Tenant Drama and an Awful Sales Week at the Tiny Laundromat and Car Wash?

  • The tiny laundromat has been doing better and especially since we got the car wash up and running. We had a record week last week after cheating because I was on vacation but this week was not so great and the tenants who rent next door may be causing some issues as well!

    Do you put any clauses in the leases that vehicle repairs are not permitted on premise? Also a restriction on the number of vehicles and no unregistered vehicles. I saw a guy pulling a transmission in a old dodge caravan the other week in my town in the auto zone parking lot 😂

    I’m not a fan of bandaid fixes like a timed reset when a machine is designed to be powered at all times without issue. I suspect you have more issues with that change machine than you know because most people won’t report issues. The high bill count in the backup machine, despite one person calling to say there is an issue only seems to validate this theory. Eventually the machine is just going not work more hours of the day than it works, but you won’t find out until maybe weeks later when it dies completely.

    Could the timer be set to reboot the change machine every hour? That weekly total barely covered the gas in the Countach.

    dude you got to set more rules... no repairs, only vehicles you own, all vehicles must be registered to the tenant, insured and inspected and operational. ... not just here but at your other place too.. no repairs of other peoples vehicles .. no storage / parking of other peoples vehicles. Thats really starting to cause you headaches.

    You probably need to install a reset switch by the change machine so customers can reset it. A momentary push button normally closed (NC) switch rated for 120V or higher should work. You can purchase one online. It can be mounted to a regular outlet box using a blank coverplate with a hole drilled into it to mount the switch. Additionally, you'll need a short homemade extension cord with a plug on one end and an outlet box with a regular wall outlet in it on the other end. Run the two leads from the switch to the extension cord outlet box. One lead attaches to the black screw on the outlet and the other lead attaches to the hot wire feeding it from the cord. Every time the button is pushed it will turn the machine off and back on.

      That sounds like a very good way to get nuisance calls when customers push the button while waiting for coins to dispense.

    Maybe the low count exposed that you make most of the money on weekends at Kersey. I think a similar trend was found at Greely. It makes sense though

    I know the right bill changer is an American. What is the left one. Can it be converted to accept 20’s? I know older Americans can be. As for the reset, do a WiFi enabled remote plug. You can always check on cameras to see if somebody’s using it and just randomly reset it throughout the day to make sure it keeps working, just a thought.

    Do you put a set amount of quarters in the hopper so if there are bills in the machine you know exactly the $ amount of quarters that's missing? Do you have a camera aimed at the change machine so you can verify quarters aren't being dispensed? That way you don't get scammed by customers.

    Good that the back up change machine was being used during time other went on sleep mode. Oops the sales went down due to the change machine. Might have to find someone who can sent out a letter to them in thier own language for your tenants.

    Could you put the change machine on a smart switch? Then you could reset it remotely anytime.

    You could replace the timer/reset switch with a smart outlet like TP-Link Kasa, then you can power cycle it on demand

      @@investfourmore you know the change machine is the issue. People have left ways to fix it.{more timer resets, A button for customers to reset. I know that timer are chear way to keep it going but it need a permanent fix. Each time it goes down your totals Tank.

    bro the change machine isn't supposed to need to be reset all the time. The change machine is broken. Fix it for real not bandaid it with scheduled resets. I bet you the hopper is bad. They wear down turning those heavy quarters. So the drive belt binds up. Then the drive motor can't turn so pulls too much current. Control board sees this and shuts the whole shabang down. Have worked on a similar model. Best of luck. You could also reset the chamger every day for the rest of your life. That works too.
