I do appreciate many videos offer great practical info! I’ve been watching yours a lot lately - some redundant/not to the point, yet I find many of them very insightful unlike many real estate grus on CZcams (I like Graham Stephan, Meet Kevin etc.). You’re my new favorite! In “Is real estate hard?”, you helped the poor young man from CA. It showed how kind you were. Many people like me who wanna get into the real estate investment but need guidance/mentor do appreciate your efforts! I wanna get into your program, but so many options and bit confusing.. Like was there a cma performed on it already and that’s why it’s being offered because that makes it a good deal? I am a Florida real estate broker and there no haunted houses. You do not have to tell the buyers because they don't exist
I bought a pretty packaged deal that has truly been a nightmare.
Do you think that if you cant find comparable homes 2 - 3 miles from the property your looking at... its a bad deal?
Can u hire a contractor or an appraiser instead of a realtor to determine home value? What's the best choice between these & what's cheapest?
Realtor would probably be the worst.. not saying they would be, but potential to be more misleading.
An appraiser is the best way to determine home value. It will cost a few hundred dollars, but we do it for almost all our houses! That is their entire job!
Otherwise a realtor can give you an estimate as well! This will be free, but there is always the chance that it could be biased if it gets them the sale/purchase. Not all realtors will mislead you just to make a commission though!

Depending on work and how much you are gonna buy it for. Also what's the ARV to see if you'd want to make a fix and flip or fix and hold. The numbers just gotta work.

Hey Kris, I had actually contacted you and your team last year, I just have a question because I am a real estate agent and just sold my first home, now since I’m in a different country I’m going to do a basic conversion to US dollars, now I have a property close to a university it is valued at $310000 but it is on the market for $250000, now if one were to develop the 15000 square feet of land on the stand to accommodate 60 students and you rent them all out for $400 per student, would it be a good investment?

depends on the price per squarefoot (or square meter) and soft costs, also holding costs vary. also amenities to fill out quicker and reduce vacancy rates could increase build cost. there are many factors in rentals
Why doesn't Kris Purchase condo's as investment properties?
They don't appreciate like homes, and the HOA eats up at the cashflow. Stocks are better if you can't afford a home investment

Truly learned nothing...
You talk a great game. But where is the proof that any of what you say you've done is true? Your principles seem to be convincing, but you leave way to many questions unanswered without even realising it. If you shorten your videos to under 4 minutes, you might get more views because let's be honest, those numbers are weak.

If you've watched more than one of his videos you'll see that the info he provides is very insightful. I don't need to see his paper results to know what he's saying isn't bs.
First of all I have watched a huge amount of his videos and have now been subscribed for a long time. Second of all I will reiterate that the advice can seem sound and possibly insightful on the surface. But he often talks about equity being so important and then goes on to show examples of how to use it and what to do with it, but actually buying a property that has equity in is the hard part. He never explains how he finds these magic properties with loads of equity in them. I just think he talks a great game, but it's all just generic stuff you can read on the internet anywhere. I'm going to unsubscribe.
