We've worked on plenty of HMO conversions in the past. Some have been 3-storeys. Most have been back to brick. Many have been all-en-suite. But we've probably never worked on one so riddled with damp and other major structural faults.
But that's all in the past.
Following extensive damp proofing elements, a new roof, a new asphalt floor, and a reconfiguration of the layout, this is now a superb HMO complete with 2 loft rooms.

Being 3 storeys, this house could easily have comprised 6 bedrooms. The owner is, however, rather more savvy than to just squeeze in additional rooms.
He knows only too well that creating larger bedrooms - each with its own en-suite - is a much more sensible option. Prospective tenants will be undoubtedly be more attracted to a larger bedroom with the convenience and privacy of an en-suite.
The tenant comes first.
It's better to have fewer ultra-appealing bedrooms than more smaller rooms that no one wants to rent.
