80-90% time you can sell the property at the same value or mostly above it.
It would be a rare scenario that price will go down. So that's a risk cover that comes with real estate.
I don't agree if you buy any share of tata group it will be more secure then any estate

Was waiting till end of video to hear about rent income from real estate apart from only capital appreciation which you showed.
Also, there is always a cost of investment which is low in case of real estate (LAP is 7-8%) whereas cost of borrowong for investing in shares is may be around 14%.
Plus, return is always measured in comparision to risk to give a true picture of comparison.
If we study, the equity markets have outperform real estate market me neither any person i know have invested in real estate but the have invested in equity market and they are prety rich
@Abhishek Sir: If you don’t mind, I would just like to say something. I think people don’t want to invest more than 5 lakhs or even less in equities the reason being psychologically they are able to see and feel the volatility of the markets, while in case of RE they are in a kind of a blindfolded belief that it has a positive volatility. Do tell Sir as I want to know if the line of thought is true to some extent ?

Sir i would like to highlight few Point's.
You said market would have given dividends of 2 percent but a person owning real-estate saves amount equivalent to dividends in form of rent that otherwise he will have to pay to live in a rented place plus he can get additional rents with it if there's a scope for that.
Real-estate is one of the safest after bank fds on which a middle class have it's truts because a middle class cannot afford to lose to the level of volatility that market's bring, though with extra risks they bring extra and bigger opportunities. And we all know only 5 percent of the retailer's make handsome money in the market in long run, so people find it easy to trust on real estate with thier money also real-estate can be used as security to secure a bank loan if required.
Also in our country people have very less exposure to quality and affordable knowledge about market's , so that they can diversify their portfolio

Real is Real rest is fake. No one can bet for 30-40 years stock prices will continually increase but I m sure if you purchase a piece of land anywhere in india the price will increase.
You can buy RE with 15 to 20% downpayment. See the leverage. Plus you get tax deduction on EMI. Get or save rent. Tangible estate that you can pass on to to future generation that too without any headache. If you invest in stock market you will go mad and insane and high BP anxiety stress in stock market. Remember stock market is Bipolar. Extremely volatile. Whereas RE is passive comforting full of pride and dependable. Kaun dimag kharab karega daily monthly yearly stock market watch karne me. And most management of companies do fraud and go down the drain like byju, Adani and many. You will loose sleep in stock market investing whereas in RE aapko sukun ki jindagi dega. And that's priceless. Invest decent amount in stock market via MF but major investment do in RE. If you invest in individual stocks it will drive you crazy to monitor their fundamentals and company news. Wall Street is BS. Stay away or invest little bit. RE is peace of mind Stock market is tension headache. Go figure.

I think he considered those who bought home at that time having only single property ,so either owner will stay at this property or he will on rent somewhere else. So it is equal so no rental income.

I tried saying similar thing to my family members by doing CAGR comparisons but they still call stock market Jua and they worship GOLD & FD. Our parents/grand parents grew up in a time when FD used to outperform stock market.
Gold and FD never outperform the stock markets. The point is land and money are factors of production so business aren't going to grow slower than price of these things. The point is in India when land and gold grew at 15% the market grew at 25% check Hdfc and asian paints and hul. Now the land grows at 5 % and the stocks at 15%. That time it was easy to beat inflation by FD now only stocks can do.
@@shantanupatil4535 that depends on which part of the country you live in. Big cities Like Mumbai, Bangalore, Delhi, etc will have 7% CAGR in real estate prices over long term. That is still half of what an above average stock will provide in the same time. It would make sense to put huge chunk into bonds. If you are someone who has 10, 20, 30 crores of rupees today, you can invest 10cr in GSEC and get 70 Lakhs risk free every year. rather than putting 10-15 Lakhs and hoping they become 1-2 cr in 20 years in stock market. Point is if you don't have 10s of crores of corpus, putting huge chunk in FD doesnt make sense. Some emergency fund is ok but a lot of people think FD is the best option & wonder why they are poor.
Ya we both are essentially saying the same that stocks are better than real estate. Even if you have lots of money or less money stocks like HUL will never die. You can read "earn to learn" and understand why some companies are always to stay.
@@shantanupatil4535 My father asked me once why do you invest in stock market when it's so risky. He gave me example of Wipro's fall since 2000. Back then most people didn't know how to do fundamental analysis. WIPRO had PE of 900. End of analysis right there.

The major reason parents saying investing in real estate because you can't your property in a week even if price of ur house in very less than your buying price even your property in loss you could live into it or give on rent and stock you can buy or sell within seconds people can't see portfolio into loss of 20 to 30 %.

If you have land then you can take loan by pledging that land.
In land there is no psychology involved because it is difficult sell or buy.so they won't take panic/FOMO decisions.
In equity 7 months back everyone saying hold your portfolio.Now everyone saying not the right time we can get at bargain levels.
There is timing in market.which we shouldn't do.
In real estate there is no timing.Just buy and hold.
Only cash rich/disposal income can stay in market.because they can wait and avg every month.
Real estate/Equity both are best.Its just how you play and what your situation is.
