We had many challenges and setbacks on this house flip during a pandemic. The permitting process took way longer than usual, and the housing market is also behaving in an unexpected way.

My wife and I are newbies with 4 flips under our belt in Southeast Texas. We are growing steadily and learning much from your channel. I am coaxing my wife to start her own You Tube channel as you have an inspiration to us all.
Most ppl would want the stairs closed in. Save the fireplace but remove the wall next to it. Paint the brick. Doesn't look right having the living room furniture in the obvious dining area.
Not a fan of the glass rail, hard to find livable space in this one. Where would I set up a flat-screen and couch to relax and watch movies with the family? That glass railing lowers my options of living room set up. IMO not enough usable space for living, only for looking pretty. Plus I think you should have switched the dining table and couches staging that seemed backward to me.
I agree with you on the usable space and staging areas. I wish she kept the fireplace. It was a cool feature and you could’ve mounted a tv to it on the other side
They could of put in and electric fireplace where thr sofa is.. Thrn you can mount a TV over the fireplace.

I love how you do it, if knew you before I sold my house, I will be keeping it and maybe rented it, but will still stay there with a new extended one room one bath with receiving area and a kitchen next to it, it’s like an attached in laws by Lenner developers. The house in San Bruno right now is greater than 1.6M (compare to a lot of comps) I guess the market is bad at the time
When you did your first showing of a property like that did you bring an inspector and contractor to help you appraise the total value of renovations needed before getting home under contract ??

Can I ask what the average cost to remove a popcorn ceiling runs? and is its removal a must for a minimal cost flip?
You always paint all of the outsides the same. Would be good to vary some of the colors and adding some accent colors. But I know it probably saves you time and money to just paint it one color.
I started to try more colors and accents on my newer flips if you check out some of my newer videos ☺️
Was there any mold in the house? It would be my biggest concern. Would you ever buy a house with mold or other major problems? What is your checklist of “worth to buy” ? :) GREAT job!
No, there wasn't mold. It really depends on the deal and the budget. If there's enough margin on the deal and you budget the costs in your analysis, it will be ok. It's all about the numbers.

why every house you renovated doesn't have a refrigerator?
After you removed the fireplace you could have added a new one. Maybe that was the reason why it did not get sold quickly.
The original seller was lucky to get that much for that trash heap.

When you decorate your houses, do you sell them with the decoration?
No, I believe it's just staging (meaning it gives the potential buyers an idea of what it could look like) I'm not sure though, but I think they don't sell it with the furniture and decor.
