      @@ryne1226, no. The statement date is obtained in your credit card statement, usually there is anywhere between 4 to 6 days difference from your due date…

      I'm trying to buy a house. I was told that my mortgage score wasn't showing and that I needed to wait about 2 more months. I'd never heard of a mortgage score. Why can't they see it. My lowest Fico score is 737. I've been working hard. I've learned tons since March, 2023. Thank you in advance. I'm currently doing everything thing uve talked about. Even disputed 2 things that got removed literally the next day for me. A week for my daughter. Thanks again. Very detailed video.

    I found that not using my debit card so helpful. I will start working to get a credit card for sure. I have never used my VA loan here in Alaska. My credit score is not good. I pay everything with my debit card. All my bills are paid on time with my debit card at present. Very helpful for me to start to get my score up.     I love this! I learned a valuable lesson just recently about credit. I had a card with a huge amount of available credit on it and I was determined not to use it and was doing well. Then they offered me this balance transfer deal! I ignored it for months and then I decided to read the information and decided I would transfer an amount from another card to this one to get the no interest deal and since both cards were open, I figured my score should be fine because it's not new credit..I'm reducing one a lot and adding the same amount to the other one. Well, my score dropped 24 points!!! I was like, wth???? Needless to say, I'm paying that transfer off lightening fast and will not fall for that ploy again!!! I had no idea that would happen...I really didn't.

      Yeah balance transfers can definitely look way better then the reality. Most have a fee that you pay as well at 2-3% to get 0% for 12+ months.

      @@faithkoebert406 - The story is basically your financial history story. The lender will look at not just your score and accounts, but will listen to you explain negative things on your credit. My lender listened to the fact I had a job gap that negatively impacted my credit. It didn't mean I couldn't get financed, as long as I worked to get all the little things cleaned up, I was able to get financed.

    Hi Jen - great video, thank you for sharing! Quick question regarding closing accounts and I honestly don’t know the answer to this neither have I researched on it yet. My wife and I are planning to pay off the remainder of her student loans sometime next year and also we are possibly exploring the options of looking into our first home buying options. Will paying off student loan and hence closing that account affect her credit report to an extent where it could ding her credit score to an extreme and cause issues with buying our home?

    I’m a veteran and watching this is a blessing. I was late between 2020-2021 a few times. I had multiple family members pass away causing depression triggers. Then 2 of my best friends died. It was horrible. My payments fell behind and I forgot about auto pay. But thank you for this. I’m back on track. Thank for this.

Thank you so much 😊 What is the difference in processes for Buying a new build versus a already built or older home? Do you still need to go through the process or go through community home builders they set you up with? I’m so confused.

      I would get preapproved by the builders lender and an outside lender so you can compare. Always good to have a few lenders to choose from :)

    Might want to talk about this rescore thing that a lot of Mlo’s do for clients as it relates to credit scores.

      Good call. I am not a fan of "rapid rescores" as they are never rapid and often do not give the hoped results. I only use in case of an extreme emergency.

    How do unsecured personal loans affect your chances. I got personal loans to pay off credit cards and to reduce interest rate, and lower my total monthly payment, resulting in my credit score going up. But how does the underwriters perceive those loans when looking at my credit worthiness. They are autopay loans, so I don't really worry about them, although I make it a habit to monitor my credit carefully.

    Im looking to buy a house in May, have a 665 credit at the moment, about 6 cards (3 of which opened within last 7 months) but have total utilization of around 30%, all payments on time at 98% on time payments( haven’t missed a payment since 2020) What would you suggest for me to get approved in may with down payment assistance.     Thank you for dissecting this topic. I have 2 questions. I just got married and we're trying to buy a home. We want to combine our accounts, and I have a credit card with my bank that I use for daily expenses. I order to add her to the account they have to pull her credit. We both have over 760 credit scores and have already been pre-approved. Should we wait to combine or would it matter? #2 How do you freeze your credit like you had mentioned.

    When applying for a mortgage, do they really look back the last 7 years of payments in your credit? My father died in 2017 and I was also going through a divorce, so I missed payments for basically 5 months.
    I'm wanting to buy a home soon, should I wait until those missed payments fall off after 7 years? Next year they will fall off. I haven't missed a payment since then.

    what if your tell a bunch of lenders, brokers for a mortgage loan to match other mortgage loans to different lender, don't they do an inquire on your credit history that could possibly lower your credit score?

      Do not close your accounts. Pay them off weekly a month before you have your credit pulled

    Hi Jennifer, I live in Southern California and I was gonna purchase within 2 years after my vehicle is paid off! I have a credit score of 767 I know it depends of the price of the house but to put 20% down but realistically how much do I need to put down? Would it be better just to wait until my credit gets above 800?

    Your due date is 3 days before the last day of the billing cycle. Don’t pay using the due date.. it’s a trap. I always pay in full before end of billing cycle.

    Thank you for this video!! Is paying off a car that I bought in 2023 a bad idea? This will lower my DTI to 0 but not sure if it’ll also lower my score too much. Currently at a 790 score.

      Your credit score is already pretty high so paying off the car likely is not going to have a very big impact. In regards to paying it off, if you are doing it because you think you need to to qualify, make sure you talk to a lender first as generally, we would have you pay off the car at closing if you had to
      not before.

    @Jennifer Beeston so is it better to have a credit card ( at least one) because I don't, was thinking about applying but my credit score has been steadily rising without one due to my on time payment. If I get a CC how long would it take to be able to apply for a mortgage ( my guess is a year or two correct?)

      It could be within 3 months. Assuming you have student loans or a car loan. Something has to be driving your score up

    I want to start the process of buying a house. I have some late payments on my credit report but it was 4 years a go the last time I was late on my credit cards. Since then I been good making payments on time. Do you think those late payments from 4 years a go will affect in qualifying for a house mortgage loan? The only thing holding me back from applying for a mortgage loan is that. I’m not sure if those late payments from 4 years a go will affect me. all my accounts now are on auto pay and have been current and in good standing for the last 4 years. I even gotten automatic credit line increase because of how good I have manage all my accounts for the last 4 years.

    I take out cash in the branch when I need. I don’t use debit cards whatsoever. Also I am using the my credit card as a 0% interest 14 month loan with a visa balance transfer so my credit dropped like 60 points from 805 to 745 due the credit utilization :(

    I put a 2k charge on my card a couple days before it reported.... Cost me 62 points.
    I paid it off within 2 weeks, but it took 2 months to recover my score.
    So be aware of WHEN your card is going to report and avoid spending at that time of the month.
    I now use multiple cards. Some report at the beginning of the month and some at the end. So I use them according to that.
    I am trying to buy a house now and the only thing I am worried about is inquiries.
    I bought 2 motorcycles in 2021 and the dealership had 17 damn banks ding my credit so now I have 17 inquiries.
    I have 1 missed payment from 2 years ago (switched banks and the finance company failed to switch info even though I called them 28 days in advance) but I have written them a letter to clear that up.
    Good score. High income.

    Is there a cap to how much collections you can have that would cause a decline?

    What about Student Loan accounts that are recently closed?
    I am preparing my credit to buy a house in a few months and recently made the final payment on my student loan. That student loan account was closed and my credit score dropped 42 points just this past weekend when it was reported to the credit bereaus.
    I was thinking paying off my student loan and thus have lower debt to income ratio would have had a positive effect on my credit. Can’t help but feel like a punishment

      Its the closing of a tradeline that hit you as it was probably your tradeline with the longest credit history., We see that happen when people pay of cars too.

She has a decent income ($200k+), and is looking to buy a house. Should she still just worry about proof of rent/utilities? She was worried that getting a credit card would make her credit worse if she wants to buy in the next 6 mos. It sounds like from your advice that she is right to wait?

    Hey Jennifer! What if i have a 7 year history on the credit card but havent used the card in 1-2 years and have 1 late payment and lender said i have a 800 credit score and system said i was good but now im working with a different lender i also have 20% down and cash reserves would i be qualified? No debt as well. But i did recently use the card and have $200 in debt while im in escrow im going to pay it off today tho.

      If you have an 800 credit score I would not be worried but no idea on qualifying as debt to income is key and you did not cover that.

      I had an EVICTION JUDGEMENT -------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- and quite a number of other negative items on my report with a low 400's CREDIT SCORE. These prevented me from getting a mortgage until I starting looking for help.     I applied for a mortgage and I am in the underwriting process. I opened a credit card about a month before I applied, and I forgot about it. I didn’t report it to my LO until today. I have no balance on it, and it didn’t show up on my credit report. Will I still be okay?

      I would join landlord facebook groups so you can see what the day to day struggles are. Also check out my investor playlist on my channel which has some things to watch out for. That list will be building out more and more in the next few months as I am starting to see a lot of investors in play again. Also stack as much cash as possible

    What about charge offs? I can't get a clear answer on this one. I ran into trouble during 2020 and had three cc's closed and charged off. Are they still considered a monthly missed payment? How does it reflect?

      Charge offs should not come into play unless within last 12 months then it is a reflection of credit. Collections do come into play and we have to calculate a payment

      Great question.. I was thinking the same thing..to pay off the car loan few months before we apply for mortgage. .. we currently sit at 8% DTI but if we pay off our car loan, then we will be at 3% DTI.

      @@philam297 if your debt to income is that low paying off can hurt you as it closes out what traditionally would have been a longer credit trade line. That is the issue. Cars paid off=closed trade line. If someone has to pay off for debt to income reasons we have them pay at the closing of the loan to avoid credit score drop.

      @@JenniferBeeston This is a GEM! My car is due to be paid off next July. The payment is signif at $770. I was considering to pay it off early by Jan so that I would be in good shape for the VA Home Construction loan, but maybe not? Maybe pay it off just before closing? Hmmm...

      They will run your credit and start a New trade line which can harm your score. You really want to avoid credit hits and large new lines of credit right before you apply for a house.
