    The Chicago price for a two flat that they’re giving is out of wack. Maybe some parts of the south side. But in any decent neighborhood in Chicago for a multi unit you’re going to pay 350K min and up.

      2 flats in south shore are starting 150,000 and up (of course they may need some updates starting 150k, but still a great investment)…her numbers are on point.

    I live in Memphis, TN. When I'm looking for properties, I definitely use my county land bank. You can get house for half of what they're worth or less and fix it up and flip it

    On the commercial things she said were completely bs.
    Financing for commercial are bit similar but the differences are huge I.e not FHA or VA loans and you going to be required to put 20-35% down and you’re going to have a 5-10 year term amortized over 30 years.
    Rent roll means a lot . It shows that tenants are paying rent and a pro forma is not a rent roll and can be fabricated that’s what due diligence is for and having a good agent is for.
    I deal in retail properties and I can tell she knows a little about commercial but hearing her talk I can tell she a residential agent that knows more than the average agent.

      I was listening to this and am relieved to know i was not the only one who felt this was a disrespect to the citizens of Chicago. We've lived that stereotype long enough. Let's disassociate please. I feel like as a Chicagoan she tried to veer away from that comment, then a few minutes later fell right into that trap of separating west side communities from south side communities. That aside, I'm still watching, hoping to learn.

    < I totally agree with what you are saying..I started in crypto in August 2017 ,and I bought in.I was up 5x by December only to watch that disappear quickly and then watch the original investment go down by about 85% during the ensuing 4 year bear market. I took the opportunity to accumulate more over the last 4 years which was hard to do and at the same time a smart thing to do. I wish I had bought more. I am in profit for now but I am planning on using my experience and what i have learnt from Jim Brin .have learned from you and other Youtubrs especially my mentorJim Brin. who taught me how to make trade and increase my crypto from 2btc to 13btc that no one really knows what is going to happen in the market and I know you are only saying what you think will happen based on the past. It is yours and my opinion so people should make their own investment choices based on their own research……
