Kris , I love you man , you helped to inspire me to get started in real estate investment. Now I look back with no regrets . However , if someone has a Roth IRA , they should keep that nest egg as it is growing and compound tax free assuming dividend reinvestment .
Personally, I would pull your money out of your Roth IRA and get it in other investments. Single digit ROI does very little for you And the opportunity cost is huge

So did they have to put up just the 40k from 401k or did the sell the triplex and put up the 40k
I think they sold the triplex and cashed out the 401k. If each down payment is about 40-50k they would need about 250k
