Hi Russ--You describe all the important details so well in your videos. Have you come across any cental east coast areas that have larger lots (8000 sq ft or more) so you could have a fenced in yard? Probably it would have to be in a ROC or a lot on private land.

Russ, you really fill a great need so well. You are a wealth of information and explain things so well. Can you tell me, do most 55+ parks that lease the land require income verification in addition to background and credit check? Thank you for your wonderful videos!
Thanks for the kind words. I have seen many that do and some that don't. Since it's not usually a part of the prospectus, it's much more open to whatever the park owner sets as policy. It is a common practice but not universal. My guess is the family owned parks are less likely to be stringent on this. Even in larger parks it depends on how badly they want a given house sold. You can often make a case for other income or assets qualifying too. The only real way to know is to call the manager or sales person at any park you are interested in and ask.

Russ, any plans on showing how the mobile home communities held up during the last 2 hurricanes?
No, for many reasons. I do do not have the means to do an accurate assessment. Most communities are cleaned up in under 30 days. The geographic area one would need to cover is huge.The hardest hit, which will be all that have not returned to close to normal by now, would only reinforce the inaccurate picture the news channels have already given the American public. I'll be back on the west coast visiting communities soon enough and I'm sure I'll see a few parks that are still rebuilding. I'll include them in my coverage of the area if that's the case.
I would like you to dedicate some videos to owner owned ,deeded properties.
And the plus and minuses of same.
Taxes for instance.
I have several videos on various situations where you own your lot. We will look more closely at taxes as part of our next educational opportunity.
Everything sounds nice and want to buy, but the lot rent is very unsure as it will go up unexpectedly and investors will buy the land so is paid your mobile home

Followed your lead to four star. They are the rudest people I’ve dealt with lately. And I’m not trying to be ignorant , but they can’t answer the simple question , how much is the monthly charge. There are two prices on every listing. Lot rent and hoa. One may be $700 and other may be $450 each says per month. I can’t get an answer from them what would the monthly fee be. What the heck. I’m going to call someone else.
I can see why the folks at Four Star are confused by your question. I look at dozens of their ads weekly and have never seen that. Furthermore, a land-lease park has lot rent, not hoa fees, and Four Star lists it as such on every listing I have looked at. ROCs, Condos, & subdivisions have HOA fees but do not have lot rent. Four Star generally doesn’t sell in ROCs. So O am as confused as they apparently were.
I can’t believe this. I went to the exact place you showed on their website. Maybe it was the 10 best bargains or something like that. And every listing had the lot rent at the top paragraph , and the bottom paragraph said rent/hoa monthly. The top may have said $700 monthly lot rent. Then the bottom would say like $450-$800. Rent/hoa range. I just can’t believe no one sees what I see. Is there an email I can send you a screen shot of what I’m talking about ??
@@RussellWatsonFMHL I went to the website and took a screen shot of two listings. They were in the 10 lowest price category. Like I’m trying to say , there are two paragraphs on each listing. And on the right side of each has the boxes that say lot rent , on the top paragraph , and lot rent/hoa monthly on the bottom paragraph. And they have different amounts. Will you please look at what I’m saying and help me figure out what would be the monthly cost of a unit ?? Thank you for any help.
I think I see your confusion. The ads have a lot rent listed for the home they have for sale in the box toward the top and it's labeled LOT RENT. Next to COMMUNITY DETAILS they have listed "Park Type" (Senior or All Ages or 55+ or Family). Then there is a box labeled RENT/HOA RANGE. In a land-lease park this is the range of rents currently being charged as market rent in the park. In most parks lots are priced differently depending on size, location, or other factors. This is an information only piece of info to give you an idea how the LOT RENT (listed in the top box) stacks up against other homes. If this was an ROC, the number quoted would be an HOA fee, not lot rent. It's possible in a ROC where there are also rental lots that this range could be quite wide as shareholders might pay HOA fees that are much lower than lot rent paid by renters. There is also an entry for what is included in the lot rent. But, the "monthly cost" for whatever home you are looking at is the cost listed next to the Home Details. This time of year a valid question is if that number includes the increase that's likely in January. Hope this helps. To be clear once again - the top number is the monthly lot rent for the home you are looking at. The bottom box is a RANGE of lot rents and/or HOA costs found in the park.

maybe actually cleaning this place before video would help. it looks like crap. Even a small amount of furniture/decorations would help.
