    • @OnMyButterflyJourney
      @OnMyButterflyJourney Před 7 lety +2

      sheriwhispers agreed...all that land WTF! DISGUSTING! imagine someone peeking in the "mudroom" door as you bathe! & it's not a true mudroom nist enclosed part of the garage and made access to the bathroom. and WTF was the washer dryer shoved sideways in a tiny closet with ALL that space!! why not at least put the washer dryer in the "mudroom" and no door to the garage from it but punch a hole from the living room into the garage..ales more sense...the Floorplan seems jorrible. like maybe that big "mother daighter" area as he called it was the original garage...hence the step down into that area? just a horrible Floorplan and waste of space on general..even the lot is obnoxiously a weird use of space...look how the neighbors to the left have built their home within mere FEET of this home...and all their property is on the other side of the lot...like why not flip it and have distance between the homes. just overall weird and obvious the prior owners weren't gone yet with all their belongings still in the home ...empty nester not likely to have such an amount of kids toys (even if for grandkids..) just saying grandparents typically have a swingset or something to occupy the kids when they visit not an entire room of stuff that looks daily lived in. just a weird hodgepodge home imp. beautiful view but clearly they wanted out for a reason.

    I love this home with 2 exceptions, 1 the clawfoot tub in the middle of the floor , right off a mud room, and that small washer and dryer area lol sideways. But those are easy fixes.

  • @lostindiancamp
    @lostindiancamp Před 7 lety +3

    Not crazy about the mudroom opening into the bathroom, especially with the door that you can see right into the bathroom if someone is taking a bath. For a sizable house, the laundry area is really small. But, the house really is gorgeous. I've never heard of a toilet being called a hopper. LOL I especially love the porches and deck, even though that exposed wood on the deck is extremely high maintenance.

    Like property, any woods? Not sure about house, too modern, maybe? When you live in country, you are free to be a barefoot girl, long cotton dresses, floppy straw hat, have chickens, a few sheep..for their wool. Close by Amish, a plus. Woodburning stove... remember those elegant Vermont Stove, nice. Just a hint, what I like. Maybe, I can get some help from the Amish, to plant a great, quaint garden, flowers and vegetables. I might like vegetables, the Amish don't grow. The house could be a cottage, 1850-1915. And it doesn't have to be perfect. Could be quirky? Nice porch. At least, one bath, indoors, Please!

    Hi Brad-did this one sell yet-it is so affordable and what a great area-is this in the same Amish area as the new one on 125 acres you posted last week with the 20 min video? Can you tell me the city/county so geographically I know what we are talking about? I am trying to get a little more informed on the area in KY you cover. What is your coverage area in miles you all cover in KY-50 miles, 100 miles? This is a great starter for moving up there-is there any tornado danger in that area-just do not know much about prefabs compared to S FL which are generally shabby-this looks solid as a home. Sorry for so many little questions-really like this one and thanks for responding on the big one w 125 acres. Hopefully we will see you up there within the next year for a prospect visit to buy.

    • @BradSimmons
      @BradSimmons  Před 5 lety +3

      Warren Wimmer - sure, I get that. I just show the properties --- it is the agents' job to give you the current price - prices change all the time. Many sellers drop the price if it sits for more than 30 days. So who does it benefit if we put $150k - when now, its $135k? You wouldn't necessarily look at it at that price and the sellers wouldn't sell. No bueno for either party. I believe this sold for $125k or $130k. Interested in buying a property? call or text Ken 859-494-5521 --- he's glad to point you in the right direction and send you good properties that meet your criteria.

  • @angiekrajewski6419
    @angiekrajewski6419 Před 6 lety +1

    One thing...having a barn downhill could be an issue if have a heavy rain the water will run inside the barn..besides beautiful...we need to know how much taxes we have to pay...for this...and all the county laws about raising livestock, gardens..etc...are they’re anything about off grid ?...rain water catchment..instead to use the Town water...cause it can be a no as answer...for some people...really those questions would save you time if you could answer on youtube...

    • @BradSimmons
      @BradSimmons  Před 6 lety +1

      good questions really. in most counties in KY by us - taxes are based on about 1.2% of purchase price --- UNLESS it has 10 acres, then it is deemed agricultural, then they are a bit cheaper. Example - we just sold a 200 acre place wiht a nice house - it sold for $650,000 - house was valued at 275, land was 'assessed' at 100 for tax purposes = taxes 3600. the 10 acres makes a difference. If this property you're looking at was 9 acres for example, and sold for 125,000 = taxes would be about 1300. clear as mud? :-D

    • @BradSimmons
      @BradSimmons  Před 6 lety +1

      If you are zoned Agricultural (which unless you are in city limits) - you are zoned agricultural - so by right, you are allowed livestock, gardens, etc. It really is that simple. Come, bring your farm animals and start living. Some counties have no restrictions - which some people really dig. Do what you please.

    • @BradSimmons
      @BradSimmons  Před 6 lety +1

      SUPER question - here's my blunt answer ----- Water - municipal water sounds so 'on the grid' and that's cool if you don't want that. But I am here to tell ya (we';ve done it) - catching water ain't all that sexy - you still have to filter and chlorinate it a bit - and some months you can't catch it - it'll get worms, etc. City water comes in - no power? no problem, it is gravity to your house and barns - and it is cheap. We use water like crazy - two teenagers in the house, animals, etc costs us $40/mo. We used to catch it - I am well over that entertainment. :-D

    • @BradSimmons
      @BradSimmons  Před 6 lety +2

      To my understanding (I am not an Atty) yes, you own the mineral rights - unless it specifies in the deed you do not. Off grid - sure why not? who would care? We have a ton of Amish people in the community - many of them are off grid... Its cool in Kentucky = less rules.

    • @philxdev
      @philxdev Před 6 lety +1

      you can actually do a lot with catching water, put some drainage pipes down the hill site and have a big tank down there to water plants and stuff. going through the hassle of treating the water for "human" usage indoor can be a hassle and if the water prices are low you can stay away from this.. also catching water from the roof could work for stuff like the toilet if you put in the extra piping.. but yeah in the end you have to do the math. Some solar panels to pump water and maybe get a heat pump going could also work.. there are so many options and if you are really free to do "most" of what your heart desires you can find a way.

      ROADDAWG SOLUTIONS - Any body who wants to raise their own foods without chemicals and junk, have your own dairy cattle fo fresh milk and butter. A safe place to raise your children, away from the dirty city, where they learn how to plant, grow and care for plants and how to feed their families someday. Imagine letting your kids out to play without worrying they will get raped, beaten, stolen...a beautiful thought!

    May be Amish country but it is not an Amish farm! It would be in full cultivation and the house would not be in perfect condition! I lived in an Amish settlement in Pa.

      Thomas Tolbert - Amish people don’t care for their homes? That’s not how I would’ve pictured them. My son lives near an Amish community and they are extremely busy, working on homes, landscaping, gardening, etc...But their homes aren’t run down or shabby at all. Maybe you lived in a Rebel/Rogue-Amish Breakaway Clan?

      @cacatr4495 Před 6 lety +1

      The online dictionary says, QUOTE > a container for a bulk material such as grain, rock, or trash, typically one that tapers downward and is able to discharge its contents at the bottom. (End-quote.) Apparently, Brad uses the word in application to a toilet.

      Brad Simmons I'm looking for a little place like that, same $ amount. House doesn't need to be that big but could live with it 😆 Big Two story Barn "Preferred" but not necessary. Maybe a little more land 20-160+, and ALOT more secluded, if possible! Looking to practice long range Marksmanship!☺ Partly flat to rolling terrain, The more acreage, the more hill's the Better! Fenced would also be great, but not a deal breaker! Same or similar kinda septic/water/propane- gas set up! Uuumm If possible ALOT more Tree's, Cedars, Pine, oak?, Fruit and Nut tree's if available. River/Stream, Spring, Pond'-s, but again, not a deal breaker. NO RESTRICTIONS, if at all possible! (PLEASE) 😂 Caves if ya got 'em! Would like an old Tractor or two! (but not necessary)😊 In Central to Eastern Tennessee, but Kentucky's fine too. That's all I can think of for time being, Thank You Sir! TH

      They have an area on their website where you can list or check off everything you want, and it will send you listings that match your criteria, as soon as those places become available. That's the way to do that. :)

  • @randomvideosfilmcollection3161

    Yea such a crazy low price! So low you wouldnt believe so we wont even mention. No Thanks! Prefab homes are junk. If your going to go prebuilt get a cabin. Otherwise you may as well buy a Mobile home. Same as this modular piece of junk only alot cheaper and easier to get rid of when it falls to pieces. Plus having 11-13 acres or whatever while still having the 2 houses next door at arms reach is just tacky. I mean come on already. Whos barn? Theirs or ours? Lol whatever! Dont even get me started on location. How far would i have to drive to work if i relocate? Hmmmm. Theres a reason why its amish country. Goodluck with finding a sucker. By reading these comments there are plenty of them out there.

    • @BradSimmons
      @BradSimmons  Před 2 lety +1

      Hi Anton R, CZcams knows quality when they see it. :-). sure, I get that. Mimi can get you in any property in the state - and help you get approved - call or text Mimi - 859-310-2814 --- she's glad to point you in the right direction and send you good properties that meet your criteria.
