  • Today I’m clearing out the gutters of our 1920’s semi, warning - it’s disgusting. I also found some uninvited guests and trimmed a door. Don’t watch this if you don’t have a strong stomach! A very Merry Christmas!

    The damp you are seeing in the bedrooms is almost certainly from condensation running down the spray foam insulation on the underside of your roof and dripping into the eaves area of your loft. We had the same problem with a home owned from new by our family. These homes were, as I have said in earlier posts, built to have lots of airflow. Our house was fine when all the fireplaces were open and in use but once we started to install double glazing, reroof with underfelt and install central heating mold and damp became serious problems. I even tried insulating walls then over battening and plaster boarding but the effects didn't last long before the dreaded mold was back. A good indicator that theses houses need lots of airflow is usually that any room without a fireplace has an airbrick installed. We also tried installing extractor fans in a number of rooms to reduce the impact of lack of airflow. Good Luck and a Happy New Year. Ken

      If it’s an older house limewash is a great paint to use for damp rooms. Especially the outer walls.

    That mould in the room corners looks like classic condensation from poor ventilation and cooking and/or washing drying.

      Yes it looks like. The loft is insulated by the external walls may not be and there they are getting cold and lowering the dew point causing condensation to form. At a rh level of 70% black mold forms. Invest in a few cheap hygrometers to get a better understanding of your humidity levels.

      @@GosforthHandyman another piece of advice sure you know, is install trickle vents in window or if you get new windows. Plaster boarding will help but still shouldn't be forming mold like that maybe when heating in and it's being lived in might help

      Yeah, have the same problem in my house, old 1920's timber walls. They're poorly isolated, and in a corner in the bedroom there's black mold on the surface because of condensation forming because of temperature difference. A thermal image should clearly show the problem (you should see the cold spots, and they often correlate with condensation => mold).

    Hi Andy. I’m a Chartered Surveyor and do a lot of expert reports on dampness. I would agree with the other comments that the black spot mould is related to condensation. It is very common for mould to occur to sloped eaves as it is very difficult for this area to be insulated in the roof space due to lack of access. This presents a cold surface which allows the condensation to form. This is likely to have occurred due to the lack of central heating and once you get that installed and possibly new roof insulation into the eaves, plus more regular ventilation due to occupation, I am certain the problem with the condensation will be dealt with. Also: a top tip for ladder work and steps by gutters. I always keep a small g-clamp and strap with my ladders. You can secure the g-clamp to the eaves board or even the gutter to provide at least some additional stability to prevent them slipping across wet plastic gutters.

      @@GosforthHandyman yes, insulated plasterboard would sort the cool spot and any insulation on external walls will help. If it’s had cavity wall injection you should be able to spot mortar filled drill holes at regular intervals in the mortar joints. Or you could drill through a mortar joint yourself to see if you can see any insulation in the cavity. It would be usual for cavity wall insulation to come with a guarantee (at least 10 years) which would be transferred as part of the sale.

    Great stuff. I always plane the hinge side, find it easier , no fiddling with locks, and handle screw holes etc 🤷‍♂️ . Great content as always.

    Hi, the amount of doors that I have taken off only to find that the bottom and sometimes the top of the doors have never been painted must be the majority of problems that had coursed the door to wick up water leading to the door swelling and not being able to shut. On some occasions taking a heat gun to the wood and drying it out has solved the problem.

    Hi Andy I work for the council on roofing repairs and I've seen this loads of times.
    9 times out of 10 it's the lack of insulation down in the eaves of the loft which causes a cold area on the ceiling. It's worth checking out.

      I’m having a similar problem with mould appearing but inside fitted wardrobes in the same position. The wardrobes are on the exterior weather facing wall. As soon as cold weather comes along the mould starts. This will be our 3rd winter that it’s come back. Makes all the clothes mouldy as well. I’m starting to wonder if it’s a lack of insulation

      @@simonbriggs6332 It'll be at least partly down to a lack of air circulation inside the fitted wardrobes. Rip them out and have freestanding ones and try and keep some space around them for air to move.
      Our house had fitted wardrobes full of mould, we tore them out before we moved in and 2 years later it's not come back.

      I often think it would be a good thing to have ladder securing fixings screwed into the walls when houses are built. Easy then to tie the ladder so it won't slip. I had one slip under me, three broken ribs, damaged shoulder lots if bruising. It's just not worth the risk. It has made me much more careful even with the smallest if jobs.

      True although UN Agenda 2030 is has only just begun and due for full completion around 2050, but most of it will be in place by 2030. It can still be stopped if people realise the virus is a scam to divert attention and place people in fear, making them willing to do anything.

Understandable especially if one is not aware of the JQ, and how that affects every single aspect of life on earth, and has done for many centuries. 2020 did not arrive out of thin air, nor without long term planning.

    I suspect the downpipe moved from the corner by the soil stack to the left hand end when the porch was added. That's why the fall is wrong. You should also check the gutter down pipe isn't blocked with leaf mold - another reason for the gutters to overflow

    5:20 i wont be surprised if the solar people dropped the tiles down a bit meddling around up there !, and i was a roofing apprentice/labourer and i was told as er lay tiles the first row is always nailed/secured to the bittern, then skip a row then nail the 3rd row etc , newer builds have storm clips attached

    I see a number of misaligned roof tiles and likely water overshoots, plus the blocked guttering compounds the problem.

    From expat Mackem in Nottingham ... Re the metal down pipe with the smaller plastic insert at the bottom, my guess is there was a past blockage there which swelled up in the frost causing the metal pipe to crack, so do a full check on your down pipes to make sure there are no hidden blockages.

    Photoflood bulbs are high intensity bulbs used to illuminate photoshoots before the main flashes go off ( so you can judge general lighting, where shadows will fall etc) .
    Looks like you may have had a photographer as a previous owner of the house.

    19:40 yup i remember we had to replace bottom end of a cast downpipe and the cast iron to plastic adapters are like £5 ,such a cheap bodge that is there

      No idea why they didn't just replace the whole downpipe. Cutting it and joining the cast iron to the plastic seems like much more work. 👍

    I would replace the solar panels with newer higher efficiency units. Depends on where South is of course. Also have panels wired in which will eliminate any pigeon problem. Shop around as prices vary like crazy for the wire netting (upwards of 400%). People fitting the panels may say you do not need to fit wire around the panels. You will as the pigeons are a nightmare. Also wear a mask when handling the pigeon goup. Cuts down the smell and risk.

    water in the gutters will hold coldness which gives the condensation more space to get in, put a stepped passive brick in the room (stepped will fit across the cavity). I know its wet and cold in the NE of england but rooves are getting more most and lichen on them as we dont have coal fires running , the sulphur etc disolved in the rain does not wash it off anymore, rooves would go clean for a good 30 years, now 15 years and tiles and corners need a good clean

    the soil stackflashing has most likely sagged at the back and needs re dressed but its most likely due to your gutters being overfilled, have they a good fall & the roof needing vented

    Hi Andy. Sometimes those big old corner brackets that used to hold the telephone dropwire were good at letting damp in. Just a thought as it's mounted rather close to your problem area.

    HI Andy, its not damp inside your rooms its mould from condensation. These houses benefited from open fireplaces to breath out or burn moist air.
    The fireplaces are now blocked up and high efficient double glazing is now fitted which seals moist air in. The moist air comes from warm conditions inside the house liberating water soaked up like a wick through concrete floors and brick walls which lack moisture control barriers.
    You need to help the house breath through ventilation and also remove cold spots within the house.
    The sloping ceilings inside the upper rooms will not be insulated as good as the as the remainder of the loft due to poor access and also lack of space.
    Suggest you
    1) Install background ventilators to each of the window frames at high level and leave open
    2) Consider low level wall ventilators or something with the existing chimney flues
    3) Have the roofer remove the lower levels of tiles, peel back the roofing felt and install high performance insulation complete with moisture barrier to the sloping ceilings, remembering to leave an air gap between the insulation and underside of the roof felt to promote air flow into the loft (you may need ridge and eave ventilation too) Check out this site for a start to understand the above

    Suggest also that you have the roof tiles checked for wear caused by friction over 100 years, so excess movement, corroded or diminished nail fixings..... you may need to reroof completely.

    i would say that spray foam has saved you from some pretty bad water damage from that roof, i think your problem is a lack of air flow, remember these old houses are suppose to breath and they are at odds with modern building regs, don't use insulated plasterboard because you get condensation forming on the back, you need to insulate the outside walls if you are going to insulate

    had the same problem with our panels with days of them been fitted we had pigeons under them and the gutter was full of gunk so got some one out to fit wire mesh round the panels not had a problem since ..

    The tiles sit on horizontal battens, which also hold down felt. Maybe batterns rotten?

    Thanks for the upload Andy. If I were you, I'd pull those gutters off for now. It'd be better for the water to not be standing near the problem area. You're going to have to take it all off to relevel it anyway.

    Hi Andy, this video was the scariest video I have seen for a long time. The step ladder on the little roof was an accident waiting to happen, please don't take risks like that again it's just not safe or worth it. One handed with the camera 😭😭.     Gutters can be easy to get wrong on old properties, I did some and if you mark out the brackets with the correct fall it can be thrown out by twists in the facia. Merry XMAS

    A simple way to define condensation or damp. Make a snake of putty form into a ring and stick on the wall, next stick a piece of glass over the ring. If moisture forms on the inside, damp if on the out side of the glass then its condensation.

      Kenco Millicano is alright too, and also actually manufactured by Douwe Egberts. I also like Douwe Egberts. I know people get a bit sniffy about coffee but when you're in a hurry a good quality instant coffee is a godsend.

    That roof has quite a few cracked broken Ann's dislodged tiles probably from solar installers crawling around on it the tiles seem too far down into the gutters in places too

    The better the fall on your gutters the quicker the rain water will leave the property and not back up under your tiles n flashings. Done a good job of cleaning them 😉

    The tiles normally have a little bit sticking out on the other side of the tile at the top and that acts as a small hook on horizontal battens. The idea is that the weight of the next tile on top stops the tile from lifting and the tab stops it from slipping down. Unfortunately if you get a really strong gust of wind the tiles lift and can then slide down. Some tiles have a small nail hole at that point at the top as well to try and keep the tile in place. Unfortunately over time the nail rusts and vanishes!

    She really thought she was the poshest lady in the world...., I meant north gosforth🤣

    I can look outside of my kitchen window and see on the newly refurbished flats opposite where some builders have fitted guttering with the downpipe at the highest point. They did not fit any end stops in the guttering so all the water cascades out of the end down the bricks resulting in plants growing over the wall. They also stuffed newspaper around the windows to reduce the amount of mortar needed to fill the gaps between said windows and the brickwork. Kindly they left enough gaps to allow birds to pull out the newspaper and insulation to make nice little nests. This level of workmanship seems very common indeed in North Yorkshire. There is a race between gravity and the flats being sold. Not sure who will win.

    With regards the damp i was going to ask if it is a North facing wall but then I saw the solar panels and they don't generally put them on the North side. The gutters not draining aint helping.

    Hi buddy, Merry Christmas! Not only pigeons, but rats, mice, bats and other animals use roof tiles for nesting and keeping stuff.Solar panels are usually easy to remove, in order to be replaced or repaired. I think loosing the holding brackets us enough. Watch for wind blasts though,I had a serious issue the other day trying to install a satellite dish...🙄🙄🙄

    Roofer here the bottom tiles are probably broken where the hook on to the lath/roof batons

    I was told not to paint the under side of for example that door or perhaps you won't paint it, just prime it. To avoid sealing in the moisture.

    I watched BBC watch dog some years back an I am sure they said the roof belongs to the company who fitted the solar panels check with the council to see if they had giving grants to companies who had done them

    Just condensation damp that I reckon, very cold area of the room. Would be a lot bigger and worse if there was ingress from the roof.

      Would tend to agree - and those diagonal timbers would be rotten. All seems solid. Insulated plasterboard should sort it. 👍

    I think it's the spray insulation in the loft , no ventilation because its sprayed direct to the felt/tile. Do some research online, the spray insulation kills roofs. Happy Christmas pal , enjoy the content !

    8:00 is that where the mouldy room is ? looks like wind could drag moisture up that flashing under the roofing felt ,not enough drop/pitch on there at all for the angle it sits at IMO

    Not a roofer, but my understanding is that the bottom row should definitely be nailed, then either ever row after or every 3 row depending on tiles and expected winds.

    Looks like you need wider deeper gutters. Doesnt look like the water coming off those tiles hardly would go into them, just right over them. We had a gutter on our south side of our old 2 story 1916 farmhouse. And it's a big expanse of roof on that side. I noticed when it rained hard. And we live on the oregon coast. Where it rains alot. The water would just overflow the gutter coming off the roof. So when we had our new roof put on 2 years ago. I had continuous gutter people come out. I told them I wanted a 5 inch wide and 5 inch deep gutter along that side. The guy tried to talk me into the smaller one. I told him the bigger one is what I wanted. He put it up grumbling that it was to big. Well, since it has been up no water has overflowed the gutter. Enough said.

    Chance is the solar panel installers may have cracked the tiles and just put them back without the customer knowing. When faulting roofs the usual culprits where the gully flashings or, on the bay, the cover deteriorates and lets water in. The tiles by the solar heating are likely the handy work of solar folks who failed to put in new tiles or caught yours the lip at the back, assuming they haven't taken the nib off so it will slide in easily and the customer won't notice it, The gutter is smaller than the original cast iron gutters normally in place. Yet, as they are used on many houses the half-round doesn't cause too many problems unless misaligned wrongly or folks notching the end where they clip on so the join is not tight.
    As you cant access the underside of roof tiles I the leak can be from anywhere in the area.
    You can also find the dam caused by the grass allowed water to run over into the house.
