  • Septic systems, wells and well water quality systems can be very expensive to repair or replace. If you're buying or selling a home served by a private well or septic, you'll want to watch this video.
In this Episode 5 of Tuesday Night Live, our Broker, Todd Sachs interviews Well & Septic Expert, Eric Garrett of Home Land Environmental to discuss what you should inspect and expect with these systems.
Eric get's technical, but also does a very good job of explaining what you should look for. Many homeowners neglect their septic systems systematic maintenance and things they flush down the drains. A failing septic isn't always a quick fix. It can cost $500 to $40,000 in some cases.
Your well..., well (pun intended), this is what you're using to cook, drink, bathe and more. You must be concerned about water quality, ground water contaminants, soot, supply, pumps and systems among other things to keep your home running safe and efficiently.
Sellers be prepared for the inspections and expectations and buyers, make certain you're getting the proper inspections.

Really great info. Learned a lot and very well presented. Thank you both so much! ❤
Have a 560 foot well and 5br septic system. Interested if the once a month Oxytabs are a good idea or asking for problems. Our home is just about 3 years new.

Would be it ver big red flag if a seller (prominent developer) isn’t allowing a well and septic inspection? Home is 22 years old. They aren’t answering any basic maintenance history questions either.

Yes I have a question for your guest. What a great discussion:). My question is I have to sets of screens on the outlet to my tank. I sized the field for another “bedroom” or “2 additional people.” Currently it’s just me and my wife who has lived here from day one, 7 years ago.
My question is, I have severe degenerative joint Disease and I take frequent and ULTRA LONG showers. I sometimes run the whole 50 gallon tank out of hot water, though it might take me 90 mins of run time, but extremely low flows. Like 20 percent of capable output from shower head. If I were to do this say every other day for years on end, while at the same time keeping good care of my system otherwise, is just that large amount of water going to seriously shorten the life of my system?
I guess for the longest time I simply deemed it as “just water” and didn’t think it was a major violation of my Due Diligence over the system but instead just a minor infraction.
What’s your thoughts on that? I have seen no ill effects in the leach field area nor any back ups. I did pump it myself a few years ago, and it was rough. A lot of fats on the surface I had to shovel out. I have put my foot down on dumping grease or fats down the drains now…. Thanks for any opinion you may care to give. Thanks much!

Question regarding the radon and well water. We have a radon mitigation system for the basement, but how do we mitigate radon in the well water?

    • @SachsRealty

Jonathan, You can certainly mitigate radon in your well water. Here is a link to the CDC's site that addresses this specifically: www.cdc.gov/healthywater/drinking/private/wells/disease/radon.html We appreciate you watching our show and we wish you the best.
