The #incredicottage #tinyhome is a 10x20 with a 4x10 covered front porch "cottage-style" tiny home on wheels built by Incredible Tiny Homes in Tennessee. This steel-panel home is built to last with close to 3" of solid spray foam insulation between the panels (all the plumbing and wiring is in the floor and baseboards, etc for the most part). Separate bedroom with a closet and full size shower, can fit a queen size bed (and the $1,000 picture window add-on will let you see the lake real well!).

@gotinybefree Hans, I agree with @SmokeyMountainBlessed , the porch on the cottage facing the lake would definitely be more appealing and more desirable. Depending on location of parking area, you could have a path from car to porch with steps leading to the side of the porch instead of the front of the porch. Another idea for the homeowner is to build a wrap around deck and another covered porch where the picture window is. Front and back porches would be awesome. Just throwing some ideas around. The property is so beautiful. I'm excited to see everything taking shape. Fantastic price too, btw. I am looking forward to your next video. Thanks for helping people find affordable living.

(The issue for me would be having the towbar end towards the lake would hinder movement in the case of fire danger, especially with pine tree's which tend to become explosive when on fire!)
Not usually much fire danger in this part of the country (unlike California or other dry areas). We usually get rain at least once a week, even in the summer and you’ll find something green growing anywhere there is dirt showing. Plus we also have the lake and spring. So lots of water and moisture!
Doesn't Huntsville get tornados? Nice view but for 59.9 still pricey. For that price im thinking a small RV for traveling. Plus paying rent fee at the lake which may increase
RV is bigger and has more storage.

The issue putting the front door on the backside is having to walk to and from the back of the house every time you come and go. Not a big deal but I suspected people would prefer their bedroom on the more private backside/lake view side

What is the closest general aviation airport to Pine Lake?
The closest major airport is probably Huntsville airport (a great airport to get in and out quickly). Also a few other small airports like in Guntersville, Madison county, moontown airport about 15 min away, etc
It's misleading when you say it's only $59,900 and then point out that so many things are an upgrade (mini-split, large back window, etc) And I agree, it should face the lake--or is it a retention pond. AND, why aren't you telling what the lot rent will be?? More questions than answers.....

I should have stated the home starts at that price before those upgrades, which aren’t necessary but were shown in that particular home (didn’t want people to think those options are all included on the base model). What is the size of that lake and how deep is it?
Depends on how high it rises; if it rises all the way to the overflow tile then perhaps 15-20 feet deep at the deepest part with a 2-3 acre surface area

I'm curious, how difficult would it be to install (later on) a tankless water heater?
There are CZcams videos showing how to do this. It's an easy search on CZcams directly or Google it. I think tankless water heaters are the way to go.
I agree with the other commenter, if you’re handy not too difficult. A little plumbing, a little electrical work and cutting in a hole for the exhaust and gas line…

No, any tiny house incredible tiny home builds can come to this property. Florida beaches are about 5.5 hours away (locals favorites!)

That actually is the price from the manufacturer with the price of a lake lot. And the manufacturer’s lots are actually the same price or higher but they have no available lots

Randy needs to add beautiful floor plans, use gorgeous lighting, get rid of the ugly board and lights above the kitchen sink, etc.!! It’s time to retire the panel homes!!! Build a modern home with beautiful accessories.
You should take a cue from Randy Jones and film a video that shows actual construction on this project? Like: (1) Excavation or dirt work (2) Underground Sewer, Water, Power construction (3) Construction of any common areas. (4) Construction equipment, personnel or materials on the site. (5) Permits or approvals you have obtained? It has been 5 months already and so far a stream was diverted (legally?) to fill a hole in the ground with water. Customers who have paid you up front have to be concerned by now? If you are "selling lots" then you must have subdivided the property into separate lots? If you are selling lots, did you register the subdivision with the State of Alabama? The plan here is you collect the lot payments up front and ITH collects payment in full for houses? This is a very unusual way of "renting out" a community, and likely would be frowned upon by the real estate division. There are rules and regulations that govern and enforce compliance in rental operations, if you were unaware. Along with state securities laws which may prohibit raising capital under the guise of "prepaid rent".

This is a 2.0 panel home with thicker insulation, is 10'x20' (57% bigger), with a larger kitchen, space for stackable laundry, a 4'x10' covered deck, a sink in the bathroom, a 4' wide, full height closet, a ceiling fan, and a mini-split that comes standard.

You can insure it for what it is, a tiny house, whether stationary or mobile or some of both. Depends on your insurance carrier but many insurance companies today will insure tiny houses as tiny houses
