What you need to know about Water Mitigation and Mold Remediation companies

  • Property owners who face water damage or mold damage will need to call a water mitigation company or Mold Remediation company.
    When you have an emergency your homeowners policy allows $3,000 in EMS services. However, if the services may exceed $3,000 these companies will need to call the insurance company to get authorization to exceed the $3,000 limit.
    EMS= Emergency Mitigation Services
    Make sure these companies do not try to take advantage of you. In this video, I cover a specific case where my client was treated very poorly and taken advantage of.

    Mitigation company here.
    We do not do repairs.
    Your opening statement can equally apply to public adjusters, adjusters, and independents.
    If anything the insurance company took advantage of the customer here. They knew exactly what they were doing sending the release to the repair company.
    The carrier knew damn well that was an extremely low ball payment and took advantage
    Be real. The repair company likely had to reimburse that money, finished the job, or got sued.

    I was a construction estimator/ project manager for 2 mitigation/ remediation companies totaling 7 years. We were 100% equipped to handle any size build backs commercial and residential. To say, "don't use a mitigation company for repairs" is a pretty steep cliff to climb.

      Too many back door issues that hurt homeowners by allowing the mitigation company that completed the demo to then repair everything. This is what I've seen in FL. It doesn't happen often as many water mit in FL don't even try to attempt to do both for many reasons.

    I do the whole process...mitigation, packout out, storage ,build back, ,fire,water,storm restoration. I didn't make it through high school so I started getting licensed and certified. Iicrc, tri, haag, fire,mold. Then I got my adjusters license was going to get my public adjusters but it'll be a conflict of interest. I stuck with all lines adjuster. Going for my next move is going to put me over the top. I'm taking the whole pie now when I complete my next move unlimited pies

      You can probably do that in the State you work in but in FL now with laws changing that's hard to do. Good to hear you are educating yourself to offer greater value for the homeowner.

    Unless the insurance company is in with the restoration company this never happens for the last 20 years it's always our company and the customers name on the check.

      Meaning we don't get paid to til the customer is satisfied with the work done to completion. If your Insurance does this it sounds like a good time to move on

    What you need t know is these companies come in, get the job done as quickly as possible and usually leave the repairs up to you to hire somebody else.. they usually have a company they “usually recommend” but those are going to be a pricy decision..
    The bad part is the remediation companies ive dealt with as a residential repair guy, they never cut the drywall or floors/ subfloors straight,. So youre gonna end up having to square everything before hand. Also if you have hard to find moulding or baseboards, which most homes older than 20 years have, then you might as well remove all baseboard if you want a match.. the last company/ company im having to go behind now, actually pulled away all the door framing and trim, which cracked every one along with the frames. They decided to remove the bottom 2x4 actual house framing members on all of the walls and placed more 2x4’s as temporary supports for all walls, even load bearing.. they threw out the toilets, vanities, cabinets and sinks along with removing the outdoor siding off the bottom 2 feet, making this home open to the outdoors all around the bottom 2 foot section of a 4000 sq ft home.. which rendered the home unfit for occupancy/ condemned by the city.. all this for about 2” of water that built up in maybe 500 sq ft of the home from a washer that had its water valve or hose give out and spray clean potable water on the ground.. the one company singlehandedly used up all of customers insurance claim money, leaving the owners with no house to stay in or funding to fix the damage they caused. They ripped out sewer drains on the fixtures indoors by cutting the stuff out before any p traps which made for a nice smell on top of any other smells the house might have had.. its taken me 3 weeks just to get the house back where the people are able to move back in.. the finish work will take another 3.. talking about all flooring, trim, fit and finishing /paint.. all their furniture or most of it was put on the curb by the company which most was ransacked by local curb pickers because most was not damaged or garbage.. they did however put all the stuff that was in any drawers in trash bags and gave back to owners which thank god.. but pictures and any breakables were just that, broken or cracked.. and nothing owners can do about it.. dont sign your life away until reading everything even when times are stressful and bad as those stressful times can get a whole lot worse..

    Its in the middle of the paper shuffle, I have personally watched this happen at least 20 times.
    I tell my customers exactly the same thing.
    I own a flooring store and often people want their flooring done from us.
    The remediation company gets involved, and the customer is unaware of fees they charge on our work.
    20% profit, 10% overhead and 7.5% sales tax.
    Florida is a use tax state, if the consumer is invoiced by my store there are no retail sales taxes on real home improvement.
    That does not negate the sales tax the remediation company assessment added to consumer, based on the direct bill invoice.
    They have no involvement in our billing, and they sometimes do not disclose charging fees on other work done apart from their scope of work.

      Thing about that John is they can't ask for Overhead & Profit unless they a GC doing GC work. Water mitigation work isn't classified for O & P yet you're right they try to get away with it. It's a cut throat business.

    What kind of lawless unregulated insurance market do you operate in. This sounds ludicrous. If you want a cash out, your doing it through your insurance provider, not the restoration contractor. And insurance providers don’t pay contractors up front

    Bronze Certificate-Silver Certificate-Gold Certificate.
    What is the benefit if your company has the Gold Certificate?
