Only thing I would change is I would swap the position of the fridge and stove. To me, it just makes more sense to have countertop space on both sides of the stove and have the fridge next to the pantry cabinet.
Goodness gracious! What a difference it makes going 12’ wide! The fact the couch is angled and not pushed flat against the wall shows how much extra space you’ve got in this home. I could set up my sewing machine in that bedroom and sew curtains for y’all ! Everything about this home lives BIG! What a difference it makes seeing it with the appliances and furnished. Absolutely beautiful just like her namesake ♥ Oh, I appreciate the safety of two doors and fire sprinklers! As always Aces appearance zooming around the corner and coming in the house is a treat! Feel better Randy!
BTW…RJO saved ITH…but it also saved people in need of an AFFORDABLE and SAFE and DIGNIFIED home! God Bless Randy and Amanda ♥ I love this little strawberry 🍓

Beautiful on both. Perfect RJO for senior housing, veterans etc. On the Amanda so pretty, but I would move the entry door over to align under the middle upper windows it would be more semetrical and you wouldn't be opening the door to the bathroom.
I love these homes. The difference between an RV and these is the fact that these are HOMES. Sturdy, solid, well made and beautiful.
Melody really dressed the Amanda up, and she is more than ready for the festival. Good luck, enjoy yourselves and be great.

I totally agree out of all the houses this is by far my favorite. I love how they show it like someone lives there, as a single guy I would move in yesterday especially on the mountain.
How much will it run ya ? I’m thinking I want one too. It’s perfect for me . I want the off grid package . I don’t need anything bigger. I can get land here in mountains of North Carolina

Saw the 1st video of this model, my first reaction was that I didn’t like the sink in the island. Now after this video, if I was lucky enough to have an Amanda built for me I would still have the sink put under the window.
You have the option to ask them to move it

GORGEOUS!!! 😍👍I’d place the long couch on the opposite wall so that I could put a fireplace with a mantle, tv, and maybe narrow shelving on each side of the fireplace on the wall without windows. Other than that, I love it!!😘🙏❤️💖

Hearing the story about the RJO made me cry… you have worked so gosh darn hard to keep this company up and going, working so hard to make homes for people to afford a beautiful place to call home, myself included. Thank you. Thank you Randy and Amanda for never giving up when I’m sure at times you may have felt like it. For pushing through and believing in what you do and each other. I love this home! I'd raise the clothes hanging rod in the closet(s) so I can run another one below it. Double the useable closet space just that easy. Love all the natural light!

Looks great! I’d like to see in the Amanda the stove and fridge flip places. It not only visually wouldn’t break up the space but would extend counter space.
I agree, plus it would be better to have the counter right near the stove, that's how my kitchen is. I ALWAYS use the counter space next to my stove when I'm cooking.

Whatever you say, the big sinks are an eyesore where they are and should be by the window. You don’t have to keep turning your head to talk to people in the lounge area either and how often would that happen anyway. If the sinks are moved it makes for a much more pleasant eating experience imo and you have room to put dishes of food out too. Quite a few people didn’t like the sinks’ location when it was recently shown going on the comments and likes they received. Personal preference I know plus it’s the first Amanda so likely changes will be made in future to tweak it. Overall it’s nice once the bathroom ceiling is sorted and the price drops too.😊
You are correct, it is personal preference but you can request the sink anywhere you like

I would switch the fridge and the stove. The stove is really closed in for cooking. Beautiful house.

I still prefer the sink under the window. The sink is a little too big for me as well. Then the island will be bigger. And of course, close the bathroom ceiling. There would be more space if the bedroom door goes away. Beautiful!!
The door in the bed room is great if you have a fenced yard to let your Dog out at night.

Exactly what I need for my little studio/a place for my drums and for my sound proofing would fit perfectly in that little loft which is a must ive been a drummer over 40 years now. It's looking like ill be building my own home. Already got me a Dodge Hemi with a big lift so she will haul anything with ease. Thank God for my new truck, now i want to thank my heavenly father for Brian and I our future tiny house
Absolutely LOVE Melody's decorating choices, looks great. I'm still a fan of the sink under the window and leaving the island for chopping/preparing and setting out food.... I like leaving the island open... Other then that it is an incredible model.... I also really like when you don't put a window in the area behind the bed so you can have a headboard! Also, the door could be eliminated as the side windows are large enough to escape from if need be...

Love the decor. Just my preference, think I would want a longer counter over toward couch, sink under window, no island, and I would put a small 4 seat table in middle. It allows seating and can be extra work space.

The Amanda is gorgeous, the only thing I would change, is I would swap the cooker and microwave with the fridge freezer. I feel the cooker needs space either side of it rather than the side of the cupboard. Its beautiful guys 🤘
I agree , I cook and you need space to each side of the cooker. And I would change those cheap looking lights in the kitchen They are so 80s make up lights, the rest is beautiful.

As a single on and with a disability this model and floor plan is PERFECT! It is laid out for daily living. Great job ITH. Saving this for future steel panel construction.
I'm sure this could be requested. I'm disabled also and use a walker. But at one time was in a wheelchair. But even with that we need more room in the hallways and in between counter spaces.
If the panel box was higher a picture could hide it but being so low a piece of furniture could hide it. It should be easy to access it so having it at eye height makes sense.
Melody did a beautiful job decorating the Amanda. I would put the sink under the window and switch the fridge withe stove location. Also close off bathroom with glass as Randy suggested. Gorgeous home. Good job!

Switch the refrigerator with the stove and microwave so that you aren’t blocked on the left side of the stove. I would also put a glass wall to enclose the bathroom.

I have a mini home in Canada a house which is like rather like a trailer on a foundation. It is build to the specks on a house with the same boards and the very tight windows. We do use mini splits mostly for our summer heat Yes heat. I don’t use enough heat in the winter to get one. Mine is 14 by 64. I would trade it in for an Amanda. We can actually sell ours for $300,000 because of the housing market. We do not have tiny home parks or interest here. They would rather pay $1,500 for an apartment and never save to get a house

You need that bathroom open up top for air flow. Otherwise, it will be hot. We have 2 in our upstairs. It's an all open bedroom. 1400 sq ft with a bathroom with a door and another kitchen upstairs.
This is a tiny home. You have to give up some things to go small.

The Amanda plan is fabulous! We deal with disabled family members, so there are some tweaks that we'd need to do to accommodate using the kitchen & bath. Nothing dramatic.
Can the bay window be ordered as a bump-out with 90 degree sides vs the angles? It would be much easier to construct.
This would make the shelf space more useable as a lounge seat that you can rest against. Also allow a bookcase to be added to one side.

I would move the breaker box and intake vent to the opposite wall and put a hinged table that could be used as a desk/work station on the "Amanda". It's a better use of space. More cabinets or shelving could be added by the owner.

If you put the sink on the counter in the Amanda and added a lip to the front of the island you could seat people on both sides. That bedroom is huge!
You got me with your history of the birth of the RJO. I never knew. Brought tears to my eyes. Because of what you do, the full spectrum, I feel secure about my future. No matter what my financial challenges, I'll be able to afford my own home somewhere good, even if I one day have to sell everything and face the rest of my life single because the love of my life is no longer at my side. I have always put up curtains. Blinds need to be covered up. I never understood why people wouldn't cover up the blinds with pretty curtains.
But the top of the wall being open in the bathroom is great for dissipating moisture out of the bath, reduces the chances of mold, as does light through a window.

For a tiny house that size and for the price there should be a sleeping loft as well, any builder with a house that size (in fact some have 2 actual bedrooms)would have a sleeping loft( unless the owner specifically did not want it). Does anybody else agree.
No, thanks. Most of his customers are seniors who have difficulty with stairs, and prefer all the storage space on the main floor (most of which would be lost to put in stairs). I can see putting a lower ceiling on the bathroom or bedroom, to have a loft or 2 for grandkids to sleep & play in, accessible by ladders, but my preference is to keep the high ceilings and natural light, and use a Murphy bed, or Murphy bunk beds, in the living room for guests. Another option for a family is to have an elevator bed above the Master bed, or build in twin beds in that room and use a queen size sleeper sectional in the living room for the parent(s).
@@susanbeals7597 okay but I would think for a tiny house of that size even if it’s a senior citizen they would want a loft for maybe adult kids, grandchildren, guests etc.

They are so nice! I like the Amanda so well! I know I could not start out in one that costly, but I would be just as happy with the 8 by 20! It could be just the size to decorate and enjoy the coziness!
The curtains are so pretty! You can have blinds AND curtains--"regular" houses have them all the time.
I agree. I have both blinds and curtains and boy do those blinds help when the sun hits directly on the window. Plus, I can open them to just the right position so I can see out, but no one can see in during the day.
If I only had money.........
The only part that I would change is put a ceiling over the bathroom and have a loft all the way from the bedroom to the kitchen and move the loft wall to the kitchen. That’ll create more space for storage in the loft and provide more privacy for the bathroom.

Love the decorating but you need to put an electric outlet on the wall across from the bed if someone wants a tv on that wall or a dresser with a lamp
