- Not only have we finally moved house but thank you so much for helping me hit 100,000 subscribers! You're all utterly awesome! In this video I'm giving you a quick tour of the 1950's rental property we've moved to and telling you how much it would cost to bring a property like this up to the basic spec of the modern new build. This is a lovely property but needs some TLC and I figured it might be interesting for you to see some very typical maintenance work that might be needed in a property of this age.

You are so tidy. My husband can cook meals to wow people (and does all our cooking and food shopping) and he can fix almost every IT problem that crops up. But he hasn't a clue with DIY and he's so untidy. It's unbelievable how untidy he can be without even trying. I was great at the DIY until I got sick, and I was tidy but now I don't have the energy to keep it tidy with him actively messing it up all the time. I hope your wife appreciates you. Mind you, I'm still glad mine's a great chef.
The dining room light switch is probably where the door to the dining room was when it was a separate room.
You're exactly right. My wife informed me of this when she watched the video. I hadn't even noticed there used to be a separate doorway in to the dining room. D'oh! 👍😂
I'd love you to come to my house and tell me what needs done to bring it up to scratch. I have lived here 31 years its a 1932's semi. When we moved in we had work done but over the years windows been done twice and kitchen twice... but I know updates are needed and just don't know where to start. Congrats on reaching 100k subscribers... I know the video was shot a year ago and you have more like 172k now, but we'll done anyway and thank you for the interesting content of all your videos.

Lol. I had a giggle when you were getting mad at the bath taps because we had those installed when we had the bathroom remodel when me and my sibling were young. Dad wanted the middle taps because he was sick of us arguing when it came to bath time because neither of us wanted to sit at the "tap end" and bang our head 😂 putting them in the middle meant we were both comfy and one less argument!! 😂😂

Bought a 3 bed 1930's semi a month ago and been slowly refurbishing it. Luckily previous owners have been renovating some of the more major things but as a first time house owners we need hints and tips on what to look out for. We have some weird multilevel boxing of the staircase going on in the box room and need to tackle that to see if we can get it to look nicer and taking less space... have been watching few of your videos now and you got yourself a new subscriber.

Congratulations on reaching the 100,000. 🥳. I am not a handyman, in fact I am a retired midwife, but I do a lot of jobs around my home. I am moving in a few days and can't wait to confirm wall type so that I can go ahead and buy a Makita SDS. I currently use an old black and decker corded drill from the 70s one speed hammer 🤣. I am also going to buy red plugs, 10 gauge screws, a PZ2 screwdriver. Thank you so much for all your help and advice and undying humour. I wish I had a midwife sticker to send you.

Ordinarily, I have a short attention span, but I watched this one all the way through because it showed so much about British house construction and gave so much good advice. I would look forward to seeing this place fully renovated, but it's a huge job and I expect that for the time being you will just repair it to be rented. It's quite a nice house - or it will be when you can spend some time on it!

14:20 i agree makes sense i they stored boots etc in that under-stairs near the door and use the integrated space for the actual fridge !

It's very interesting to me as an American to see that you have the same basic problems that we do -- shoddy work, poorly thought-out remodels, as well as aging materials/windows/etc. We live in a "re-muddled" house from 1935 which we have been correcting for two decades!

Thinking about this with my grandpa's Semi Detached 1930s house. It adds up but worth it as for us the space is just far more than a similar priced new build. Gas fire needs removing. Doors need replacing but there is 90 years of paint OVER the hinges. Floorboards needs looking at. Downstairs Ceiling texture needs checked for Asbestos. Woodworking of the understair area needs completely updated. Ceiling in the main bedroom probably needs replacing as you can see joins. Floors need solid wood laid down. Radiators need replacing. Light switches need replacing. Bathroom needs re-tiled. Kitchen floor needs tiles, it has linoleum currently. Thick textured wallpaper needs removing. Whole house probably needs plastering. New side shed needs putting up and then if I'm good, I may be able to get a conservatory.
Yup, it all adds up very quickly. What looks like a lick of paint can very rapidly turn in to £30k of work. Best of luck! 👍
@@GosforthHandyman Its a snowball effect too. If I take out the gas fire that means I have to get a new floor. If I want the floor to match the other rooms that means I need to do all the rooms. Which means I need to get the floorboards fixed. It will also leave the wall not looking great as I don't intend to replace the fire as we have radiators, which means I then have to remove the wallpaper, probably get the room skimmed. So one task, couple of hundred has turned into a few thousand.
Recently found your channel and subscribed. I have really enjoyed the look around these various houses in your recent upload. Congrats on the subs! I bet doing the Inventory took some time! It always amazes me that Landlords often don't look after their investments. I am a landlord and would never let my property get into that state of repair, it ends up costing you more in the long run in my opinion as what was a simple fix ends up turning into a big job, a prime example being the shower silicone, a simple fix that avoids the potential for the water that is escaping to be causing further damage elsewhere, for example rotting the joists.

I live in a 1940’s semi. My kitchen light switch is on the opposite wall to where I would expect it. Still a year after moving in I go to switch the light on and slap wall.
It’s an underrated piss boiler.

Very good point on the new vs old swings and roundabouts debate and completely agree older houses that seam in decent nick on first glance often need thousands spent to bring them up to scratch.
Our older house is in great nick overall and we love the larger rooms / garden compared to newer houses but we will need a new kitchen and bathroom in the next 5 years costing ££££ and a rewire in 10 years so some big spending required.

It’s all down to what you pay and who you buy from with new builds. If you buy from the big boys they’re in business to extract as much profit possible. There are plenty of small builders turning out homes to a good standard. I’d still personally choose an older house for the garden/space you get.
I was thinking "hah that's stupid" about the bath taps, then realised it's exactly the same bath as mine, whoops. My bath also had the switch to turn the shower power supply on inside of it, mounted on the ceiling. Sure enough, the shower turned itself off constantly despite being brand new, until we replaced and relocated the switch. Love these old house videos, like an in-depth version of homes under the hammer haha.
I can see the awkwardness of the bath taps but I wonder how the taps etc are fitted in the first place. Surely the plumbers must have had some (limited) access to fit the taps? Then you reverse the process to remove?
Yeah it's crazy. Patr100 - the taps are often fitted before the bath goes in. Then just flexi-hose hook-ups and waste from underneath. Not great. These ones would be almost impossible to access. 👍
Congrats! That's actually a very decent rental, much better than most properties I've seen, at least on the surface.
It's a matter of perspective, but I find I can live with many of the cosmetic imperfections/outmoded things you've highlighted (safe for the 2 taps in parts of your new house ;-) ). On the contrary, if it were my house, I'd focus on the structural things (including ventilation, insulation, electrics and plumbing), knowing that a little bit of wear and tear is to be expected (and that fixing these to a good standard, if one isn't handy, is quite a challenge!)

Congrats on the move house (finally) and the 100K subscribers to your channel. I found the video very interesting. People who are working for a real estate company selling houses never show these kind of issues. And in no way they are able to make an estimation how much a repair is going to cost.

Hans de Groot why would estate agents point out issues? They work for and are paid by the seller, not the buyer. They are obliged to act in the sellers best interests, and it is unlikely that would be achieved by pointing out multiple faults with a property.

How to make a 1950's house to the same standard as a 2020's house?
Easy, fill half of all the rooms with vertical styrofoam in order to reduce the average room size by 50%😁
Lol, well you're probably not wrong. Although when you compare overall floor area it's swings and roundabouts due to en-suites, utility rooms etc. 👍😂
older houses don't have ensuite therefore master bedroom is bigger. I rather have en suite than bigger bedroom. Moreover, older houses have drain problems as shown in this vids. Additionally, due to dangerous stuffs like asbestos, lead paints, renovating older houses costs more money.
@@sithukyaw9019 older houses are built of materials you simply cant afford today. They are infinitely better builds. Modern home has studs 22 inches apart in some cases (dont think its code but I have definitely seen it), nothing but tyvek and some drywall between you and the road. You can put your fist through the exterior wall in most new homes without any effort. Modern homes are a joke, joke of bad, bad construction. 100% they will fall apart BEFORE you are done paying the mortgage.
@@davidkahil5158 luckily the vast majority of new build homes in the UK are still brick built with cavity walls, so no way you could put your fist through a wall. Timber framed houses haven't really caught on here

PS A quinetic or similar remote light switch for the dining room would be a worthwhile small mod to do which would make life easier and you could take it with you when you left.

boiler looks like worchester bosh greenstar, have similar one for over 7 years now and very happy with it. British Gas is having to install them on own brand apparently but mine was installed by gas specialist and cost me much less than it would cost buing it from British gas. worth the money though.
I needed to rewire light switch arrangements so used shelly relays and Google home. Much much cheaper than chasing walls.
The extension area of the kitchen and dining room may have been a porch/back stoop. That would explain the floor sloping away from the home. It was probably just closed in to expand the home and they didn’t think to properly support the floors.

Hi Andy An interesting video, lots of useful tips about what to look for in a rental or " doer upper". I suppose the the granite worktop was done that way to enable standard sized pieces from IKEA or other to be used and avoid the cost of cutouts. The front strips could be offcuts. For the staircase headroom (non compliant with building regs, as are the lack of opening windows (? How did they get the FENSA certificate?) the cheapest and best way to do this would be to cut back the trimmer at the corner of the staircase ceiling and build a small box in the bedroom so you wouldn't have to move the wall and if you put a reduced height cupboard over the box you wouldn't lose any floor space in the bedroom. Finally the landlord isn't a very good one either from your point of view or his. The neglected maintenance will cost him a lot in the long run and many of the problems need fixing urgently to make the house " fit for purpose" and to comply with the law governing rented property. I am surprised that any agent was prepared to take this house onto their books with so many serious breaches of regulations and law. Fire regs apply to rented property and this one is definitely non compliant in terms of means of escape from the upstairs bedrooms and fire doors to the garage. Still I assume it was cheap and thus you are getting a lot of space for the money and as a temporary base for a short time it should be fine. Just don't smoke in the bedrooms! Mike

I know someone has already mentioned that the dining room light switch is probably marking a previous doorway, penny pinching not altering the light switch. I thought that granite work top was odd in that the sink is slotted in and incorporates a drainer. Aren't they usually positioned under? All those joints and poor positions may be due to the use of a second hand granite worktop. The money went on the extension, which was poor hence sloping floor. Opening windows cost more than fixed panes, double glazing companies automatically put in little openers along the top of a stretch of windows 'for ventilation'. I found one big opener costs about the same as a small one. I think they have removed the original slope over the stairway to fit the bed and so the wardrobe, bed etc can be arranged in a more pleasing way, and improve the purchase price at the estate agents. It all shrieks, 'we've run out of money'.
Fire safety revolves around Smoke and CO detectors, plus they must check if there is access to the fire exits. They could provide little hammers to break the windows and that would be OK as far as the legislation goes.

We've moved this week from a new build to a 70s house, we now have double the space, 4x garden space, more parking, less neighbours and not too close to them. higher ceilings and loads more natural light, large entrance hall. Needs a full refurb but will be so worth it

I have the exact same IKEA Nexus Birch Kitchen ca. 2005, and funnily enough, the same bow handles from Screwfix which were on offer at the time. Don't have the granite work tops. Weird in your place that the end panels have been fitted wrong - door reveal, rather than conceal. Everything in my gaff is still going strong, maybe due to being fitted by the best guy I know :)
The corner cupboard with the funky double hinge is troublesome, If the user is an idiot and can't work door,s the screws on the back of the handle can rub on the adjacent cupboard, wreaking the door and leaving grooves.
The carousels are well skookum, not had one issue even after renting out the house out for 10 years
We had an old property revamped and the electricians installed all the sockets in the corners of all the rooms and all are behind something you put in the corner.... So it seems its common practice.

I'm assuming the way they've done the granite worktop was literally cutting corners to save money. So instead of continuous pieces with cutouts for sink and hob, they might've just cut some strips to fit around. Might've saved the cost of a meter or so of worktop.
Yup - saved a few quid. Would love to know how long it lasted before someone broke it. I imagine not very long. 😂👍

The "extension" was probably an attached porch that was opened up, insulated and remodeled. Very common for people to do that in the northeast U.S. It does give you some extra square footage without a lot of cost.

Catching up on your older videos .. I'm guessing that extension is so 'short' because it was constructed under the old Permitted Development rules? IIRC they were something like 1.5m weren't they - and only recently increased to 3m? I could be wrong - I never had the money to extend my old (1970) house, and fortunately this one (1930) was conveniently doubled in size by the previous owners! Definitely the easiest way of getting the work done ;)

The gas boiler vent seems to be illegal since it is funnelled upwards using 'bartol' and the outlet seems to be blocked in some way. As a rented property, it should have an annual gas certificate and that should be independent of the boiler installer (BG) and the annual boiler check should provide you with an assurance that is is not spitting out Carbon Monoxide into the home.
It's just had a gas safety check so assuming it's all OK. 👍👍
