychecks, and the ability to help people.
      But, if you're set on joining the military, I can see balancing a part-time real estate career to be extremely challenging. Have you considered joining the military and revisiting a career in real estate later in life? Or the opposite: starting a career in real estate and joining the military later?
      I'm not saying you can't do both right now, but my question is, do you WANT to do both right now?

But, the reason why I bring this up is because the classes are taught by an active agent. There's a period in the session where you can ask questions, hear stories, and get a really good idea of what it's like to work as an agent. This could be a really good way for you to learn more about becoming an agent and starting your career, because it sounds like you really like the idea of becoming an realtor! On the state test or what I need to focus on more

      Aside from that, the state exam can be tricky. It will word questions in a way that's confusing to try and throw you off your game. Don't let it get to you! You know the material, so stick to your gut. Remember to learn the acronyms and to answer the easy questions first. You can always go back to the hard ones later.

      Hi, Shay. The brokerage does take a portion of an agent's commission. How much they take is negotiated before the agent signs with the brokerage. To avoid the commission split, agents can get their broker's license and become a broker.
