      Is that still good to invest for Q3?
      Is the price still can appreciate in next 5 years? How about subsale appreciation? I mean new vs subsale appreciation.

      Personally … … … well, i think people are hot because of Q1 Q2
      At first people are doubting Q1 , so expensive bla bla bla some more it is IDEAL (because Q1 is … … kind of the first high-end or seafront development by IDEAL, if I'm right) then the result it… … … Q1 owner makes the most money , then Q2 of course another increment in price , when people see the success of Q1 Q2 lots of existing owner buy Q3 too, but if you ask me… … … … i think it's a bit late, the capital gain will not be like Q1 anymore… … … if you buy just to own it like for own use, holiday , weekend house, you're fine to go for Q3 and as long as the view is not too bad , however, if you wanna take some risk, can look at Mezzo at the Light or you can text / call me , let's explore more based on your budget

      Thank you for your professional sharing. I'm comparing between 950sqf Q1&2 between subsale & Q3 of 950sqf /1000sqf.
      Let say if I put in subsale now 950k+ vs new about let say 950k too...is that possible price increase to 1.1M or 1.2M in next 5 years? Still surveying on this which is better option. And Q3 little more unit 530+ compare to Q1/2 but off course new building later..
      Btw Mezzo is new but I little bit doubt on the daily traffic in The light city not sure if is good for residence as plenty of big convention centre/art exhibition/Airbnb/big shopping mall just next of it. Not to mention even traffic now is quite heavy & development quite near to highway too. Queens got shopping mall too but just little bit short distance away.

      I think… … i think ya, it is possible, to be 1.1m, 1.2m I'm not too sure because it still depends how well Q3 Q4 will be priced later, and rumours say there be hotel/ serviced apartment instead of Q4, of course i could be wrong ya , but if Q4 is there, for sure price will be higher therefore 950k definitely have the space to grow because developer will also go higher price while by the time if you sell slightly cheaper than developer or almost the same then …… … 👍
      You see, that's why i mention the word "risk" if you're ok to take the risk for Mezzo, the indirect competitor is Queens and Gurney too, Gurney at north, Queens at South,
      While the convention center and mall is at the middle of island and it is really first of it's kind where the mall, convention center next to expressway/ highway,
      There's different opinions, some say noisy, some say traffic,
      But no one knows, just like Q1, majority of public are not very optimistic but look at it now, very successful i would say and then those that didn't buy, come to look at subsale/ resale then only mention "last time they bought so cheap, now earn so much" and take this as an reason to negotiate for the price which is really … … … … … you know… … there's nothing we as an agent can do, people bought it earlier, they took the risk, therefore the reward is there
      When you look at the Light, the earlier decade people are losing money, only Light Linear made most of the money, the rest are losing interest and payment on maintenance fees, but now, somewhere around last year, cheap units are all sold out, those that having higher holding power, the owners of light collection refuse to negotiate on the price anymore, after so many years they are holding and IJM already start to build the mall
      About the traffic, it's actually the same as Queens, you try 2 different days and both at same peak hour and you'll know what i mean… … … for me… … … there's no difference, Queens is pretty congested too, and congestion is good while people keep complaining, if no crowd/ congestion, you would hesitate to buy the place too (ghost town i mean) ,
      The risk and reward for the Light is higher, again, first of it's kind in Penang, no one knows, if the mall is successful then … … 👍👍👍 if it is not as good, you can accept to sell Mezzo at original price, then you're safe, if you want a stable 1, go Q1,2,3
      Just my opinion ya, i could be wrong
