It's amazing to see everyone doing this now. I started off with a $1500 camper on airbnb 5 years ago at my 10 acre homestead i bought for 180k with a 4/3 double wide I live in 🎉
Great job in seeing the value in this property and executing your vision. But for those wondering, this is only possible because his family is already wealthy.. For a 25 year to save $150k cash, get approved for a $700k line of credit, AND a $400k construction loan is impossible under normal circumstances. You would need an extremely wealthy co-signer and something very valuable to use as collateral for the bank.
Not necessarily. Commercial loans look at, among other things, the debt service coverage ratio or DSCR. Since this appears to be his first commercial property, they will also look at his and her credit scores (probably a joint pull) and other sources of income and assets. The point is, you don't need a wealth co-signer if there are no hiccups in your loan file and the numbers make sense.
@@phillipalder9045 Yes necessarily. A construction loan of that size still requires a significant down payment and they still look at your debt-to-income ratio. This is especially true for a $700k line of credit. There is no way a bank is giving a regular 25 year old that much money without a very wealthy cosigner. You don't understand how much your DTI needs to be to even secure a $700k line of credit, and what is he using as collateral to secure over $1 million in loans? You really think banks will just give out money for nothing lol
@@aaron_x3 First, I am a loan officer. I’ve seen 18-year-olds secure more. BTW, it is illegal to discriminate on age in lending so long as the person can legally bind a contract. I may have missed something, but he didn’t say where he got his funding from…. He didn’t say from a bank, did he? Anyway, do not confuse residential lending with commercial. Yes, it is true that if a borrower’s personal DTI is high, investors will run away fast. That is why I made a broad caveat. While it is generally true that conventional conforming loans normally require a 20% DP (typical overlay), commercial loans use different criteria. But if he used a Bank, it was a portfolio loan because this kind of deal does not conform to FHLMC nor FNMA guidance (e.g., multiple livable structures on a single parcel). But once again, this IS NOT a residential loan. Commercial lenders concern themselves with if the debt can be serviced. And bringing 10% to the table is adequate. Note: the land and the 150K equals that 10%. I’ve seen Lenders do it with less, but that was when the federal funds rate was at a record low a year ago. Lastly, the value of the completed project was the collateral. I hope this clears it up for you.

To clarify, I brought up his age not because I think he would be discriminated against, but because it is unlikely for a 25 year old to have enough DTI to support over 1 million dollars in LOC and loans. I believe he also said he bought the property for $150k not that he put an additional $150k down as a DP. While anything is possible, it does seem extremely irresponsible for a lender to give out this kind of money for only that much collateral. I am an investor, we have attempted a similar project, and found that lenders had WAY more stringent criteria to lend out a fraction of the money that he got. They could have just as easily wasted the construction money and then the lender could only recoup a $150k property for over $1 million in debt. I guess I won't say it's impossible, but I'd sure like to know what kind of lender he's using that's so comfortable taking these kinds of risks.
@@aaron_x3 Copy that. I think the 150k was mentioned in 2 ways. I need to re-watch, but land can be used as part of the downpayment or collateral on the LOC and final loan, obviously. If something goes sour early on, he'd lose the land. So many investors, so many levels of risk. I am guessing he closed on the construction loan with a 3- or 5-yr balloon @ 7 to 8% in the summer of 2021. The line of credit would use his personal DTI, but that amount is revolving and it got paid off when he closed (before the loan went perm). He didn't mention if he maxed out that line either. He and his wife probably have or had full-time jobs and low debt. I'd admit maybe he had a co-signer on the LOC if his combined income wasn't north of 200K ... if he used a bank. But he would likely be able to secure a SBA 7(a) as a bridge until the first close. His numbers look spectacular ... his cash flow easily covers that debt well before the 3rd year. If I was looking at this as a private placement, this would be a good investment (assuming the market analysis was proper, and the ROI/ROC was what one would expect). Hopefully, he or Codie can chime in to see how far off I am.
Zoning - Most places won't allow 5-6 homes on a single piece of property without subdividing. This particular piece of land doesn't have any zoning requirements which makes it unique - At least unique that it doesn't have those requirements and is so close to a large city. None the less its a great idea - Congrats

Absolutely true in my area you would have to get the land classified as a "resort" very expensive time consuming and no guarantee that it will be approved
Isn’t that the point on tiny homes. Being moveable there is no need for permits if a structure isn’t permanent?
The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people at least in California, where I currently reside are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!
It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.
I get such worries too. I'm 50 and retiring early. Already worried of the future and where its headed, especially in terms of finances and how to get by. I'm also considering making my first investment in the stock market, but how can I do so given that the market has been in a mess for the majority of the year?

In these circumstances, I would always advise getting professional help so they can steer you through choppy markets and just give you indicators and strategies for knowing when to enter and exit the market.

This is nothing to do with money or investing this persons secret is hospitality, he’s a natural host, he knows exactly the experience that he wants to give and exactly what it’s worth.
This guy is the perfect balance of humble and hyper motivated. I love how efficiently he runs his business. He avoids key person risk at every turn. Super motivating for me as an Airbnb super host myself. Great video!

If I backed my son on a big land deal that he was going to manage, I would call it a success if he turned it into a cash cow, or flipped it for a nice ROI, and had another business venture in sight. Anything before that, I would consider him playing manager, and using the houses money. I suppose if I was in the position of this young man I would be doing the same as he is, which is trying to make it happen. Of course I have no clue of how much money this guy's family has, and this may be just a drop in the bucket for his pops. I would not bet the farm on my 20 year olds grandious dreams however, so he could play landlord. And with little to no skin in the game, that is what I would call it.
So wait a second. $550K per year means over $1500 per day at 100% occupancy. That’s crazy. With the glut of AirBnBs right now, I’m seeing properties like this one renting for closer to $150/night which would gross $55k at 100% occupancy. And that’s before any expenses. So many owners are getting out of the game. I’m very skeptical. - listened more and heard that there are 7 units - that makes it more feasible
They are lying! I figured exactly the same as you. Even if not $150, but $200 a day, then about $50,000 a year, but not 500,000! They are semi-literate and did poorly in school.

10:55 7 cabins so he has: $550K/ (0.95*365days) = $1560/rentalday gross , $1560/7cabins = $226 gross revenue per cabin on each rentalday, so yeah it's possible.
So, how much does he rent the cabin for? The US 100 is per person?

550k divided by 365 is $1500 a day, which means he must make $1500 every single day without fail to make 550k a year. It is simply impossible.

Mom and daddy didn’t give him the money to invest he had to work years to buy one house at a time.

That holds true from long term investing to day trading. This can only be done by a professional financial adviser.

Thoughts on an Airbnb community in the Knoxville area? It's an hour away from the smokie mountains so there isn't direct competition and the Tennessee river runs right through the city. There is plenty of land available that's river front.

I'm surprised a place like that in Texas would do that well even during the summer. It is so miserably hot in Texas during the summer, why would anybody consider that a vacation?
My biggest question here is around the initial funds/loan which is what set him up to do this. How did he qualify for a million dollar loan plus a construction loan? Any clarity or additional info on this would be helpful since it’s the main lynch pin in all of this.
@Molly F... for some reason these linch pins are never discussed. Who exactly was the guarantor on this loan? What was the process for getting the funds? This wasn't an AirBNB bought for $140k. This was a piece of property bought for $140k with $1M+ in development poured into it.

I love this! Isaac, who created your direct booking software? I like the look of your website.
There are a lot of gaps in this story. How did he get the money to start at 25? If he went to college, that’s only 3 years removed. Is his family in construction or something? How did he formulate the plan to be able to turn the plot of land into something viable? Someone doesn’t just wake up and decide to build a septic system with no expertise… while the project is impressive, these things should be questioned (as you often say yourself).

So 140k cash 1.4m construction loan 700k line of credit = $2.24m investment?
So does the construction loan get approved based on the business plan financial projections, or the value of the completed property as a SFR? I LOVE this project and this plan.

I think about the success this guys has had but you have to consider what this area has going for it. This property is at the center of a triangle of large cities, Dallas, San Antonio and Houston with Austin about 1.5 hours away. Also Waco has Baylor University and Chip and Joanna Gains who draw a huge amount of visitors. Just from Chip and JoJo there are thousands of visitors to this area every day. So there are plenty of attractions that draw a lot people to the area. Also he has impeccable taste and he created a very nice especially attractive compound. All the ingredients of a successful short term rental are in place.
So I wonder if you could replicate his cutesy compound yet locate it between Tulsa and Oklahoma City or OKC and Dallas if the revenue would be similar? So my point is the location of an Airbnb determines its potential then the design of the property exploits that potential.

I actually did well for the first 6 years.
We put our main house on Airbnb before Airbnb was mainstream.
I didn't know much about it. I was not brainstorming, planning, setting one up, or building one, I just listed My house wondering why anyone would want to come to my little town in Michigan.
I was blown away! We got so many bookings we had to move out
70% of the reason is I happened to have a house 18 min away from one of the biggest tourist attractions in our State.
It's FRANKENMUTH Michigan.
It's was great until the pandemic, inflation, and an over saturation of STR in my area that mostly popped up last year
It's ok, I'll wait it out. I had no up front cost, no debt, and the mortgage is dirt cheap since we've owned the house for 19 years

I want to book this for extended family vaycay and use it as a potential business model for some land my hubs and I just purchased in a different state in an very VRBO friendly lakeside neighborhood.
Nothing like this there yet except a fancy HOA so exclusive properties there only pass through generations of original families, usually.
It would be awesome to put something like this nearby and capitalize off the “democratize exclusivity” feel for extended family stays.

Great Video, thank you. Something that I was waiting to hear about but never was addressed was the cleaning and maintenance staff. You can't really automate the bathroom cleaning and laundry service so how is that addressed in a quality way? One hair in the tub or bedroom can ruin a review so I was curious how he handles high standards with the cleaning crew, etc. The not fun stuff?
