    外国買屋,你可以請獨立專業人士做屋宅結構調查,你自己的代表律師也應該在你們成交之前查看所有地契,所以有一位代表你的律師極為重要。如有當地朋友幫助了解當地情況,會更安心,所謂出外靠朋友,祝大家一路順風!

      在英國買賣地產一定要經過律師的~這叫Conveyancing. Transfer of the title deeds, making sure there are no hidden clauses in the. Sale Agreement etc

    I don't like to live next to the school; few blocks away will be ideal. It will be very noisy once the school is opened. The traffic is a nightmare before the school starts and ends to drop off and pick up their kids.

    nah, they have to provide the floor plan to you in the contract. you have your due diligence to check it in detail, or you get your solicitor to do so.

    按唔同council 唔同規矩,視乎佢council地面面積要求,喺某地面面積之後,可以喺花園起多間叫Ganny flat 嘅屋(呢間屋都有面積要求)。分問門牌號碼,就多間屋出租 or 賣。呢個係買地大嘅屋好處。如果佢Ganny flat 已經賣左比人,當然唔好買。一黎你地细左,二黎如果有common area ,要同佢分工打理或者搵出面公司打理,又要成日同佢溝通,煩都煩死。

    喺加拿大,買樓之前要搵律師做extensive research about the property, 一定會話你知後院有另一property. 另外,D戶外木經日曬雨淋,幾年後就變灰色,不一定是殘舊,買D deck wood cleaner 清洗一下就變番原木色。

    I think you do not understand the way a land is used elsewhere since this is not possible in Hong Kong. If the lot is bigger than a certain size, the owner is allowed to sub-divide it into multiple smaller lots and sell them. Google map has a delay of several years. What you see on it does not reflect how it looks now. The way the owner did it is totally legitimate as long as the title deed shows the lot to be sold matches the actual lot size. What you see is what you get.

    買 Apartment 穩陣 D ,私隱度及安全感都會高 D。喺外國好多死鬼仔知道你哋 D 亞洲人係屋主,會惡作劇你間屋甚至 break-in 你間屋,移民買樓,資金不多的 brother 一定要問多 D 過來人,做多 D 功課,了解清楚當地民情,否則落疊之後,後悔莫及!到時賣又賣唔出,錢又花掉!

    如果獨立屋有加建要留意,因為施工不好好容易有漏水問題,最好買有雙層的玻璃窗,冬天會比較save heat save and save $

    It's perfectly normal for this to happen.
    I don't know what the problem is...
    The seller needn't tell you as you can see (video proof) that the fence has already been erected, so it is literally "you see what you buy".
    Also you could have done searches to make yourself satisfy but that is not necessary as a normal person would only assume that the garden you see is the garden you buy, not what's behind it...

      Hongkies are naive.. they never ask how much Council Tax they should pay. What Band the area is in, hiring a surveyor to do a thorough check.. they just buy what they see 🥹

      我剛剛睇咗一間semi 4房舊屋再裝修賣,但屋隔離有地盤圍住,快起屋,上網睇係同一地址,就係呢個case 了!agent 話已經攪掂業權
      但council tax 是band C, semi 4房是band C, 是否影響resell value ??

    英國買屋一定要經過律師行,一定要再花錢找一個好的surveyor (一定要, 最好level 2 plus survey)英國的 surveyor 會把你想買的屋,屋 地, 屋的結構,周圍 政府有沒有重大改變

      如果中國有物業 surveyor 中國90%以上的房屋都交不了,全都不合格。如果沒有合格的 surveyor report, surveyor 會叫你不要買這房子和銀行也不會借錢給你。

    It is not a scam tho, if they are only selling you half of the garden and keeping the other half, it’s perfectly legal to do so because it’s not part of the bits that he sells, he owns the whole property and it’s up to him to sell whatever.

    塊地夠大,仲係corner block, 係可以做land division, 起兩間detached house. 而家地就越來越貴,所以盡可能買地大既detached house, 最好係corner block, 到仔女大個結婚,可以起多間屋比佢地哋。

    世界疫情严重,很多無良業主欺騙新移民買家。你们要自己去尋找建筑物結構同價錢先!这里通常業主會装修好出售高价錢,例如潮濕部分損害,他们會遮盖令到買家看不到。總算你醒目!現時貪心的人多到數不清。講解非常清晰!👍👍👍

      同意,我唔覺得業主有問題。對方planning permission甚至都未批,更加不會特登講。對方本來就只是打算賣這塊地上的屋,至於附近鄰居打算起咩,係己方律師要去查的。

    有點不明白.美加揾屋睇樓都要有中介人(realtor) 協助.通常他們會幫你做哂 land search 才帶你去。並需要提供所有隐藏問題!做漏野可以告佢!

      另外一定要找structural engineer公司做份報告關於間屋,尼樣野直接影响買賣價及維修費,一般英國屋都近百年或更長,除非唔再賣,否則知多D間屋及land歷史好重要。
