      How come him can do that.
      I really would like to know.
      I have equity $300000 and another house is $150000 .
      Also my 2 house only $320000 left still hard to borrow money from banks.

    I completely understand the point about making investing education more common in schools and what not, but also consider that markets are zero sum (i.e a competition). With more information freely available, the standard of education required to outperform and do well in the market will increase as well. So the amount of gains that can be extracted from the market would be reduced significantly. And there will always have to be people who lose money.

    24:47: Flipping heck. Buy when others are fearful?
    Perth cheapies are getting 30 to 40 offers on the opening weekend. Usually 10 plus been interstate offers. At least half have NO conditions at all!
    If anyone's actually been to an open in Perth (I have), you will see 8 to 10 buyers agents doing video walk-through's of the property.
    In many cases, you WONT get a park in the street.
    And the agents WILL NOT give you a followup call later on in the day. They simply don't need to.
    That's not exactly my definition of fear!

    You mentioned many details about the properties, but you didn't mention their rent per week. Why?

      Here’s how to calculate gross rental yield:
      Sum up your total annual rent that you would charge a tenant
      Divide your annual rent by the value of the property
      Multiply that figure by 100 to get the percentage of your gross rental yield

He mentioned he is out of pocket $20K/year - with 90% LVR & other expenses (council rate, mgmt fees, insurance etc) costing him approx. $7-8K/year/property, so, for 5 properties he should be 35-40K=(7K * 5) out of pocket in total. I am interested to know your thoughts.

    Property is just a vehicle for enrichment in Australia. Negative gearing and similar legislation have fostered this process. No need to sugar coat it.
    Equity increases are only on paper and eventually there will be corrections. Since COVID and the accompanying spending, property prices have risen tremendously and people have short memory. It wasn’t always the case, and everyone acting like the last 4 years are the norm. I doubt that is the case.
    Always recency bias involved.

      Residential property has grown on average 11.3% per annum since 1920 in Australia.

      why start from 1920?
      The average rate between 2000 and 2020 was about 6%.
      what was the rate between 2008 to 2012 during the period of the global financial crisis?.
      Covid and excess money supply has put the property markets in overdrive. Investors always im recency bias mode. Eventually, the corrections with come.
