My fiance was a carpenter I used to help him do all kinds of projects esp in my house. Unfortunately
I lost him 2 years ago to esophagus cancer. He was a union carpenter for 30 plus years and never wore any masks while cutting wood etc. I believe this added to him getting cancer he was only 53! Make sure you are wearing proper protection you don't want to breath in those chemicals from treated wood etc. And detox on a regular basis!

Even untreated wood particles, micro insulation particles, paint fumes, etc don't belong in lungs. There are so many things in construction that one MUST be more than cautious about. There are things in all the trades that can be dangerous for one reason or another. We need to be more vigilant about the way we do business - all the way around. I'd like to think the unions would lead the charge, but....
I'm preparing to put a 12x14 ft addition on the back of my 19th century schoolhouse I live in northern Michigan!
I just turned 61 years old and I want to do this addition by myself.

What a brilliant job. We are going to convert my step dad's shop into a tiny house in our back yard. He built it in 1986. He passed away 16 years ago and my Mother hasn't touched it since. It's 20ft x 14 ft. Poured concrete floor. New shingles. Electric is installed. The garage door has to go for sure. We'll figure it all out one day. I think the plumbing from our house to the shop is going to cost a bundle. Your video is the perfect example I needed to make plans. Thank you. Btw, we're in the Greater Toronto area - Rhonda

Unless I missed a video, I didn't hear you talk about bringing the water in or dealing with installing the toilet and all that entailed. I'm pretty sure you had someone else deal with all of that. Me, myself, I'd have put in either a composting or incinerating toilet. I'm sure running a sewer line from there, even to connect with the house line, wasn't cheap. I also didn't hear about what they were doing for heating. I guess a couple of rolling oil radiator heaters would work ok.
Thanks! Yeah I did not show my plumber doing his thing. Luckily the wall behind the bathroom was the utility room. The sewer drain was going into the concrete there but was pretty low. We planned for a pump up toilet to get it up if needed with the unit behind the wall. It ended up being just enough slope to use the pump up toilet as a rear discharge gravity so no unit and the sink had plenty of drop.
The hot water baseboard heat was also tied into the existing zone and shot through the bathroom and into the living area with units in both so the line sets were hidden.

You could have added a shower. Have you ever heard of a wet bathroom? Many Foreign countries have wet bathrooms where its tiled throughout and the drain is in the floor. Of course sloped.
Yeah those are common in Korea, They didnt need one down there as they werent making it a bedrioom. Although they could have added it i think it would raise alarm on resale.

I’m doing the same project, however I’m also adding a bathroom with hvac in the floor joists. What steps would you add if you were doing the same thing? I’m concerned about moisture from the vents and mould. I was thinking of putting down rigid foam insulation on the floor first before framing and using some kind of insulation around the vents/plumbing.
Hmm I wouldn’t try that if your joists are similar to the size here. A mini split might be an easier solution.
Great video! I am in NC. I noticed the difference between the treatment of the existing insulation on the right-hand long wall and the new insulation on the bathroom wall. The new was placed with the vapor barrier in with the existing insulation remaining with the vapor barrier "in" from the perspective of the house. So I am guessing the following, plus an unrelated question:
1. The bathroom wall is a true exterior wall as opposed to heated space.
2. The placement of the vapor barrier is irrelevant between two heated spaces in the same dwelling

Flooring: I live on slab construction and the garage floor is at the same level as the kitchen. What is needed, if anything, to provide insulation on the floor? I saw you built up to the existing interior floor level. That's not an option here. The house was built in the mid-90s--so I am guessing relatively energy efficient codes were in place. Say, as opposed to the 1923 two-story, full basement house I grew up in--with a coal furnace!!
Nice but I would have put the toilet next to the window it would have been a nicer finish to have the door open to the vanity view the vanity would have obscured the toilet some .
Thats would have been ideal, unfortunately renovations sometimes dictate layout when your trying to hit existing plumbing.

Hi, this looks great! I'm actually about to do something similar to this myself. I had two questions about how you framed the floor though - what was that material you poured onto it (and why use it instead of just putting the wood directly on the concrete slab?) and how did you deal with the slope of the garage to get the floor level (or is that unimportant?)
Nice! I used drylok, not concerned about the wood, more to prevent the moisture from transfering to the insulation. It really depends on how bad the slope is. There was nearly no slope on this garage but if you did you could rip down the boards a little less according with your slope.

How much was it to convert this garage into this? We just got a small 3 bedroom 2 bath home with ZERO kitchen space the fridge has no space and there is nowhere to put a kitchen table... so the best bet is to convert the small 2 car garage into a livingroom kitchen area as an extension and try to expand the current livingroom I to bigger bedrooms. This home is from the 50s where everything is just small. But couldn't pass on the 1200 mortgage for the 1 acre lot.
I hear that! This was about 30k. THat being said you could do it for significantly less if you put lots of sweat equity into it.

What would you recommend for water proofing this floor. And how do you water proof the outside.
You coukld use the drylok if your foundation is relatively dry, if you have a wet area and its not already sealed fdrom the outside you're going to need something more serious like a basement waterproofing membrane.

What is the best approach for garage slab floors that have a slope to them when framing out for leveling with the house?
I would get a 360 degree laser and put it -3/4 for your subfloor where you want it to meet, then mark every 16 inches or 24 if that's what your doing. If you do it the same direction i did you would just rip each joist at the appropriate length to meet your mark.
Your blocking between each joist just cut them all a little short, they will just be there to prevent twisting of the floor framing.

Hmm, you could look into a heavier duty concrete coating but im not a concrete guy and if you have an underlyng issue it might not be good to do.

Hmmm.... Was the garage slab already level? Or was the subfloor framing adjusted so the floor would be level? Or does the floor slope the way most garage slabs are poured to slope?
I believe I would have wanted that bathroom to have a shower stall so the conversion could also be used as a guest bedroom and not just as an office or a hobby room. An extra bedroom with an ensuite increases a home's value more than just a spare room with an attached half bath.
The walls didn’t come out very good! You can see trough the paint that the texture isn’t thick enough but everything else was fine!!
Thanks, theres actually nothing wrong with the drywall. This was actually a PVA primer, which will never cover the joints on its own. Just sealing the drywall. It will cover when it is painted but i did stop using PVA and now use Kilz2, which provides a better base.
What about plumbing?
We went with a pump up toilet but ended up just doing gravity from the rear discharge as the slope worked out because the drain was right behind the wall.
Do you have to get a permit to do just a regular bedroom without a bathroom???
Your town would probably say yes, also consider that if it’s not permitted it could possibly not be considered as finished space in a sale.

Nice! I think i sold this portion of the project for around 35k. Obviously you could do this yourself for much less.

This is not even a conversion. You basically just tore it down and rebuilt.
