    Scents; there are a lot of people who are allergic to scents, and I'm one of them. I need to smell the actual house to make sure I can tolerate living there with my allergies and asthma. Don't cover it up, clean it up.

      I agree, I have done an "about face" if the house has an artificial scent. Carpet sprinkle is the worst.

      Oh yeah, I agree with the artificial scents, those chemicals are hormone disrupters, they make me sick, they are not healthy for anyone to breathe in, I will exit the house stage right it the house has that in there, plus I would be suspicious of what is being covered up

    I can’t even stand the fragrance in my laundry , not to mention throughout the house. 👎
    Absolutely, hate scented candles, sprays, etc.

    Some people do not like the smell of vanilla. That smell would have a negative effect on me when I walk into a house. The best smell is clean. Just clean. Any fragrance would be a turn off for me. Just go neutral for the sake of very sensitive people.

      @@singerjo5791 Yes there are. That’s why clean and fresh is the safest way to go. I recently went with a friend to view a small cabin for sale in the woods. Whoever staged that little home for sale did an excellent job. From the first step through the door it was a pleasant experience. Everything was clean, fresh, uncluttered and very tastefully appointed with no candles burning or artificial perfumes filling the space. I didn’t want to leave.

    We listed our picture perfect newly reno’d house a few years ago and it sat for six weeks despite several showings. So, we typed up a list of the top ten reasons we loved living in that house. We made copies that people could take home. We immediately got multiple offers on our house. Tell potential buyers what makes your house special (what cool things are close by, nice yard, great school that brings in nice people, etc). It really made a difference.

      💯 Am a huge believer in that "feature list". We know what we "put into" our house when built. Added square footage, added windows, types of glass block windows you can open/close, all interior walls insulated for noise, etc, etc. Stuff buyers can't see and don't exist in your neighbor's house.

    I'm actually in the process of re-painting the entire interior (ceilings and walls) of my home with Benjamin Moore White Dove; it's beautiful and soft. All of the trim and interior doors are being painted with Benjamin Moore Chantilly Lace and it's the perfect complement to the White Dove. Audra, you deserve 50K and more subscribers - your videos are informative, on point, and fun. Thanks for sharing!

      Colors seen regional, I haven't seen much white in Texas, and even in the exterior, I only saw it on the one house on the neighborhood who had stucco instead of the reclaimed brick everyone else has.

      @@johnhaller5851we just sold our house in Texas and one of the selling factors was white and bright paint that I had vs neighbors houses who still were stuck in Kilim beiges or grays.

      I agree. I never liked the color grey because it reminded me of battleship gray. So boring and recently I’ve been seeing so many battleship grey cars. Uck !!!

      Blue grays and Ashy wood tones are still in think beachy colors. Color of sand the ocean, drift wood.

    We sold our house when we had already moved. When we were in town, I visited the house and was met with a musty odor. Our real estate agent had “staged” the house w ratty decor and had stashed the extra in the entryway closet. The smell came from old dried flowers they had stored there and was the first impression when buyers entered our home! The other smell problem comes from real estate agents, male and female, who wear overpowering cologne or perfume. Just crazy stuff that lingered for hours! There, that’s my complaint! I recommend a clean smelling ie no smell house.

    Next time I hire a realtor, I will make sure I interview them first, . Because nothing is more frustrating then not being happy with your realtor .

    Scents- NO Glade plug-ins, please! Went to an open house and immediately smelled a Glade plug-in. Couldn't get out of there fast enough. I'm chemical sensitive and those things make me gag. Also makes me suspect they are using them to cover up something like musty smell.

      Studies have shown that all those fragrances are just carcinogens. Carcinogens cause cancer. Notice the explosion of lung and brain cancer the past decade? Among people who've never smoked?

      I've heard that they're hormone disrupters. I stayed at a friend's house and had to search until I found the source, which I then bagged. The smell was gross to me.

    I get migraines from perfumed anything. I have turned down houses cause they had a febreze , or perfume smell

    I totally agree with you about toilet seat lids being down. I can't tell you how many pictures of homes I have seen and NO one puts the dang lid down. I just don't get it.

    If I walk in a house and it has any smells, I have to leave right away. Allergies and respiratory issues are constant problems for me and many others.

    It should be obvious, but take all of the junk off the kitchen sink, bathroom counters. Have the yard manicured and shrubs/trees pruned. Fix everything! I’m an unusual buyer in that I can look past a lot of stuff. But most people want a model perfect home to walk into. Do not rely upon your own wisdom. Your realtor is your best friend!

    Cannot stand scented candles etc. I bake SWEET POTATOES. The house smells great and it's all natural. OR if it's in the fall/winter I will boil orange peels, cinimon sticks and cloves. It smells amazing and again...all natural so no buyers are going to get a headache or sneeze!

      Love cinnamon but my husband doesn't. Cloves smell gives me migraines. Like the throwing up kind. You might want to rethink your smells.

    LOL - Years ago I tried the bake cookies trick and it backfired. I forgot about them and they burned! The agent came to me while I was waiting outside during the showing. She told me that something was burning in my oven. I was SO so embarrassed!

    Many people are unaware that scented candles and diffusers can be harmful to pets and they can kill birds. If my realtor puts these in my home when I (and my pets) are living there, I'll fire him/her.

      I hear ya. Its a great discussion to have with your realtor. However, if you do have pets and birds and other critters sometimes their odor can deter buyers from moving forward with a purchase offer. The sense of smell is powerful. I would at a minimum make sure the house has fresh air streaming through the property. Nothing worse than walking into a smelly house. We all have our own personal house smells. We don't notice it when we live on the property..but visitors do notice it. Using fresh clean organic smells is a good idea (Fresh Lemon, Orange, vanilla)...just to make the house smell fresh and to get rid of any personal smells. Just. my opinion.

      I made it clear up front when I sold my last house….nothing scented! And informed my really great realtor I would not even go into houses where scented cleaning products, scented candles, aerosols had been used. I did not know some of these things could kill birds…but as an RRT/RN I do continued use is detrimental to human respiratory health and just like cigarettes is a cause of lung cancer/ disease…thanks for the pet info..

    My thought for adding a scent to a house: cut a lemon. By the time the customers come in, the strong lemon scent is gone but there's still faint citrus.

    Another one Audra to say is every bathroom should always have a new roll of toilet paper for all showings. It's crazy when I see rolls that are half used or almost gone. It's like the sellers are saying "Hey potential home buyers for our home that we think is the greatest, we just used this bathroom and it wasn't a pretty site". Just saw a $10 million dollar beach listing like this and I was like what he hell is this agents deal.

      So true! even for myself I keep a very full roll on my dispenser. The "almost gone" one is place nearby discreetly but I like the look of a full roll. I also dislike it when I am a guest and the roll is almost gone and I do not see a new one nearby. What am I going to do if this is not enough?

    First buyer who entered my "extra clean" (Realtor's description) house made an above-price offer. I believe that the house was correctly priced.
    What did I do? All repairs completed, new roof installed, trees trimmed by arborist, new paint inside and out. Finishing touch was cleaning by 8-woman crew ($400). No staging because house was empty. The only fancy touch: Ceramic pots with flowers flanking the front door. Compared to the houses I saw as a buyer in this price range, nothing could touch this basic type of treatment.

    Item #11: Liquor. If you don't drink, you'll want to start. If you drink, you'll drink more.
    And gray and white paint everywhere just shows you did a cheap remodel or repainting, because so many flippers are using that color scheme.

      What colors do you recommend for reselling? I think white might be better than various shades of outdated blue (and a little gray) that I have right now. For a condo receiving very little natural light, located in a major city?

      I agree. I just viewed interior photos of 3 homes for sale in my neighborhood, and they all have the same shade of gray walls, and cheap white kitchen cabinets. Such a shame because these houses are original mid century architect designed and had beautiful solid oak kitchen cabinets. The flippers have stripped all the soul out of the houses

      That colour scheme is popular with lots of people, including high-end designers and people who just like the colour. It's versatile, goes with everything, and makes spaces look bigger. Most people couldn't care less about your prejudices about flippers.

      @markh.6686 because the right color sells. The “good wood” look with orange stain is dated. When you sell, you are selling a lifestyle and not necessarily how the previous homeowners lived.

    Would add my realator was big on letting light in. I raised all the blinds. WOW! I was amazed how much sunlight came into the house. It really showed off the new paint job too--white walls and trim. The house sold quickly. Would add we did something unusual. We moved out everything. Also, i had laminate floors, same pattern, through whole house, in all rooms. It really made it look bigger.

    We have Sherwin Williams Extra White throughout the house. It makes a great neutral backdrop for artwork and looks fresh and clean. Pure white is warmer otherwise almost the same as Extra White.

    I agree with your list. My former home ****** Saddleridge Dr
    San Juan Capistrano, CA sold in 2023 for $2,419,929. When my realtor said “Put the lid down” I snapped to attention and said, “Yes Ma’am!”

    Plan to sell in about 8 months. Sadly, there was a freak accident with a sump pump--which should have been working, but whatever, and the finished basement was flooded. I had to get fix and pull off all the baseboards, and repaint the entire area. Expensive, but I will say: the painting of the baseboards and shoe mold (or quarter round whatever you have), as well as the window trims, etc. makes the basement look like it was just built recently. Going to bite the bullet and paint the rest of the house before listing. Thank you for the best tip for getting house ready to sell.

      I had my house painted inside and out. I started by doing it myself. It became too much to do for me so I hired the professionals. They did a great job and I got more than asked for the house. It truly paid off! Oh and I used white inside and outside trim of brick home.

    Many people are allergic to scent, additionally some people might think “What are they hiding? Moldy odors? Kitchen odors? Pet odors?” Candles? The risk of someone knocking it over or leaving it lit when leaving and starting a fire. Also I think she’s off base on colors, new builds around here are using a “griege” color, a very light neutral beigy-gray. If you have beautiful white millwork, it’s going to disappear against a white paint. It’s even being recommended by the local Sherwin Williams and realtors to people preparing to sell.

    If you have a large property, make sure you know the boundaries. Have a surveyor place flags etc.

    very good information. In central North Carolina the upgrades list varies greatly from Cali. Here a list of upgrades would be indoor laundry room, full bathroom (with bathtub) fresh paint, dishwasher, upper kitchen cabinets to name a few.

    Audra, thanks for the info! (I enjoy your laugh too!) In the bathroom category, I'm sure you probably said that in a different video, people need to remove any towels from their bathroom unless they are white and brand new for staging. I can't stand used smelly towels in home listings. Ugh. Also, please remove the rugs not just in the bathroom but through out the house!!

    Well, I am so happy I have never been in California and I hope I’ll never go there. Your very knowledgeable advise might work in that state, but, it sounds so odd in mine!! For instance, here, a seller does not have to sterilize their property in white, as a condition to sale it! If the buyer wants a ‘phantom’ interior, it is up to them to do it.

    Love it. Toilet seat down!!! And no gray paint on the house. I hate gray or black houses!!!! The other thing I hate is walls covered top to bottom with mirrors. So 1970ies!!!!

      Even in 1976 when my parents bought a new place the first thing I advised them to do was get rid of the mirror wall tiles in the dining room! Even then it was so old!

      If you have salable house the position of the toilet is not going to be a deal breaker. As a former contractor, Realtors ,are some of my least favorite people arrogant, know it all BSers . They are always trying to beat you down on the price so they can get a quick sale.

    Hi Audra! As for any kind of scents, my immediate thought would be what kind of odor is the seller trying to hide. I don't like to be negative right off the bat, but you have to be leery of everything these days. It's so hard to trust people to be honest. I do have one question - for those of us struggling with the commission issue, what are you thoughts on companies like Felix or Clever, or other similar companies who claim to save you money on commissions? With the economy right now, as a seller, the more equity I can walk away with, the better, for making my next purchase. TIA

    Having your smoke alarms/ carbon monoxide detectors updated is so important. I didn't realize until recently that they needed to be replaced every 10 years. Ours are hardwired to our house and has a battery back up.

    How easy is it for a seller to back out of the contract with the listing agent if their getting cold feet? The house hasn't been shown yet with no buyers. It hasn't been listed yet either as inspections and some repairs are being done first. Thank you, John

    A few years ago when my hubby and I were looking for houses we were in an unusual house, it had a lot of furniture and stuff in it but when we opened the garage OMG it was piled with stuff in the middle. I thought, how can they fit all that stuff in this house on top of all the stuff they already have in there? It was overwhelming. I also thought. They should have just rented a storage unit. No one wants to see all your stuff in the garage, especially if you haven't moved out. Declutter and rent a storage unit for a month.

I don’t agree with the scents and I don’t agree with painting the interior all white, but I like your presentation and I’m looking forward to more videos. PS: I’ve been surfing online looking for my perfect retirement home for years, and I have to tell you every time I see an interior painted white I think the person that lived there had zero imagination and probably didn’t update or upgrade their home in any way. I think a nice beige color usually works well.

    Here's yet another excellent video. 👍👍👍 Is it the date of manufacture or the date of actual installation that must be on the smoke and CO detectors? Where do you write the date? When painting the interior, would you recommend painting the doors the same color as the walls and what gloss for trim/doors and walls (same or different)? As always, thank you for your help.

      It's the date of installation. There is a place on every smoke detector to write this, usually month/year. New smoke detectors will self destruct when they reach their end of life.

      @@johnhaller5851 Does that really make sense? You could have a "new" smoke detector with an old battery that has degraded. It may not last much longer. When these things go bad, they make an audible sound and they have test buttons to verify functionality. Isn't that enough or is there some other reason to write the date on it?

    Do you like the subtle scent when you go in Pottery Barn or William Sonoma, but dislike the scent of perfumed candles? Before your showing or open house, fill a small crockpot or soup pot with water, add two sliced lemons, 1 tablespoon of vanilla, and two sprigs of fresh rosemary. Bring it to a boil and let it simmer for about an hour. Watch the water level. You can store the leftovers in a container in the fridge and use it again.

    One other thing to paint is your fence, if you have a wood or masonry fence. Colors may vary

      I pressure washed my wood fence and it became 4x brighter. After drying I rolled a clear sealer on it so it would last.

      No to the grey. It's depressing and out of trend. Sherwin Williams Extra White is a neutral with a bit of blue so it's great with everything.

      Hello there...I will get on the paint video ASAP. I would steer away from light grey. The nice thing about white is that its like a clean slate. Some people just hate grey right now. Its been overdone for the a last 10 years. Just my opinion.

      Hello there! I would have my sellers paint the oak trim white because that is what is desirable in my area. Not too sure where you are from...but perhaps a local trusted agent could assist with this recommendation. Sounds like you have nice baseboards though. Best of luck!!

      We filter out houses that have painted over quality trim in an older home. It screams cheap flip with hidden problems, and suggests the owner/flipper didn't know how to care for that home.

      @@AudraLambert My exception is I prefer the shoe moulding, if it’s oak, or matches the wood floor to stay unpainted. Against carpet, it sort of depends for me, if it even now exists! Pine is a definite paint for me.

    Clean your homes. I’m not afraid of soap and water. My home now was dirty and nothing replaced sense 1985. A fixer upper but bought cheap and made it my own. No ugly grey.

    Are you saying that the seller’s agent should be at the showings when a buyer’s agent shows a property?? I’ve never heard of that before.

      If you have many showings, it's not going to happen but would help greatly as buyers' agents don't care about your home.
      They don't check that your home is returned to "show" condition after their clients leave. You may have multiple showings before you can return to the home.
      When selling my parents' home, buyers left toilet seat up with pee on seat. Another time, stove was pulled away from the wall. Gas stove so this could have been disastrous if gas line had disconnected.
      Vintage fridge in basement was opened and not properly closed leading to ice build up and food spoilage.
      Minor things like closet doors left wide opened, display items moved around,

    When my daughter was selling her house, the real estate agent allowed a couple to go upstairs alone and they stole my daughter’s expensive jewelry. She never got it back nor was she reimbursed.
