Congrats Tom! Real estate is usually a good investment! I own a 520 sq ft condo in Vancouver, my assessment last year was $668k LOL! Obviously it has gone up in value over the years. Our prices out here are ridonk though.

As an Australian who lived in Toronto, and miss it dearly - I was always confused with the move from Canada to USA. To me; being based in Canada but traveling to USA for work seems like the ideal balance. YMMV I know.

@@IntrigueAvenue anyone can pay for us health care. He is Canadian so he he can buy manitoba blue cross extension or find another cdn health provider. He wouldn't qualify for creator visa unless he lied on app and they missed it plus those visas are just to do work not stay forever
One expense could put that cashflow in the red for years. Especially if its on a big ticket item. Always good to remember that when renting out a place because you never know what the tenants will do. Also, make sure you're lawyer is on standby
