The first floor bathroom will have the dirtiest door handles ever. Sink needs to be available to toilet without having to open and close a door. Put a pocket door between sink and kitchen also a bathroom sink has other red germs you don't exactly want in your kitchen/ eating area. Also make use if the under the stair space in the kitchen area with low cabinets or maybe washer and dryer space as I might've missed them elsewhere. Plumbing would be nearby but overall nice design and aesthetically pleasing and stylish

Box fans in or in front of the window and you can make it with out air conditioning (until you get one then you get another.).

Open the front door and bang your shin on the coffee table. squeeze between the stair railing and the wall. Why is the sink outside the bathroom? Wasted space under the staircase when space is at a premium. Bedroom windows aren't large enough to meet U.S. building codes. I look at these plans with a very critical eye. Would also not meet Americans With Disabilities specifications. And just practical things. Where do you store the towels? sheets? Broom? Vacuum? Mop?

The living room is super small. And it's facing the front door!?! That's not very good. This house has 4 bedrooms but only 1 bath? I would go for only 3 bedrooms and make the living room a bit bigger. The second bedroom doesn't even have a window. Just get rid of that one. You can make it smaller to become an office instead. It is kinda weird to have the bedroom lead right out into the kitchen and the middle of the common place .
I just looked again. There are no windows on either side of the house when there is absolutely space for some. Should add those in too.

  • @h.smith.6586

If I did this one I'd take out bedroom 2 downstairs. Make the bathroom a little bigger and then the living room, dining and kitchen would be more open. Plus you could put in more kitchen cabinets where the open shelving is, which is a waste of space in a tiny house.

  • @rebekahnewman9419
    @rebekahnewman9419 Před 2 lety +3

I think bedroom 4 would be better suited as a bathroom. I also think the window in the kitchen should be a door that opened out onto a back deck or possibly an enclosed room for a washer/dryer with another door leading outside, in case of emergency.

The second sink in the kitchen could be more cabnet space with a coffee bar . I would extend more shelves from kitchen to dinning room. As for the top floor that hallway is a waste of space you have made the access to the balcony from the bedroom closest to it

In many parts of the world, one bathroom is all you get in most houses. Moving the sink out of the bathroom makes it usable even if someone is in the tub/using the toilet. Second bath and sink placement could be reworked for First World standards, and the basic use of space is quite imaginative.

I miss a laundry space too. The planning is okay, but the interior isn't. I would put the steps where the bathroom is.
Scrap the bedroom...get there a small laundry space and a bathroom with window and sink.
So you have some more space 4 the living area...instead arriving and falling straight over the coffee table.
Upstairs is lovely, but a 2cond wet room is needed. Just Imagine 5 or more ppl living there...queing in the kitchen area for the toilet...and shower. 🤔

The living room needs more space for tv. There's no need for such a huge balcony on the second floor, it would be better to make it smaller and extend the bedrooms and add another bathroom (at least half bathroom. Oh and i don't understand why is the sink outside the bathroom, it's not very hygienic.

Enclose the verandah into a 4th bedroom and have a rooftop garden, doubling the size of the garden.
I would incorporate the hallway upstairs into the master bedroom and have acces to a small office or 2nd bath through bedroom.
Also, bring the kitchen forward into the 1st bedroom space and place the bedroom in the back. Add more windows on the sides to bring in more light.

Just looking at that tiny closet their calling the bathroom made my hands start to sweat. You would have to wonder what the designer was thinking with four bedrooms and one bathroom can you imagine a family trying to get ready for the day and needing to use the bathroom ? We won't even question where they think people are going to wash their hands and...oh I don't know perhaps brush their teeth. Nope this one needs to go back to the drawing table and given more thought to functioning as a working home.

If you went to bed before the rest of the people and then needed to use the bathroom, you would have to walk past everyone. How can you get to the cupboards above the fridge? Why is there a full bath off of the kitchen so far away from the bedrooms? I would have connected it to the bedroom rather than the kitchen, or both. The person in bedroom #2 has to walk past everyone in the kitchen to get to the bathroom. Only one tiny bathroom?

First I think we need to be put in touch with contractors who know about
permits and regulations. Why drool over all these home when we don't
know (for example) what the min footprint allowed is in our locality???
I can NOT Believe all of these manufactures have not thought of this
..they just want you to sign on the line in a hurry or sell your current
house asap. I would like to at least get a ROUGH estimate on electric,
water , water well foundation, plumbing, septic and many more questions
.......contractors contractors contractors that know local regs is the
first step. OR the manufacturer could research for the client

Well this would be illegal any place in the US and Canada, because bedrooms require light and ventilation as well as fire egress. Totally illegal.

Bedroom 4 upstairs looks like you somehow disliked the occupant so you put them in tiny room. Why not take away balcony and expand bedroom 4 and add a bathroom?

You lost me once I saw that the floor plan for the top floor had no bathroom. 4 bedrooms share that one tiny bathroom with a sink outside? What a crappy design! Also, bedroom 2 has no windows? That is illegal in CA, USA.
What’s the point of a big balcony when you and all your guest have to use one tiny bathroom together!? 1/5 stars

SEA style... not CA, USA... 😉
They always put the toilet door nearest to the cooking range.
      I will never understand why...
