    This is straight legit. I personally received a $7,200 grant that was applied to my house
    Been in my lovely and safe home for two years now. In another seven years the Grant will drop off and I out won't have to pay it back

    Okay with this inflation , will this max number of 250,000 go up?

      It has gone up last year to $325K in metro Atlanta www.dca.ga.gov/safe-affordable-housing/homeownership/georgia-dream/homebuyers
      If you purchase in one of these Georgia counties, the purchase price cannot exceed $325,000: Barrow, Bartow, Carroll, Cherokee, Clayton, Cobb, Coweta, Dawson, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Heard, Henry, Jasper, Morgan, Newton, Paulding, Pickens, Pike, Rockdale, Spalding or Walton

      Georgia Dream is not a stackable program, but Invest Atlanta and Atlanta Housing Authority are.

    How much money should you typically save with going with the Georgia dream program

      Right now they are giving up to 10K in down payment assistance. But there are high fees, interest rate is 6%, which is lower than the national average. Always compare doing Georgia Dream with using your own down payment.

    This content really helped me get a house last May. I was wondering if you could explain details about how to refinance? I put in tons of work over the last year and would love to refinance to see if I could get a lower interest rate and potentially get rid of the Mortgage Protection Insurance.

      Thank you so so much and congratulations on your new home! Refinancing simply means getting a new loan to pay off your existing loan. There will be closing costs to pay on a refinance so you want to see if you will save enough in interest for it to make sense. Ask your Realtor to refer you to a lender to give you a refinance quote.

    What is the typical credit on the low scale that Georgia Dream Looks for? Secondly can 2 individuals that are not married go on 1 application for 2 sources of income to meet the 76,000 requirement... we also will be looking to start this sometime next year were still working on our credit, and saving

      @@lamarmckinney2213 All Georgia counties have GA dream, so you don't have to move. What varies is the amount by county. Counties with the Hardest Hit Funds have 15K.

    Can these programs be stacked, and can they be used for new construction homes?

      You can use it with new construction...but it can't be stacked. The only prgram that I am aware of that can be stacked is Invest Atlanta and Atlanta Housing Authority.

    What if you don't have check stubs because your self employed but you do have your tax returns?

      They will use your profit and loss statements, bank statements and tax returns to verify income.

    Does it take long to get a Tax returns
    from the IRS to get started with the process? This is my first time 😊

      It is typically really quick - its electronic, the lender will access your IRS transcripts directly from the IRS. Maybe a week or so...during the pandemic the IRS was delayed so it took longer. They should be back up and running now.

    Hi..My in-laws are on social security would they be able to buy a home? there current landlord is trying to sell her home to them for 60grand but they need to get approved for a loan . What is the credit score they'll need to have? They'll be first time home buyers.

    So hey My credit is 724, but I still needed a co- on the loan because I was short 1,000 dollars annually income. So my grandma decided to co-sign with me because she has more.. but my credit is way higher than hers at 626... am I not eligible for it because of her credit since you said it has to be 640 and above??

      Everyone on the loan has to have a 640, check with your lender before you add her to the loan. $1K seems like something you maybe able to come up with yourself.

      It is an FHA loan for the most part. If you have a total of 20% down it becomes conventional.

      You will only owe the money back when you sell or refinance your home. If you never sell and you mortgage is paid off. I am not sure, but the Georgia Dream admin can answer that question for you.

      Just curious as to your opinion, but don't these limits seem low for metro Atlanta? I am a renter and have been starting to look around to get an idea of neighborhoods I like and costs of homes I like. But to be in a nice neighborhood and good school district and not live beyond the perimeter this limit seems low. And it makes me wonder if the GA Dream program is designed to limit the type of neighborhood you can live in.
      When it becomes a buyer's market and prices drop will options get better?
      Or is the GA dream home program just not for me?

      @@stephaniesquared6339 I don't think that is case, school ratings and home values usually go hand in hand. They generally use an overall average based on average income. The thought process is people that have the income to qualify for a more expensive home also have the money to save a down payment. However, there are other county programs that have higher limits.       Usually 2, unless you are just out of college. College will count towards the years.
