    Thank you for all of your help and information in your videos. I just wanted to let you know that we heeded your guidance and we priced our home at 90% of market value. Our very experienced realtor was actually surprised because we asked her to list it for less than she had even thought, but then she agreed it was a good plan. In two days we had 19 showings and got six offers. Granted, we do live in a tight housing market, but even still it was an unusual amount for the opening weekend in our town. We ended up making 30,000 above asking on a cash offer with extra concessions added, and an escalation clause up to 85k more. While I know there were more factors than just the price in this scenario, we had several compliments on having our house priced right versus so many of the other family homes on our local MLS that were overpriced and sitting awhile.

      That's awesome! Right now I'm selling an Orange County property and live out of state, have been waiting to tell the realtor I ultimately want to list for less than she wants to ask.

      Don't agree that that is okay. If you decide, say after 6 or 8 months, to take it off and wait for another time - keep in mind when you list again, buyers (first place they look) is the selling history. That's a red flag to a lot of folks to see a house that sat for 8 months - even if it was market driven. Nobody remembers the market from the past that accurately.

      @@blujeans9462 there’s no red flags on this house and it will be the buyers loss if they don’t do a walk through. I’m ok with it because I know what I have inside and out and it beats what I’ve researched out there. I would be down grading if I sell. That’s a decision I’ll make when the time comes.
      There are many people in the same situation as I and feel the same way. We are making the best out of what we have.

      I agree with you! Our house is sitting on the market now. We've had ZERO showings. I'm worried about exactly what you stated. There is nothing wrong with our house. We've had most inspections done and passed. We have a beautiful triple lot, a barn with a brand new metal roof, etc. The only reason we are moving is due to a job change. But with the house sitting on the market, it seems like something is wrong with the house when there isn't!
      But I do love Audra! She is so informative!

    A very timely video. Yes, there is a lot going on this year. I think the housing market and the economy in general could go either way depending on the election and that many will nervously hang back to see what happens. The current bubble will either burst or significantly deflate. You'd think that humans could stop making the same mistakes over and over ... but bubbles are so much fun!

    As a seller in France who was about to hit the green light to go on market, this video was informative and useful. The brain knows that the elections here are even closer to this date than November in the US. Not looking good at all.     I think it's all very local. Nationwide trends are just that - nationwide, average trends. My home is in one of the most coveted zip codes in the nation (Central-North NJ) and prices are at all-time highs, with almost all selling over list and very quickly. I think areas that are more prone to boom-and-bust cycles in the real estate market are better indicators of general trends than are certain zip codes that are perennially in-demand either due to little land for new construction, very high-performing public school districts, or proximity to a major metropolis like New York City (my town).

    Thank you for the great videos. I am a former Realtor. Retired after the 2008 crash. Moved from Arizona to Arkansas. Sales still pretty strong here. Of course, the prices are much lower than your area.

    THANK YOU for this. It's very helpful to have a reference in order to see whether the agent is in touch with the market. Our area is still highly sought after.......but we're not selling for another 6-8 months. So this gives me somewhere to check back in the Spring. My neighbor is selling in the next month, but have retained an PT agent that they know because they'll only charge 1%. Hope that doesn't hurt the selling price as obviously it'll be a comp for us.

      2012-2019 was already a stellar run (that was running out of steam in 2018). Sellers got a four year extension thanks to the miracle microbe.

    I took your advice & scheduled a home inspection & appraisal before listing my house. Home sold all cash, no buyer inspection, no buyer appraisal in 9 days. Now I can't find a house where I'm moving to, uggg!

    I’ve noticed in my state a lot of the homes that go on contingencies go back on the market. I think it’s because the appraisal comes in quite a bit lower then what the house is selling for or not having enough funds to do upgrades to electrical, plumbing and structural repairs in order to get home insurance.

      @@RABPWarrior Montana. A lot of over priced fix-me-uppers. I believe people are starting to realize how expensive it is to fix and up grade a house.

      We are watching NE TN market and have seen the same for both fixers and flips. And we don't want a flip due to the contractor not doing the "behind the walls" work. Our market is still strong, but who knows in 9 months. We're not ready to sell now

    I also love Altos and Mike! One mini-trend I'm seeing are overpriced houses up for sale for a few weeks, with maybe one small reduction, then being pulled off the market. Not sure how that will impact overall inventory trends.

      Saw a Northwest Indiana listing where they pulled the listing, and within 30 days re-listed some 10K higher that the original listing price. Funny, nothing in ad justifies the price increase.

    As of July 4tth 2024 every house on my street is valued at all time highs. No house under $300,000 anymore. I bought in 2009 at $183,000. I live in Northeast Ohio.

      2009 prices were in the gutter. It was a decade and a half ago. Something about would be wrong if your home wasn’t valued in the 300s. 15 years is a very long time.

      @@ErnieBert-eg8kd There is zero economic growth where I live. Why would the price of the homes be escalating.? One of the reasons is people from India and the Caribbean are my neighbors. People from foreign countries are purchasing these homes at high prices. I feel like I l;ive in Mumbai

Your purchasing power has been wiped out by massive inflation due to the reckless money printing from the government and making it rain money on fools for far too long. Hyper inflation is the end result. Employers are playing cute like this isn’t happening so your dollar has basically been cut In half. Residential housing has seemed to be the best hedge against this inflation. The government is also to blame for letting in 50 million plus illegals. I bought my house in 2010 for 185 in suburban Boston. Its is now worth 650k. Its stupid.

    Market is hot here in Las Flores (South Orange County, CA). Smallest homes here list at around $1.4M (approx 2300 sq ft). Its mind boggling that homes here are sold under a week. The highest price sold so far was $2.3M for a 3200sq ft. We bought our home at the trough 12 yrs ago and have no plans to leave. California is an outlier to the rest of the country

    We are getting closer to retirement. We take care of our elderly moms. But we no longer have need of our 4,000 square foot house and it’s hard for us to keep up with it. Our house needs some updating. We are remodeling as we can afford to pay cash for. But we look at the niche for our home in our community and various levels of demand. We’d end up taking less than we should to sell this one and pay over market for something smaller. Larger homes aren’t selling but smaller ones seem to be in demand.

      Yes, its really the affordability factor too. Not as many people can afford the more expensive homes. Especially if they are bigger. Bigger homes require a lot more maintenance. Best of luck to you. It all works out in the end:)

    Thanks for these great videos. What's your general sense of solar panels? Do you think they help to sell a house these days? I'm considering adding some, but there is no way we'll be in this house long enough to get any payback from energy use savings alone. We're in the SF Bay Area.

    More inventory=more homes to sell. Even at a 40% decline in prices...if there is 3X the number of homes to sell... it's good income potential for RE agents.

      Carlsbad is a desirable area of coastal north San Diego County. Seems like all of San Diego area is a hot market.

    Gosh Audra I wish u and your team were in my area. Think the house was overpriced coming onto the market. Have had 3 price adjustments and still no offers. Since the adjustment last week not one showing! What is the next step or is it just a waiting game? In the Birmingham Al metro area.

    Audra, I just listed my Moms house a few weeks ago in south GA. Its Super Clean, nearly empty with some staging, everything working, new appliances, new LVP in living area with Premium carpet in the Bedrooms. Had an independent CMA and priced a bit below at the $275K price break. Also, did a home Inspection in May. Everything has been addressed but it has a 26 year old roof. A few showings, no offers. I think I'm better off to go ahead and replace the roof than drop the price. Reasoning, home buyers are scared they might have to replace roof and are getting qualified for price of house. Grateful for any feedback. Thank you.

      I'm not in the real estate business but have bought and watched others buy numerous houses over the years and I don't remember anyone caring about roof age as long as it didn't leak and appeared to be in decent condition. Maybe something else is going on. Are comparable houses selling? Is the location desirable? Is the floorplan reasonable? Any potential drainage issues around the house? Lawn in good condition and decent landscaping? etc. etc.

      @H2SO4H20 Floorplan is open. Yard maintained. Things are moving slow I think with interest rates. I'm offering 3% commission to Buyers agent. It could be that I'm a FSBO with a Broker flat fee listing and can't get on the Coffee County MLS which costs a separate $3000.00! I'm marketed on all the others sites however.

      @@terriabbott1374 My perception is that FSBO can be difficult and that most potential buyers looking at FSBO's aren't using real estate agents. Potential buyers are far more motivated when using real estate agents who usually have little tolerance for people who are just "kicking tires". The real estate agent we've used for several transactions won't even take clients to see a FSBO or anything not on MLS. That said, most sales in our HOA (65 houses in a suburb of Kansas City) have been by FSBO the past few years without involvement of real estate agents. But we have a pretty tight HOA in which residents know each other more than usual through neighborhood events and we're in what I would call a "super prime" location. I thought it was a fluke at first but these FSBO's keep happening by word of mouth.

    Increasing inventory might be a bad thing for your business and for sellers, but it's long overdue for the gravy train to move on outta Dodge for much needed market correction. I say this as someone who may be a seller in the next few years, but damn- the amount of money people have to shell out right now to get anything is crazy. I feel like it's been that way since about 2018, and just keeps going up.

      I do agree that the prices of homes are incredibly high. Heck, I couldn't afford my own house if I had to buy it today. We definitely need to be in a more balanced market. Rising inventories is not a bad thing, necessarily. However, the rate at which inventories are rising gives me a bit of pause of concern. It could be an indicator of other factors: unemployment, distressed times. etc.

    Audra what is the percentage of people dropping their prices in Orange County? I'm in the process of selling a property in OC, though don't live out there any longer. The realtor was supposed to have the home on the market by June 18 at the very latest and the date keeps slipping. It will go in the market this month, though this news seems bleak.

      Hi there! First off, you should have hired me...lol. Right now in OC the price reductions are pushing 40%....Meaning that 40% of the sellers are dropping their asking price. I would not panic. The market is not collapsing. Its just slowing... taking longer to sell. I just wouldn't get too aggressive on price. Why does it take your realtor so long to put your house on the market?

    Blows my mind to think with these insane home prices crazy apartment rent prices climate change insurance going sky high how it will affect the economy when so much money is used for a mortgage or rent in soon due time rest of economy slows then a recession then many foreclosures. Blows my mind a bank offers an adjustable rate mortgage an people actually believe an sign up for 1 then when the low rate is converted to the greed rate. Well yeah that was 2008...who knows how this real estate situation plays out.

    The 2022 inventory spike was just a knee-jerk reaction to the sudden rise in interest rates. But the current rise is far more fundamental in nature. The market is running out of greater fools, as always happens at the end of the business/credit cycle. But Orange County should fare much better than other places though.

      That's kind of old school thinking. I just received a very low ball offer on one of my properties. The sellers were so insulted they refused to deal with the buyer...and the buyer actually came up to full price. The seller thought it was a sign of how the buyer would perform during the transaction. I am not a fan of disrespecting anyone...in my experience it never pays off.

    No worries. The narrative everyone has bought into is incorrect. A decline in housing prices, tho it would be accompanied by a economic trouble, would lead mediium and long term to a healthier economy.
    Fact: when consumers don’t have to waste as much on mere housing, they have more to spend at local small businesses.

    My house was off the market for a month because we had two different investors: (1)came in wanting to do crazy upgrades. Their contractor told them it would be over 100k. Then the investors backed out with excuse of family illness. (2) investor pretended to buy for family, 76 pg inspection, did appraisal and wanted us to lower piece $100,000 w/$15,000 concessions. changed their mind? I have lowered my house from $939,000 to o $920,000. People come in saying, they should remodel the kitchen. I have equity and low rate. I sell my house here in Ca and won’t be able to afford to buy in house in Az. Now my realtor wants us to reduce the price again😮😮😮 😢

      Uhh...why? Most those buyer's agent's aren't going to know anything about the property. I am more concerned with the safety of the house too. Not all agents are really agents...Just keeping it real.

      Yes, well I would agree. The market is not crashing...its slowing (at least in my area). The data you are looking at are closed sales...I am sure the next report will show stable to flat growth. Its taking longer and for some they will have to take a price lower than what they expect if they have to sell.

      Realtors provide a service and deserve to be paid for their time. However, I think the % model needs updating to a fee for service(s) provided. You pay more for experience and services.
