    You guys should start explaining the difference between your credit scores and mortgage scores!
    Having a 650-700 credit score does not mean your mortgage score is 650-700 !
    It could be 590 or less!
    Please get THIS message out so people won’t be misled like I was!💯

    Thanks for explaining this. I think my lender used to be a dentist because she pulled my teeth for 30 days after I was given a clean checkup. (Pre-approval) 🤐

    I just dropped my lender and withdrew my application because my loan officer was never available and never answered the phone. The last thing I needed to happen was for my loan to fall through while under contract. Especially being that I am a healthcare traveler.

    Thank you for all this helpful information. I am going through loan approval process right now. I found the house, I really like and I going through the loan approval with the builder preferred lender as they offer some incentives to go through them. Do you recommend I get a second approval with a different lender? I already signed the purchase agreement so I may be to far in the process. I am a first time home buyer so trying to figure things out. Anyway, thanks for sharing all the great knowledge.

    Is pre-approved will effect to credit check? They will soft or hard check?

      I have no idea if you will qualify without looking at your entire file. We start with a soft credit check, but if you’re doing a government loan, we really should do a hard check as the soft checks throw false negatives. If you’re doing a conventional loan generally a soft check fine to get a general idea, but to be fully underwritten we need to do a hard check. If you’re serious about getting a house, I always recommend getting a fully underwritten preapproval.

    Is there was a way for lenders to give a ballpark figure of what i can qualify for so I can make an informed decision about the pre-approval process ?

      they have to look at everything in your credit reports and the types of your income and your loan types. And they have to verify/double check so ballpark still means nothing b/c they dont want to give you false hope

      Preapproval 90 days but easy to update. (You don’t have to start from scratch we just update income and assets) Credit is good for 120 days.

    We were approved for 300k va loan but the house we are interested in is 325K our realtor said to see if a conventional would be more beneficial. Is that an option 🤔?

      I would chat to your lender about going up to 325. I don’t see how conventional would make sense as it is more restrictive on debt to income. Feel free to call me and let’s pull rates to see if you are getting a good deal. I am on pacific time 707-478-0637

      Loans are done electronically now and lenders communicate via telephone, email and text. It does not matter what zip code your lender is but whether they are an expert and if they will perform.

    I've got my pre-approval letter from my bank and signed the offer letter from the owner of the house with the lawyer's consent. My question is, what is the next step or process in this? My bank has my bank statement showing my downpayment and closing payment, but it's been a week now, and I haven't heard from the lender. Given that my turnover is on May 1, 2024.

      Never hurts to just touch base with your lender and see if there’s anything they need. Generally the lender would reach out to you if they need something I would make sure you’re checking your email, but always good to have open communication with your lender or Lending team.

      Thank you Jay!:) We should get you preapproved late June:). Preapproval good for 90 days but easy to update and credit is good for 120 days. For a September close you want to be shopping in July and august. Closing is less then 30 days but there may be the perfect house in July but not august etc

      I explained what my preapproval processes with my team it varies based on Lender. All lenders preapprove differently so to pretend there was one way everyone does would be a lie.

      Generally If your son is a minor we can use if it goes to you or if you are the guardian. With your wife to use hers we would need to add her to the loan.

    Hey Jenn, I hope you had a good holiday season. Question, are yall familiar with Texas Veterans Land Board exemptions. I'm trying to research a VLB loan inside of a VA loan and outside. That .5% discount on rates is such a massive incentive, but it's so hard finding a broker that is familiar with it.......

    Im confused i got pre approved from two lenders. One was a manual underwriting for $140,000. And then one was automated approval for $150,000. Y did i get flagged for manual and never got flagged for the second one for $150,000???

      I would wonder if the 150 is legit. Lenders don’t do manual underwrites for fun.look at the reviews of both loan officers and ask them about it
