    I am a finish contractor and I am not sure if your aware and say this generalization because I am in a different state ? Who ever provides the contractor licenses be it state or local there is a complaint process! The issue with the shoe print , and garage door framing interfering with the doors is a big no no the contractor was obligated to catch and get approval for! Creating his own change order is something we are never allowed to do in CA and all change orders requires both the contractor and customer signatures! You can file a complaint requesting a fix at their expenses in some cases you go after their bond co to pay ! The builder had to know it interfered design wise!
    You heard the old adage “ the squeaky wheel gets the gease “? We’ll start squeaking ! Don’t roll over ! Make this guy become a better contractor or hit the road!

    You guys don’t know certain things but you contractor should! Stain Concrete Floors are the last thing you do! And if your trades come in and spray the floor , step in it , ect, you are owed ! You did not pay for that! That is why I carry a bond! Go after this guy or else he keeps screwing ppl over! Get an attorney and / or file a complaint on his license!

    I agree with the tips you provide. I regret getting smalll hallways and hallways that combine in the living space. I also regret not getting a private foyer and his and her separate closet. I wish I would have added in the cost of structural changes and pre-wire and pre-pump. We had a semi-custom home with Beazer and it was a horrible experience. I pray that I get to do a custom home but I will be looking for the right builder. Until then I'm thankful for my new home. Thanks for another great video.

      Hey Vee! Thanks for letting us know we are not alone! Yes, the right builder makes all the difference, especially with custom building because you are on the hook for making interest payments on the money the builder draws out from the bank while the house is being built. All the project manager switches, mistakes, and do-overs on our house made our house take longer than it should have, and made us extend our construction loan twice - which the lender was not happy to do, and not going to do for free - we paid dearly in an increased interest rate and penalty fees!

    Thanks for info about those shower doors. We have our blue box walk through in 2 d.
    My husband is a car guy and recommends you replace the garage door opener with a wall mount Screw drive door opener. It also lifts the door higher to the ceiling. You might be able to drive a truck into that garage. This was on his wish list because he plans to have a car lift in the garage.
    We both enjoy your house videos. Did you get the railing for the back porch yet?

      Hi there! Glad you found the info helpful. Thanks so much to you and your husband for the tip about the garage door opener - it was so incredibly frustrating that the builder initiated the issue and refused to correct it! No, we didn't replace the wood railing out back yet. We're not sure what to do about it because we want to eventually get some remote shades on the back patio. We probably won't do anything about it until we are ready to do the shades. Hope all went well with the walkthrough! I am excited for you that you are closer to the finish line! Keep us posted

    Great tips. Thank you. Another regret I found: My builder recommended closet doors that open into the room. They look awesome! But now I can't fit a queen sized bed in the spot I had planned bc the doors open too wide. I will probably change them to bypass doors. Bummer because they are beautiful, but not practical in that sized room.

      Hi there! I am glad you found the tips helpful. Yes! Door size and door swing is so important, and we learned that the hard way too! I feel your angst. You would think that the builder, who is getting paid to know these things, would not recommend something to you that doesn't make sense in the room. SMH.       Hi Leon! OMG! I am so glad you made this comment because you hit the nail on the head! That's exactly what we were thinking was going to happen if we were there all the time, but that turned out not to be the case. We learned that most builders (as did ours) have a clause in the contract that the owner isn't supposed to give directions to the trades, only the project manager can do that. Otherwise, you will be "interfering" with the performance of the contract. As the owner, you can take pics and videos and call the project manager to report errors, and hopefully, the project manager will respond timely to prevent, or in most cases, undo the errors after the fact. There are so many shenanigans that we saw happen without the supervision of the project manager it was ridiculous, and some shenanigans are things the builder will tell you was done, and wasn't. A big one we caught was that the pest control company told the builder they came and sprayed our wood framing for termites, and the builder took their word for it and swore there is no way the pest control company could be wrong. However, Mo was there the day they claimed they came. Mo took pics and video and we were able to prove they didn't do the work and make them come do it. Eventually, Mo's presence did cut down on some shenanigans because the trades and the builder knew he was watching and taking pics and videos. It is really a shame but watching the trades and the builder became Mo's part-time job. Thanks so much for your comment and for watching!

      Hi blue moon! Unfortunately, I can't share the name due to legal reasons. They only do fully custom homes on lots owned by the customer, so if you are doing semi-custom on a lot owned by the builder, you won't run into them. If you are considering doing a full custom home, send the names of the builders you are considering. I'll creatively let you know if it is on your list.

    footprints in the stained concrete is crazy 🤦🏿‍♂ i mean you expect a few cracks and imperfections but man... oh, btw can you tell me the make/model front entry door?

      It is crazy right! We learned that because most people will have flooring put on top of the concrete, when the trades come in and do work, they usually don't pay attention to the floor. They screw scaffolding down into the concrete, use spray paint to mark where things are supposed to go, they drop and drag things across the floor, spill food on it - but if you are getting stained concrete, the builder is supposed to ensure everybody is notified so they don't do things like walk on it before it is set, and cover the floor to protect it during the build. SMH! Thanks for asking about the door. It was done by a company in San Antonio Texas called Magnolia Doors. I don''t have the name of the door style because we picked it out of a catalog that the builder's designer showed us. I think the designer gave the picture to Magnolia Doors and they custom-made the double door based on the picture. I'm going to ask the designer if she knows the name of it. If she does, I'll update this reply. The glass is called Aquatex. We didn't want people at the front door to be able to see right in. Magnolia doors did an excellent job making the door, and installing it! Thanks and Have a Blessed Week!

    Thanks for sharing these insights from your build. I’m not sure if this was your first custom home built or not, but If it was dont be too hard on yourselves. This was your first time doing something like this and y’all are still very much blessed to have a beautiful home in a safe environment. 🫶🏽
