    You can also call your insurance person and have them run an estimate for you on whatever house and get a more accurate number.

    Great video! I just made a video on this last week. I need to up my quality game though, comparing to this one! The market I invest in is very different to what you are in but the concept is still the same. I just look for a much higher CoC return, due to the lack of appreciation on the homes here. I am glad you do 1 month of vacancy. Many investing I am seeing do 4% or 5% vacancy. To me it makes sense to allow for one month out of the year to be vacant. If some one leaves the unit you are going to have 1 month at least of it being empty between cleaning and fixing things and the showing the unit for the next tenant. Also, a good tenant is going to give their previous landlord a 30 day notice before they move into your place anyway.

    If you do this again change your rent growth to show the 3 yrs before covid kicked off and the kast 3 yrs of growth
