      Absolutely nothing. Remove the words mid century modern out of your title. This is modern farmhouse. While you may not like vintage, that doesn’t mean you have to destroy it. If it is falling apart, that is a different story.

    Wow, I can tell you were designing for comfort and livability. Beautiful. I renovated a 1912 cottage home and it sold above asking and a cash offer. Then, I bought a 1960s Ranch (for 1/2 the actual value set by the insurance company) and am looking for things to make it my own. I am SO happy with a lot of your ideas! Thank you!

    Cabinets were actually particleboard and not real wood in a 1960s home? Wow! Great updates. Lovely home. So clean bright and cozy.

    New subscriber after just this video. I am about to move and we want to build. I LOVE your style and what you did with this house. I want a ranch with a separate area for guests. In other words, a way to separate at the end of the day without any awkward midnight running into someone getting a drink of water or looking for the bathroom. Thinking of something with an attached 2 car garage type thing and converting that into a sort of inlaw suite/guest quarters, or just building it that way from scratch. Also, your hidden door is my dream. I need a hidden door to a hidden room! LOVE the way you did that. Hopefully there is a video somewhere on how you made it look so great. Well done!

      I’m so glad you enjoyed Tara!! I’d love to have a separate space for guests. We have an RV Port at the new house that we’d like to build into a guest house one day.
      I don’t have a video of how we did our secret door but I just had my cabinet guy build it! I need to find a space in my new house for another secret door lol

    This house looks beautiful. Great job on the layout. May I ask how much you spent and how long it took? I realize cost is very relative to time and location. I am just trying to decide if I am ready to take on a full reno.

      We spent around 70-80k but it was before prices went up. We did gain a large amount of equity because we bought the home for a good price. There’s a lot of factors to consider like you said.😊

    Can you sit hot food on quarts? I’ve had granite for 15 years and it has been so durable! Just curious since we are building again. Love your channel!!💗

      I've put hot pans on my quartz, split wine and so much coffee, accidentally got permanent marker on it once and was able to clean everything off of it very easily. I had the same counters in the bathroom and always had my straightener and curling iron on it with no marks at all. It's a really great option. In my new house, I have quartzite which is a natural stone that looks similar to marble and I'm seeing the same durability. So there are definitely some great options that are as durable as granite 😊 Hope this helps. Thanks so much for watching!

      I used a software called Smart Draw. I created them myself. The city didn't require architect plans for my permit but I did have to submit some kind of drawings.

    I dont know if this is an appropriate question for youtube or not, but im curious lol so im asking. We are looking to do a similar renovation to our 1960’s ranch with a very similar layout. Any idea what some round about numbers on cost would be for a Reno like this? DIY vs Contractor? Any info would be appreciated. And we absolutely love how your Reno turned out. BEAUTIFUL! 👍🏻

      Hi Brian! I'm pretty transparent about our renovation and feel comfortable talking about cost. With that being said I'm learning as I have conversations with viewers that construction costs vary all over the country and Texas seems to be much more affordable than other areas. Also now is much more expensive than when I renovated my house in 2017. We got a construction loan for $80k which covered all of the updates we made to the home. This included removing a wall and putting a beam in, replacing all the windows, converting our garage to a master bedroom and bathroom (lots of framing and plumbing here), brand new cabinets, and adding hardwoods in the kitchen and refinishing the remainder of the floors. We also rewired the entire home to make it safe, replaced most of the pipes when the plumbers started, added all-new HVAC including ductwork, and lastly insulated the house. Basically, we build a new home within this home. We also self-contracted to save money. I got a quote from a contractor for $130k for this and the finish out did not include the full garage conversion. I actually don't recommend not using a contractor on this volume of work, but I did. I used licensed professionals for electrical, plumbing, and HVAC. All my other trades were insured. I hope this is helpful! Renovation is such a rewarding process and I learned so much. We love that home and now the new owners are loving it even more sending us all the fun projects they've taken on. Thanks for watching and your questions! Have an awesome day!

Those are the figures I was hoping to hear and considering all of the Electrical, plumbing, and HVAC work that you cant see, it seems reasonable. Thanks again for the info and the great videos!

      The wall with the sink is 20' all the way to the breakfast nook bench and the wall with the vent hood and pantry is 7.5'. I hope that's helpful 💕 Thanks for watching!

We don't take design clients formally anymore but we do a series called Design Dilemma where we take a viewer's feedback and we design your space based around that and share the project on our channel. We create 3d renderings so that you can fully envision your space and we give you a shopping list to take it on! We charge a small fee for our time which covers the rendering.     Cannot believe what you did with this home... It doesn't look like the same house! Just curious, this is a 1960's home. Did you have asbestos testing done? I'm only asking because I am in the process of buying a home from the same era and somewhat worried about it. Thanks!

      Hi Andrew! Super kind of you to say. Yes this home was built in 1962. The previous owner did asbestos testing and they found none. We did however find mold during demo. Since everything was coming we didn’t worry too much about it! Old houses are fun!

    Youade a MCM ranch into a 'modern farmhouse." Why? Why not embrace the midcentury lines and go with that? Buy a farmhouse if you want Josnna Gaines.

      Hey! Well I didn't buy a farmhouse because at the time this home was what I could afford so I embraced the midcentury feel while mixing another style I loved. That's what's great about design is you don't have to feel stuck but can get creative mixing styles and embracing the character of the home. I do currently live on land with chickens but this home is also a ranch home but built in the 80s.

    Why, oh why do people paint brick?? That is the worst thing to do. Brick is about as maintenance free as you can get, painting it just took that aspect away. Caramba.

      Have you seen some mid century brick homes?? Mine was so hideous it was either paying $15k to have it replaced with stone veneer or repainting. Painting it was and it looks great. Plus a lot of newer paints allow for breathability so you don’t have to worry as much about chipping as you did in the old days. Plus it only took me a weekend to do two coats… Worst case scenario, if it inexplicably starts going bad in five years, I can always repaint.

      @@eagl3ye Painting brick that is in disrepair, damaged or a last resort is one thing, but painting just to follow these TV home renovation idiots, is wrong. Brick has more character than paint does, especially on mid century that was purpose built with brick.
      This trend of painting brick is a result of these TV show morons ripping all of the characteristics of a mid century out in the name of updating and modernization.
