60 ghana cedis annually that’s only $5 for the whole year that’s like a gift of appreciation to the chief and the community. That ain’t much instead of paying thousands in the US for property tax $5 once a year sounds like a deal

I'm from Montego Bay Jamaica, me and my Ghanaian wife also are building in Ghana. I have built 14 apartments in eastern part of called called Akim Oda, I paid 35 dollars for my property tax for every year

The donations are reasonable. There are HOAs in America and the fees are much more expensive. Some are $400 per month and this is the average range. The annual donations are reasonable, $60 per year? Buyers are getting the lands for cheap. These owners just want the acknowledgments and respect.

@@AfricanUSA-th9ovThere you go. Mine was $50, but it was only for taking care of the common area landscaping. Nothing else. It was 100 one family homes. We sold. I’m seeing some HOAs for condos, townhomes and single homes upwards of $750 a month. Forget about NYC. Theirs are in the thousands. Giving an equivalence of $60 a year during the town’s celebrations is nothing burger. Once these homes are built, residents essentially just pay for utilities and maintenance of properties. I’m African and in the villages, they believe in paying homage. Much cheaper than HOAs.

@@aq2101 Wow! For the CZcamsr to try to negotiate that they remove the clause shows she needs to truly understand the culture of where she now calls home. Yes, there are some cultural norms that should give most pauses, but this involves financial dealings, not moral. If in the US, where she’s from, she won’t be able to complain about fees such as the HOAs. Homeowners paying an equivalence of $6 per year to land owners who leased their lands is reasonable. Come on. I’m very proud of what she’s doing and understand that she’s learning as she deals with the different situation. Kudos to her and her team.

My only concern about the Asebu pan-african village is the roads and drainage. Usually in estate developments the roads and drainages are done first before building homes. But I guess they're different ways on how to do it.

Yes my brother is a civil engineer and they do roads and drainage first. All the land is graded to support good drainage to mitigate flooding. Then the drain system carries the water to its lowest point/destination.

Aleta my suggestion is that get a Property Lawyer in Ghana and let him explain to you the meaning of the Ghana real estate laws. Many of the things people say are not the right position of the law. Example the 2 year building requirement. Make sure every agreement is spelt out in the Indenture. You are doing a great job for the black race.
