This is beautiful. I went to Guadalajara, Mexico. and the homes are luxurious, and the pools are beautiful. The designers are so meticulous. The mountains are like the mountains in Mexico. I went to visit a friend who retired there. Simply Beautiful.

I watch a number of your videos. I also watch some other real estate promoters videos and I see most Thai bathrooms have showers without a shower stall. I am glad there are shower stalls in the house in this video. It also seems to be standard to build a 4 or 5 foot fence that allows people to see inside someone else's property. I wonder are there properties with 8 foot fences? I am also curious if there are houses with garages rather than just a parking space with cover. I like that this particular property has a small lawn area in the corner that will allow people to plant things. I am not a fan of pools so I wonder if there are places without a pool that has a bigger lawn area.

@@retiredpainter259 She is so enchanting that she is capable of selling a shack in the middle of a crocodile infested swamp. If I were a property owner trying to sell, she would be the first I would hire. Or, if I were a buyer, I would be saying, "Where do I sign the papers?"
Unfortunately that’s not a reason to buy a property 😂😂 but I know what you mean , sales people are exactly that sales people , she has obviously been trained well to try and state the selling points of the places up for sale , people should allways bear that in mind when buying anything tbh.
Anyone buying any place in Thailand coming in from another country I would highly recommend going and living as close to that spot for a min 6 months solid to get a true picture of what’s its really like

Your dress is beautiful. The house is very nice, and your presentation was beautiful. However the yard is extremely small, and the neighborhood doesn't look too good. It would be useful if you could show on a map where exactly the house is located. It would also be useful if you could discuss the various aspects associated with hiring help to upkeep the property. The owner made a good decision hiring you to show it.

How much would something like this in Hua Hin rent for on a yr/yr Lease?
I generally use the following formula > purchase price divided by 240 > so at 230K it would be approx $960/mos (rounded up from 958) > this equation is very loosely applied of course due to various factors > but based on a 20 yr loan then divided again by 12 (for 12 mos/yr)
Is this a fair way to come w/in 10-15% of what going market Lease would be?

something like this but close to beach, mall, food court, and market, how much gona cost in hua hin? i love it like walk out int he back yard it just sand like ocean front property, or just a walk to beach restaurant like kawai seafood market i think it will be more cooler =) pool and pond are nice for home but don't put tree and plant near it otherwise u gona have hard time look after them since leaves and soil may got blown into those place in windy days if it was up to me i would put the pool and pond on one side and the plant and tree on the other oppside side of the house like front and back so it don't make ya pool and pond go green often, unless u got good gardener and pool staff to take care of them good and water clear 24/7, they surely nice for hot climate house to get deep in the summer months.

Where is the dishwasher and the dryer? They never have a spot for the dish washer and it don't look like there is a vent for the dryer either. Dont know about you but if I'm spending 230K on a luxury home it better have those items. Other than that this is a beautiful home.
The villas and lands are beautiful, but a 30-year leasehold isn't a good real estate investment. Is it true that there is a new arrangement with 1.5 Million USD, an American can own a freehold ownership of villas, land, etc?

I thought foreigners weren't allowed to own houses in Thailand. Only condos.
As i understand, you only own the house, not the land the house sits on. so you really never really own the house, and the landowner can increase the rent at any time probably
@@khole15no, you sign a 30 year lease for the land at a fixed rate through a company that you own shares in. That’s how you protect yourself.

Hi, welcome to Hua Hin! About the 7,000 THB house - we are currently in contact with the agent and hopefully these houses will be available again soon. The village is brand new, (and still in the process of being built) so as soon as a house is available we will post an update. 😊
To find cheap rentals, we can recommend using Facebook groups as it's very popular to find houses that way in Thailand.
Get real.7000 baht a month.all you get for that is a old one bedroom room in a crowded area.Even this house will be minimum 35000.3 bedroom maybe 40000.

If not, let me know, because I'd sòomer live in a 2 or 3 bedroom villa in Hia Hin, than pay 10, 500 baht for an old 65 meter studio on the outshirts of Bangkok.
Hi sorry but we need to correct you here to avoid spreading misinformation. At the time of posting the video, the house was absolutely available for 7,000 THB per month. The reason being because it was an unfinished village that stopped building during Covid, with no security. We would never fake prices on our channel.
