    Follow this advice. Don't chase the money you will regret it everytime. Be smart and stick to your rules it will pay in the long run. I've turned down many bookings that just didn't feel right. Great video with very good information coming from what I'm sure is hard earned experience.

    My best guests ever were a private school that used my home every three months to stage retreats. We always dealt with their administrator.
    I do understand everything you’re saying and I agree, just would not suggest rejecting these folks out of hand, because they can be amazing repeat guests.

    I am a new host just getting started renting one double bedroom at our traditional Cypriot farm house (where we reside). My husband and I only joined in May this year, and are amazed to find bookings started at once and with constant bookings to date (from a few nights and also up to two weeks at a time). We kept our pricing low - €30 per night with basic uncooked breakfast, but use of pool included. We have amazing views and everyone says that it was a combination of our photographs and price that sold it to them. As we are remote, we actually send pictorial directions to the guests once they have confirmed their booking. At the moment, we are doing Airbnb for the experience of meeting people from other countries and to gain experience hosting. Since we have been enjoying it so much, we are going to expand with another building in our grounds (a renovated old stable) and later with another property we own (currently with tennents). I am very grateful for your time making these informative videos and glad to have found them.

      That's awesome Dawn and I love that you have found your "why" for doing this. Initially when I saw $30 my first thought was your price was too low for the amount of occupancy you have.     QUESTION: In this video you recommended utilizing "Instant book" on Airbnb, however in a previous video you stated to avoid same day bookings...how would that work? Does Airbnb still allow you to refuse a guest that has used "Instant Booking"? Thank you! Love your videos!

    I also check guest's reviews about other hosts, Some people are very Entitled, demanding and expect a 5 star hotel services in Airbnb!

    This is great advice about the # of guests. We recently reduced our allowed number from 2 to 1. We were having problems with some of the "drama" that comes with renting to couples (domestic problems/arguments/loud sex etc) What we notices that couples would still book by still putting "1 adult" and then mentioning it in their first email. We have had to politely tell them that the room was only for 1 person due to wear/tear purposes. Sometimes they refuse to cancel and we have had to call AIRBNB and get them involved. Watch out for this..

    Good suggestion to not take a questionable request because there is someone behind them. Of course sometimes it works the other way too. I was ironing out a direct deal with a three month request when I didn't realize instant book was on and someone rented it for a month right out from under my prospective tenant and I. I would have rather done the 3x deal (we only do 30 day minimum stays). So BIG PLUS on turning INSTANT BOOK OFF!

    Hello and thanks for the great videos. I'm considering becoming a host. My issue is my small sfh is slightly under water.
    My tenants are moving out this week. The property needs at least 10k to fully furnish and make it competitively marketable.
    The unit is on NJ and 20 mins driving from NYC. The neighborhood is integrated. Mall and movie theater is 10 mins away.
    Do you think it would be a good investment decision the invest in a property that is slightly drowning.?

    On point #2, take a look at the profile picture before making a decision to accept. You don't get the profile picture until you accept a guest for a booking. I always get a blank picture profile until the person is accepted.

    the overall sentiment of this video is to be judicious and picky about who you allow into your property.. I could see this working really well for hot markets or major vacation venues, but where I'm at, I'm happy to get the few people that actually inquire or instant book..

      I wouldn't say picky, more so not ignoring red flags in front of you and digging a little deeper than the surface when a red flag appears. Just comes from experience of doing it the wrong way and having a few bad eggs come to my place and throw a party. Of course, as always, this is not the end all be all.     what do you do with squatters ? i recently rented an apartment to a couple from California the rental was for two months since airbnb charges in advance for the first month i was paid. after they settled inn the following months was due and the couple were sent notices from airbnb for payment but they did not pay Airbnb cancelled their staying and freed up my calendar and i was left with a tenant that claimed he did not have the money . i spoke to a lawyer that told me that i will need to set a court hearing in nyc it takes about a month or two for appointment and if everything goes well than i can evict the tenant . I ended up negotiating with the tenant for my rent money i lost about 40% of my rental hoping not to see him again whats funny about airbnb is that they wont help you at all and basically they dont know anything about NYC laws the tenant had 6 reviews and i came to the conclusion that basically airbnb has no screening process at all you are on your own when you rent out your place at the mercy of God......

      Exactly. Sad to say; but that's true. Airbnb just want you to lower your price, lower your price...but I don"t care; I charge what I want, when I want ' cause at the end(I know) I'm on my own to solve any issues.

      You need to check the landlord/tenant laws in the area where your property is located. I don't take any bookings longer than 29 days exactly for this reason.

    Always on time with the education Richard. This vid is on point. I just had someone try and book. They mentioned it was their birthday and they LOVED my house. When I brought to their attention my house rules mainly no parties they actually said "oh its not a party I'm just gonna have some friends over to chill and listen to music. Yeah NO! :) I was nice :) It can get out of hand very quickly. Being former military I know this.

    Australia here. I have noticed hosts no longer have the ability to look at a profile photo or even they're reviews. (Reviews were very important to me ) I'am discouraged from accepting a booking with nil background they could be a criminal for gods sakes! I know this is an over reaction but however I'am shocked that airbnb has decided on this ambiguity. I realise that one obtains a profile photo after acceptance of a booking but that way too late and is unacceptable to me. I have a million dollar plus home live by myself and don't intend on just opening my doors to a perfect stranger that airbnb might or may be not have checked their ID verification.

    Hi, can you do a video on how to find apartments for sublease? I know you are not doing it, you get mortgages. But not everybody is able to get mortgage :) Would be appreciated if you'd do such video.

      I actually did this and my landlord found out that I was subleasing. They evicted me in 2 weeks. So issue is serious...

      @K A I got started this way, but buy now. While you have to be careful, it's not impossible, it just takes hard work. Be upfront, ask right at inquiry. You'll find a lot of "no", but you'll eventually find someone who is okay. Prepare before you ask; force yourself to do a presentation of sorts; what's in it for the landlord (more stable rent, cleaner apt, or maybe offer to buy an improvement at the end of the lease (new fridge, tv, carpet allowance, etc). Get creative in learning how to make this an easy decision for the landlord. Assure them of the property projections. Include them on the screening criteria. The more you think it through, the better your case will be. But above all, don't hide it. There are plenty out there that will work with you. My buddy has 15 of these in Chicago doing just this. It's hard work, but the pro is that it's no capital outlay. Make some money, put it on a flip, make some more, do a BRRR and then you're off to the races!

    Also, i have a 2 night minimum but for a couple of months in the year i can get monthly bookings so i dont want to accept people for 2 nights most of the time but i dont want to rule it out either.I just signed up for instant booking and i added in my welcome message that i dont accept instant bookings for those months, but generally i do.Will airbnb be ok with that?...

      Hmmm seems tricky. Does the message appear after they instant booked? If so, then no you don't want to cancel too many of those although people from Airbnb have informed me that you can cancel up to 3 from instant book with no penalty

    Hi Richard,Instead of declining unwanted bookings i now send people a special offer but i charge more,then in a private message i say that im full and decline it..Could i get in trouble with airbnb for this?..Business was great for 3 years and now i have had no one for 3 weeks,with few inquires...any suggestions as to how i can be more visible? should i phone airbnb and ask them?..A couple of years ago i phoned airbnb and when they saw that i had 6 places listed they said i shouldnt have multiple listings, but they didnt do anything about it..i have read of some people being removed from airbnb without explanation,should i be worried?

      If you want to decline a reservation request, just simply go into the calendar for that listing and change the available dates. If you mark a date unavailable that was part of the request it will simply say "dates unavailable" and you don't have to take the ding on the denial. I do this all the time.

    Hi Richard,im told that in the last 12 months i have declined 2700usd worth of bookings,mostly because guests have not read that i dont take young kids and that there are a LOT of steps...most guests dont read my profile,then i get punished..Just today i got a 3rd party inquiry from the parents of a 17 year old student for 3 months,where i will have to decline, as my gut is saying no...any ideas?...Also, can i say i only accept 21 year olds and up? is that allowed? i wish i could say 24 and up but i guessi cant say that...Any advice Richard? ...I love your videos by he way,they are to the point and no nonsense,andvery helpful..thanks for taking the time to do that

    I am a sub-host for an Airbnb house. Once we had guests cooking, they made all the house smelled badly as well as a sticky fatty layer of animal fat on the floor. I am not the real host, but what can I do to avoid guests like? that

    Hi Richard, I'm a host on Airbnb as well. And I was just wondering. How I can arrange with Airbnb to see their profile picture. I dont see it until I have. Accepted there. Booking?

      Good point. Airbnb states that a profile pic is only seen after the guest is booked . Maybe at one time profile pics were shown before booking. So Richard needs to update this screening point.

      Hi Rick,
      Airbnb changed its policy with showing the profile pic of the guest. You can't see the pic of the guest until the guest has booked. Airbnb will never comply with your request.

    I am with airbnb since 2013 and a Super Host now. But I expereinced lacunae in the system. The guest who brings in additional guests uninformed and attempts a force entry in violation of house rules. Either on denial of entry or when charged for the extra guest they endup writing false and malicious reviews against the listing and the airbnb will not agree to drop those malicious reviews. It not only affects the image of the listing but also the ratings of the host. When complained The airbnb did not atleast budge to make the ratings unaffected. The host is held for a ransom, that is he is at the receiving end on 2 counts. Whereas the guest walks away with honours.

    What kind of questions do you ask people without reviews? I tend to receive 4 star, instead of 5 star reviews from this group only. They also tend to complain as well.

      I really just want to find out what they're doing in the area. I try to ask "Is this your first time here?" Things like that will usually start a conversation where I can learn a bit more about them.

      I have accepted IB guests without reviews but do require govt ID. Airbnb reviews need to be looked at with more scrutiny. I read the review and check out the host profile and their listing. I consider reviews from a private room/homeshare host more credible than offsite host as those hosts actually have to live and interact with the guest.
      I make everyone answer 5 questions, If they can answer all questions; they are unlikely to be problems even without Airbnb reviews
      1. Names of guests
      2. Work Occupation/Profession
      3. Have you used AirBnb before? If yes, where and dates?
      4. Reason for being in the area?
      5. Why are you interested in this accommodation?
      Good guests answer all questions because they have nothing to hide. If they don’t want to tell you their name, that’s a problem.
      There are valid reasons why a guest wouldn’t have Airbnb reviews yet. They are new, had started using it but their hosts haven’t reviewed them yet. Other reason is they have used AirBnb but they weren’t the primary user making the booking. For me, if they answer all the other questions and honest about their Airbnb experience, even if it’s limited, it is not an issue.
      I ask about Work Profession because people with jobs or retired are stable people! They are not going to do things like party, get drunk, use drugs, vandalize etc...why would they? If they care about not losing their jobs they will not do those things!
      Your guests have to have plans. Good answers: skiing, convention, visiting family, job training. Bad answers: winging it, hanging out, trying to figure out where to live, or no answer.
      The other important answer to look for is “Why Us” in question 5. You are one of hundreds of Airbnb’s the guest is looking at. None of my good guests mention cost as the first and only reason for booking even though it may very well be. They say things like “well your location is close to what we’ll be doing” “we liked you have a private bath”. If your guest cannot think of other reasons except for the cost that is a red flag.

    The most frustrating things is that
    1, they have an empty profile, No review, Hosts can't see their photos so you have no idea who is behind the profile! a 19 years old or 90!!!!!
    People please present yourself, Tell your host who you are to give them some ideas!
    2, They send the request before talk to you, Airbnb isn't a hotel!
    You should check with your host if they are available at the time you wanna check in!
    3, They send a request and disappear! No matter how many times you try to reach out to explain how to get in they don't answer,
    Then they call you and you have to communicate everything with a broken language on the phone!
    Or they go around showing your profile to your neighbors and ask them to call you!
    4, They book for 1 person and 3 person or more arrives!!!!!!!!
    5, I have had a guest who was nice but he had a very savior skin disease!
    If you have such a problems please don't book Airbnb,
    I had to throw away all my sheets and wash the mattress, Chairs, Clean whole room with alcohol, paint the walls which cost me more than his booking!
    PS: i had a guest who pooped on bathroom floor! Unfortunately you can't know this stuff about them
    The list is long!

    Shame Airbnb doesn’t allow us hosts to read reviews of guests before we say “yes”
    Also a bit crap that we (hosts) can’t report those time wasters that ask a million dumb questions but never book.
    I’m a 5* suoerhost but… I’m getting sick of “can I book this? Is it available” if it’s available you’ll see it’s available. Just fu@king book it.
    That said, I’ve only had one bad guest in well over a year.

    Lol. I have now listed my place for $30. more than 'Smart Pricing' suggests and already have 6 confirmed bookings in the first 24 hours. Almost everyone is new to airbnb. One lady was trying to bring an infant when I clearly list in my 'house rules' no infants or anyone under 12. Folks don't like to read. :-(

      Infant: Yeah it happens. I always just stick to my rules because I know the right person is going to book right after them.
